Newton = Electric Bill Highwaymen
I shall start my adding that Lana in Aberdeen is very good and has responded quickly to any queries that I may have. I have no issue at all with her services.
My issue though is with the electric bills for communal areas.
I have a flat in Chapel Street, Aberdeen now factored by Newton. Previously 20.5p/kWh and 34.6p/day when with Atholl's but changed to 34.2p/kWh and £2.06/day with Newton. There was a debacle around non-payment of bills which another reviewer has commented on and this has been, apparently, sorted out.
Newton carried out a review to sort out the billing and secure a rate going forward. They have now set-up a tariff with their broker of 24.43p/kWh and £2.06/day. This is extremely disconcerting given my flat in a similar development in Ferryhill (also through a factor and also a commercial tariff) is 23.7p/kWh and £1.17/day.
After many emails requiring clarification, I today received a response telling me that it's a commercial tariff (so is Ferryhill), it's easier for them to manage (I should hope so at ~£1 more than Ferryhill) and that it is a 100% green supply (absolute waffle, I'm an electrical engineer) but absolutely no justification as to why the tariff is so expensive other than aforementioned soft-centred points. Whilst they did say that Newton didn't receive commission, they could not provide any details on their broker's fees, which I suspect to be hefty.
I firmly believe that as a development's factors, Newton should be carefully selecting suppliers and able to provide some evidence of cost-benefit.
NPM took over our property factoring facilities when our long term factor Morison Walker decided to close. We had no choice in their appointment. They were terrible from the start, complete lack of communication, retrospectively applying T&C's (like leaving fees). It took me 4nr formal emails to clarify my final Bill which was confirmed to me 4 months prior. Steer clear of using this company. I thought we could not have had a worse factor than our previous factor until NPM were thrust upon us. Thankfully we have finally terminated there appointment.

In particular, as a new user of Newton Property, the service from Lauren Haggarty was both personable and professional. She was patient, as I mumbled on with about my query,concerning the malfunctioning of the door entry system to the building. She raised a job spec for it and replied
to me within an hour, providing the

Newton have recently taken over the factoring on our block of flats and car park. The focal point for the Aberdeen office and our flats is Lana. I have found Lana very helpful in dealing with matters and particularly, communicating to keep us informed of matters.
Lana has always answered my emails promptly and by the response I receive, it shows that she clearly understands any problems or requests that I bring forward and deals with them very well.
Firstly i would suggest anyone considering a property managed by newton look at the google reviews.
Newton have become tyrannical in management of a simple issue to my home.
September 2023 i arrived home in a storm to water pouring into the shared close, is was simply ignored for 3 months about this, as was at least one of my neighbours. An attempt to repair was made in early 2024 however this was only effective on one side and the leak worsened on the other. The leak went on for a total of 18 months with constant stalling and argumentive, patronising and gaslighting discussion from staff. They conveniently ignore 2 emails when i explained i withheld fund to protest, then demanded a full years fees within seven days with several options including organising a DD. within that seven days four were lost to posting of the letter, i paid £500 within three days ( the delay was due to an issue with their portal) and i made attempts to arrange a DD. despite this they ignored the emails for 6 further days and in the meantime contacted collections as just under £2k was not paid in full.
You will be up against a large weighted bully, when all you want is a comfortable home. for 18 months i had water pouring into a bedroom making it unusable and ruining belonging, causing more and more frustration. I have recently been diagnosed with moderate anxiety and PTSD. The new direct debit amount suggested is £170. They have caused significant damage to my home, had this been dealt with swiftly my home would never have been damaged only the common area. There is zero accountability despite significant evidence and repeated deflections from attempts to escalate my complaint which i have been trying to make since september 2024. i have been spoken to like a child by the PM Charlotte who repeatedly escalated conversations to where my emotions broke. When all she had to do is not speak to me like she was a teacher telling off a child. Sam stewart the previous property manager, was cheeky and snappy on the phone and in emails as well as just completely silent in replies especially in the beginning.
in my development -dennistoun Village- there are so many households experiencing similar issues. One couple had over a year with an open hole in their flat, there is a whole block 6 floors and maybe 3-4 flats per floor, which have ongoing issues since the roof flew away in the bad storm in January.
They will also play fast and loose with carrying out works they decide are worth while such as in the wake of a cost of living crisis and the development being placed in a lower income area, jet washing the pathways in the development too priority without consulting owners.
My story is not novel, this is similar across many developments, as evidenced by other reviews.
I worked really hard to buy my home and Newton have turned it into the worst experience if my life, damaging my home, belongings ( most significant a cheat of drawers and bed) and my health.

Messaged Jamie Lee mckelvie. Last week about window cleaning issues. The company person phoned about half an hour later to apologise and came back straight away 👍👍. Messaged today Monday to ask for help as the lift lights had completely stopped working so it was very dark in the lift. This was allegedly reported 3 weeks ago ??
