We have used Setfords on a number of occasions for selling properties. Anna Nuttall and the team made the whole process very easy. We were updated frequently and any queries we had were swiftly answered. Just a very easy and pleasant process overall.

Was initially disappointed that the whole starter pack needed to be printed out, signed and posted back. I did everything in 2 hours, and posted a file an inch thick the same day. Paid £1000 just to open the file.
Rang at the end of the following day to check they had received it OK, but it turns out she doesn't work Thursdays. Never received any confirmation of receipt of all of the documents.
Rang to check in a week later, turns out she didn't work Tuesday either. Was told that my case was being dropped and they cannot divulge the reasons why. I wonder how long they would have left it if I didn't call up. Still I have no correspondence to say they will no longer act for me.
Disappointed that there was no online portal, no acknowledgements or updates and absolutely devastated that I have lost another week and wasted my time with a conveyancer who can't take the job on.
I have been told my deposit will be refunded minus their ID check fees, but it's not clear how much I have lost and right now I'm still out of pocket.

When things get tricky, Kristel Solaja is the conveyancing solicitor you want in your corner
Our solicitor, Kristel Solaja, guided us through a complicated process of selling a leasehold flat (Help to Buy new build) and purchasing a house in London. While the journey was more complicated than we were anticipating (largely due to Help to Buy), Kristel was a consummate professional throughout. She was always accessible, her replies were always clear, she was very quick to respond to queries and helped us think through various difficult decisions with kindness and expert insight. When it came down to a very tight deadline, Kristel pulled out all the stops to ensure that we safely completed by our deadline (important as we would have had to re-open the Help to Buy sale processes again. Broadly speaking, Setfords onboarding processes were modern and straightforward and the perfect combination of the human and the automated. I couldn't recommend Kristel more highly.

Professional individual solicitors but disorganized HQ office
Overall I would rate my experience with Setfords as medium. I did not have any major issues, however they took too long to process my purchase and kept telling me they will issue the information pack on a certain date and kept missing that date.
Communication with the team I had assigned was easy and direct, and they were always very helpful in answering any queries I have. However, the communication between their offices and head quarters seems to be quite chaotic. Their HQ are apparently responsible for filing documents and payments, and they have not performed well enough to justify the higher price you pay to appoint Setfords. After the sale was complete I kept being chased by people who were not in the original team asking me to sign more deeds which I had already signed. This happened twice because apparently the documents I signed were not filed correctly. More than a nuisance than anything else, but it took away from my time and nerves.
Moreover, the HQ missed the deadline for submitting my HMRC Stamp Duty tax form and as a result I received a letter that I need to pay a £100 penalty charge. Setfords promptly payed for it as soon as I made them aware of it. However, I received more letters from HMRC saying the payment was not received and it took me awhile to get a confirmation from Setfords that they have actually made the payment.
I think Caroline and Ray were very professional and fairly easy to reach. But overall I would say I would have expected more from Setfords considering their higher fees and previously excellent reviews. It is possible that the teams are overworked due to the change in Stamp Duty Tax this year, however it was quite frustrating at times.
I can thoroughly recommend using Setfords for conveyancing
I can thoroughly recommend using Setfords having used Gemma Brennan for our Equity Release mortgage and Carol Lovejoy Edwards for the purchase conveyancing. We had a difficult and protracted sale on a property in Scotland and without the help of these two ladies I think we would have given in. The difference between our Scottish conveyancing solicitor overseeing the sale of the Scottish property and Setfords for our purchase in England was like chalk and cheese!
We always had a response straight away from Carol and Gemma and they always stressed we could call at any time for advice and this was 100% true. Gemma was so calm and reassuring, responding as soon as possible to our queries, even though she is extremely busy travelling the length and breadth of the country for meetings, just what you need when the chips are down. Carol's delightful sense of humour would brighten up anyone's day! Carol was always there, supportive and in contact when needed throughout the process. I was wary of using a remote legal team but my fears were totally unfounded with Setfords, five stars all round and a round of applause to Gemma and Carol!
