My son vacated one of their flats over two months ago. Despite many emails and calls, they don’t answer, we have received none of his deposit back and no communication regarding this. I will be seeking legal advice. Avoid.

Urban Evolution is the management company of a property I recently bought. And I am quite disappointed because, despite providing them with all the documents they have requested. I still have not received any rent since January 2024, when the purchase was completed and we are now in April 2024. It is impossible to get anyone on the phone either. They just fob you off.
Mia is helpful and friendly, addressing issues with ease and making interactions pleasant. Her approach to providing assistance is both practical and thoughtful, enhancing the overall experience.

In 10 years of renting, this has been my worst experience. Don’t expect to get any maintenance done during your tenancy. They never respond to emails and only have a one-way phone line so you can’t contact them. Avoid at all costs.
Great agency! Respond really fast if we ever have any issues, even the smaller ones where most places ignore or delay. Couldn’t recommend Urban Evolution highly enough!
Worstest agency ever! So if you want to get yourself in a mess with chasing these guys and having no response for weeks, this agency is the right one to get you your next home. 1. We moved into an apartment with broken cupboards and these have still not fully been repaired despite chasing the agency one million times. 2. We were promised two keys as the two of us have moved into a 2-bed apartment but were provided only one key. This has been unresolved despite chasing them for the last 8 weeks. 3. We had requested for a revised contract (some clause missing and move in date incorrect), this has still not been addressed fully despite chasing them for the last 8 weeks. 4. Funny thing- when we emailed to request for bank details as we wanted to pay the rent, they instantly responded. 5. When we advised them we would be reporting them for not assisting, they instantly responded. However, despite all the responses, nothing has been resolved yet and they do not have a telephone line (smart way of cheating customers) so you can only email and probably wait for weeks to receive a response. BUT- nothing will ever be resolved if you reaching out to raise a complaint. I have informed the Indian Society and a few other societies at Sheffield Hallam to advise new students to never go via Urban Evolution/Reeds Rains. They know how to cheat well!

If I could give zero I would! This is sold as luxury accommodation to students in the city. No power, water for over 24 hours twice this week. Prior to that maintenance entering the flat without prior notification to turn off the hot water taps so they can try and get hot water for a shower. Keys not provided for individual rooms and the front door and rude dismissive staff at Urban Evolution making demands for rent when the above is happening!! No compensation for lost food or potentially having to book into a hotel ….avoid this accommodation ********** this company are now trying to claim this is a false review!! If it’s false don’t expect a rent payment next quarter from my daughter??
I’d give them ZERO stars. My granddaughter lives at one of the properties they manage, The Exchange. Awful experience as a 2nd yr uni student. She’s had problems galore, but the worst thing is you can’t contact anybody. Email addresses and phone numbers on the website are incorrect. She’s had no hot water for showers since beginning of December, all the washing machines were out of action for weeks and she’s had floods in the flat. Last night at midnight she had to leave the accommodation as there was an electrical fault, which resulted in no heating, lighting and water. I have been all day trying to ascertain what is happening, but can’t contact anyone. All she has received are messages saying they are dealing with the matter. She obviously can’t stay there, but no advice re alternative emergency accommodation or even how she can cook meals. She’s so stressed she’s talking about coming home (200 miles away). Urban Evolution couldn’t care whether she sleeps on the street. Just there to make money. Incompetent and uncaring. STAY WELL AWAY FROM THIS COMPANY. I AM VERY ANGRY
Should be 0 stars. My sister has had nothing but problems since she moved in to Liverpool The Exchange, to which nobody every responds. To top it off, shes has gone back after christmas to NO WATER OR ELECTRICITY!!!!! Even the emergency fire lights are not working (which is ILLEGAL) and nobody seems to care! In these freezing temperatures and snow, they were told to ‘wrap up warm’!!!! DO NOT STAY HERE, OR AT ANY PROPERTIES OWNED BY THIS COMPANY!!!
Not happy to provide you with running water or working electricity throughout your tenancy as this is an inconvenience to them, but happy to go out there way at the end of tenancy to create fake invoices from a dissolved company for cleaning services to scam as much of your deposit as they can possibly take. Also impossible to contact as they know what they’re doing is dodgy.

Used to live here, money grabbers, tried to claim all my deposit when there was nothing wrong, got it back through the tribunal, building management sucks, wifi it crap, rude customer service, took them 2 months to replace a broken shelf in my fridge which was there when I moved in and 3 weeks to fix my hob, also broke before moving in, Concierge are rude.
Customer service team (specifically Abby Jones) we’re very helpful and patient with me not be able to pay rent on time due to complications with my student loan.

Wonderful place to stay, highly recommended. Its quiet safe and the rooms are clean and well maintained. The best thing is the facilities of gym,gaming area and conference rooms etc for the tenants which make the stay more enjoyable.
