We have used Setfords on a number of occasions for selling properties. Anna Nuttall and the team made the whole process very easy. We were updated frequently and any queries we had were swiftly answered. Just a very easy and pleasant process overall.
Karen was excellent! She was super responsive and helped with any questions we had as first time buyers. The whole experience was so smooth and speedy, would highly recommend Karen and Setfords!
Been professional throughout and completely transparent. Also, the response times to reply to emails is excellent.
Was initially disappointed that the whole starter pack needed to be printed out, signed and posted back. I did everything in 2 hours, and posted a file an inch thick the same day. Paid £1000 just to open the file. Rang at the end of the following day to check they had received it OK, but it turns out she doesn't work Thursdays. Never received any confirmation of receipt of all of the documents. Rang to check in a week later, turns out she didn't work Tuesday either. Was told that my case was being dropped and they cannot divulge the reasons why. I wonder how long they would have left it if I didn't call up. Still I have no correspondence to say they will no longer act for me. Disappointed that there was no online portal, no acknowledgements or updates and absolutely devastated that I have lost another week and wasted my time with a conveyancer who can't take the job on. I have been told my deposit will be refunded minus their ID check fees, but it's not clear how much I have lost and right now I'm still out of pocket.

It is now 13 days since completion of sale of property and we are still awaiting transfer of funds. One admin error after another with very little communication. Do not use. This should have been a simple transaction by a first time buyer with no chain. It has taken 7 months.

We were recommended Setfords by my boss at work and it was a lovely experience. We worked with Kate, who was highly professional and extremely pleasant throughout. She was great at talking us through the steps, fought out corner when needed, without ever losing her patience, and made herself available when necessary, even outside of her working hours. A stressful time made way easier. We would recommend highly and use again when and if we move again.

We used Setfords and Carole Fox for the purchase of our first house after reviewing lots and lots of different conveyancers/solicitors and I'm SO glad we did. We went from offer accepted to completion in just under 2 months, and Carole's help was a big factor in that. She couldn't have been more responsive to my many nervous FTB questions and was incredibly helpful every step of the way, explaining what was going on throughout a scary and new process. We also had a low deposit mortgage and the exchange deposit was negotiated and sorted to account for this with no problems. No detail was spared - Carole was so on it that she even received and let us know about our mortgage offer before the bank had told us directly. I couldn't recommend Setfords and Carole enough for anyone looking to buy or sell a property and cannot fault them at all. I am so happy our research paid off and we avoided the many horror stories of poor communication and drawn out purchases. Thank you Setfords, thank you Carole!!

Fast and clear instructions, dealings and advice from Setfords. Used them in November 2024 to sell my house and May 2025 to buy my new one. You often hear of Solicitors dragging their heels - not in Setfords case! They're on the ball. I would highly recommend Louise A Lyddiatt if you're thinking of selling and/or buying a house.
