"From Frustration to Satisfaction – Thanks to Maria & Mia"
I initially had a frustrating experience with PCS Legal. Communication was very slow, and I had to chase them weekly for updates. Despite promises of call-backs, none ever came, and their online portal was never updated, which added to the stress. I eventually raised a complaint with their client services team, but the response was disappointing—they claimed I had been contact within 72 hours, which was only true because I kept calling them myself. However, things took a turn for the better thanks to Maria Enright and Mia Raj. They were absolutely brilliant and helped push my sale through, even while dealing with a difficult solicitor on the buyer’s side. They were responsive, proactive, and kept me informed every week via email. Their professionalism and dedication made a huge difference. Because of their efforts, I’ve increased my rating from a 1 to a solid 4 stars. If PCS Legal can improve their overall communication and consistency, they have the potential to be truly excellent. I would highly recommend Maria and Mia for anyone going through a property transaction.
Lovely conveyancing experience. Donna is a star!
First of all I would like to thank Donna for always being so helpful and thorough. She fought our corner and fast tracked everything so we can finish the process in time. It has been a lengthy conveyancing process but in the end it was all worth it. Solicitors have been professional and always easy to reach by phone. My only recommendation would be to have less people dealing with one case so e-mails don’t get missed ( 2 max 3 people). Would highly recommend.

Having called at least six law firms to verify an ID1 form for Land Registry Assent transfer purposes only to be met with a negative response, I carried out further research and came across PCS Legal in Basildon. On Friday 26th April at around 4pm, I called and was put through to Leighanne Allen. What a breath of fresh air after dealing with so much negativity. She explained everything in such detail took my name and number ensuring she would call back in ten minutes. She did exactly that. An appointment was made for this morning and the matter was dealt with very efficiently and to our complete satisfaction. From my experience, I cannot rate them highly enough. Efficient, professional service. Thank you Leighanne.

Transaction sabotaged by PCS
Team Alpha in PCS legal need further guidance on how to manage shared ownership transactions. They have managed to sabotage what should have been a very simple transaction due to their complete lack of understanding on how ground rent works in these instances. Despite having it explained to them multiple times by the housing association. Their response times are extremely poor. I would avoid this team at all costs. Update: the lending fell through because you wrongly raised an issue with the lender about ground rent on a shared ownership property that does not pay ground rent. You were advised about this clearly multiple times. I am unsurprised at your lack of accountability and deflection. It is in keeping with the reputation you have. Please ensure your teams are properly educated in these matters.

You could not pay me enough to use PCS legal again
We were with the Basildon office and they were absolutely terrible. Our conveyance took a year and a half with no onward chain, our emails were not responded to, and when they were it was with a massive delay. We've had over 2000 pound in hidden costs, and the process was so much more stressful than it had to be because of this office.

Prolonged but sucessfull outcome
It was a prolonged and protracted journey to achieve my purchase of an apartment that took six months to complete due to the vendor's circumstances but the team were very helpful in liaising with the vendor's solicitors and at least one member of the team made themselves available for my many queries My phone calls to them were always answered and any queries were dealt with as quickly as possible as were my emails however although i was told that the auction house, estate agent and the conveyancing solicitor could "share" (as they were partnered) information this was not the case and had to provide the same information countless times to each party Overall i would say a satisfactory conclusion in the stressful time that always occurs when purchasing a property
