Worst Rental Ever If i could give one star I would. My flat was trashed by floodings and maintance men. Refusal over months to sort it because they didnt want to get a plumber in. Still expectation to offer full rent despite 2 months of soaking wet floor. Took my deposit despite gross conditions because of wear and tear left by builders. Disgustung

WARNING ‼️ DO NOT SENT THEM THE HOLDING DEPOSIT IS A SCAM.This company is just taking your holding deposit and then ghost you! I have found about their apartments in Newcastle. I was in a hurry so I sent them the holding deposit. They responded to me once a week and they do not even have a goddamn phone number that you can contact them with! My move was supposed to be on the 12th of September as we agreed but they never sent me any contract to sign. So they just ghosted me and took my holding deposit!

would not recommend The exchange. nothing but problems with my room and some of the staff have terrible attitude. The way I have been treated by three staff members in particular is shocking and how this company allow this I don’t know. Kris on concierge is great, he is always willing to help and goes above and beyond. I found mould growing under my bed on 11/10/22. I was told my shower would be fixed within 5 days, this never happened. I found alternative accommodation for a week. Head of maintenance told me on the 18/10/22, he would come and look at the mould. There was no rush for the mould to be rectified in a timely manner despite me being in alternative accommodation. It wasn’t resolved in a timely manner. Damp testing carried out on 01/12/22 & 08/12/22 with results that reached 30%, 37% & 40% which was not acceptable.The head of maintenance on 15/12/22 said an industrial dehumidifier would be put in my room while I was away for the Xmas & he never. We had little supply of hot water from mid November. I asked the head of Maintenance why the dehumidifier wasn’t not in my room while I was away over Xmas period. The head of maintenance replied on 03/01/23 where he lied saying that the dehumidifier was in my room while I was away. He provided picture evidence on 04/01/23 of the dehumidifier in my room. He used a picture from 17/12/22 of the dehumidifier in my room, I have seen physical evidence of the date of the picture he emailed. Still had little supply of hot water in winter. On 05/01/23, my contract for next year in a different room was cancelled. The previous property manager insisted she didn’t know about this. Later that day she puts an an eviction notice through my post box for when my contact ends. She had no idea about my new contract being cancelled. It was strange how I had emailed the head of maintenance the night before not happy as I knew he had lied to me. The head of maintenance insisted he didn’t cancel my contract. If you are brave enough to cancel a 18 year old girl contract for next semester, at least be brave enough to own up to it. I sent emails to the director of lettings, eventually she replied and I’m still waiting for her answer to a face to face meeting. The mould issue took 4 months to be rectified and then I found mould again on 11/01/23. The head of maintenance said he would look at it, he never. A cleaner and property manager used solution he dropped off to be wipe it down. I’m disgusted with the way I have been treated by this company, my dad emailed the director of lettings and previous property manager on 13/01/23. Funnily enough, he got a reply. I am still to this date (14/09/23) still waiting for a reply of her. Director of lettings ignoring one of their tenants is not professional at all. I spoke with the property manager a few times about wanting to resolve this issue. I was told that they think I would be happier somewhere else and there is nothing they can do to help. Aren’t property managers meant to be your first line of help? Much help she was. We were told to not shower during peak times by the head of maintenance.Every time I seen the property manger in reception, she wouldn’t smile or say hello. It was not a pleasant experience for me. They say it’s so hard to evict people even when a girl is being bullied and harassed by her flat mates & they didn’t do anything because it’s “hard”. Clearly not that hard as I’ve been given an eviction notice for complaining. November 2022 to March 2023, the exchange had little or no hot water. They knew about this from November but didn’t act on it to all tenants returned after Christmas and was complaining. The exchange employed several security. One of them which was really inappropriate and weird. They don’t do thorough background checks. They will charge you for everything they can, something as little as marks on the mattress protector given at the start of the tenancy. The building lost the supply of hot water again on 15/08/23 due to work on the boiler. No emails to warn us that this could happen, then they cut the supply of hot water from 9am - 5pm. No warning even though they was still tenants living in the accommodation. More work was carried out resulting in no hot water, no warning even though the building was still occupied by tenants. The exchange made my first year living out very stressful and uncomfortable. We were promised things to us on move in date that we didn’t have such as the gym & Wi-Fi. The washing machine & lifts were always breaking. The day before moving out, a painter & his kid was in my flat all day, no warning. As a girl living alone, I didn’t appreciate this. Had to ask the manager twice for him to leave. Moved out on 23/08/23 & waited 21 days for my deposit. I only got it back because I went through dps. I’d look elsewhere for accommodation to avoid mould, hot water supply issues, rude staff.
My daughter rented a room on The Exchange throughout the year she had many issues with hot water wifi,leaks and she complained yet nothing was done to rectify ot and after leaving they find minor issues like dust particles,mark on wall and deduct half the deposit without any proof,i will be taking this matter up legally as what there doing is clearly illegal.
I wish there was a way in which I could give less than a star. If you appreciate your money, time and mental health do not–under any circumstance–get in touch with urban evolution. My partner and I have been trying to rent a studio in Wholestone Square since the second week of July when we started exchanging emails with agent Torren Hevingham, whose lack of empathy and humanity should be highlighted. We provided them with immediate replies when Torren would reply every three days if we were lucky. We managed to pass the referencing with The RightMove and we secured our studio by paying for this fee. Torren would be promising she would send our contract on the following day: this never happened. At first she told us that we could start living in the studio on the 20th of August. Then, two days before, she told us that we had to move in on the 24th August –of course she left us homeless and having to find a temporal place in the meantime– on 23th of August she promised us she would give us the keys of the studio on Friday 25th. This never happened. She left us all weekend and bank holiday without a place to stay. Today, it is the 30th of August and we have not received a reply on her part not on the part of urbanevolution's instagram, where I was left on read. It is safe to say at this point that this company is a scam. My partner went three times to their headquarters: no one was there. We tried to find a phone number (even asked the right move for this), there is no phone number. The level of anxiety and uncertainty this company has caused will never be compensated, not to mention the playing around and their Machiavellian scheme to rip off not only me but loads of people who are speaking against them on their instagram. There is nothing I can do other than write this review in case it helps more people and I prevent them from doing business with this ghost, inhumane and absolute joke of a company.
My brother vacated his Queensland place accomodation in Liverpool on the 10th of July and requested for the deposit on DPS website on the 24th of July. Ever since the status has been awaiting landlords response. This company has not been replying emails and we have not gotten the deposit. He has left the accomodation for over a month and requested deposit for almost a month to no avail. I believe it is very unprofessional and terrible to refuse to release the deposit with no proper explanation. All we get is silence and lies! We need the deposit back! !

The lift in Norfolk House was broken for 3 months when I moved in, it's broken several times since then and as a resident on the top (8th) floor that means I am climbing 16 flights of stairs several times every day. The company don't seem to have any concern for anyone that may struggle to use this amount of stairs due to health issues etc. Another issue is that the water pressure can be terrible, on several occasions the shower has just completely stopped running while I am in the middle of using it....not ideal at any time but especially when you've climbed several flights of stairs at the end of the day. For the amount of rent everyone is paying to this company there shouldn't be this many delays in fixing the issues. All the 5* star reviews are of the cleaners too who have actually been going around asking tenants to leave good reviews for them on here...hmm...

I live at the Artesian, and I cannot be any happier with the services that they provide, nice social room, great gym, awesome cinema room and handy laundry ammenities, ontop of that the staff are a delight aswell, Alison and Mia the cleaners are always pleasant and hard working to keep the place clean and tidy
