Marsh and Parsons, Tooting - a really good experience!
I recently used the Tooting Bec branch of Marsh and Parson to sell my property and cannot speak highly enough of their Director, Angelo Mulholland. Angelo and Thomas Syms were reliable and honest in their dealings with me, they are both highly experienced agents who know the wider housing market and the local market well and understand the impact of the change in one on the other.
Connor Marney, managed the on-the-ground marketing and sale of my property, an absolute star! Calm and reliable, unfailingly polite and hard working I felt really fortunate having Connor as part of my sales team. A big thank you to M&P, I have no hesitation in recommending you!
I worked with Marsh and Parsons to do a short-term lease. My agent rushed me to send over full funds (deposit and entirety of rent) immediately to secure the flat, warning me that I might not get the place otherwise, so I did. He wrote to confirm that I got the place. A month later, he said that I actually did not get the place as apparently the landlord was no longer renting it out, despite the contract and confirmation. He “generously” — that’s sarcasm — offered to refund the money. When he sent it back, it was short $1k. He refused to do anything else about it. Not only did he fail to fulfill contract obligations and screw me over that way, he also caused me financial loss for the privilege.
HORRENDOUS experience - please think twice before using this agency.
My partner and I had an awful experience purchasing a property through Marsh & Parsons and one I wouldn't wish on any future buyer. The agency made the entire process extremely stressful, caused unnecessary frustration and lied to us.
The property was advertised as 'Share of Freehold' and we proceeded with offering over the asking price to secure the property. Once accepted, we worked extremely hard to ensure there was no delay in exchanging (as neither party had a chain). However, when all the documents started to come through, it became very apparent that we were purchasing a leasehold property and not freehold.
As first time buyers, we were extremely concerned by this as we had increased our offer and stopped looking at other properties to proceed with the property. When I raised these concerns about the false advertisement of the property, I had the displeasure of speaking with branch manager John-Paul who was extremely hostile, very aggressive and shouted down the phone. In addition, our estate agent Jonathan who we had previously built a good relationship with equally became hostile and blunt. They claimed our conveyancer was a liar and our solicitors were 'banned from Marsh & Parsons' for giving false information to us. This is incomprehensible as the communication between our solicitors and the vendor's solicitors was the same message - we were purchasing a leasehold property.
Marsh & Parsons kept reiterating the same message - the management company of the flat we were purchasing was in the process of purchasing the freehold and ultimately we would have a share in the freehold via the company. However, this is ridiculous to say as this 'freehold' could take one year or one hundred years to come through. We received no information about this nor that it was progressing in the background. Marsh & Parsons took no responsibility for this and eventually altered their advertisement of the property however we received no apology nor condolence for their misselling of the flat.
There were various other incidents that happened in addition to the above - not receiving any communication from Marsh & Parsons once we exchanged, old furniture being left in the property post-completion (having been agreed by the vendors to be removed) and not being given the correct keys to open our front door on completion.
To add further insult, I sent a formal complaint detailing our experience to the Regional Sales Director two weeks ago and was told this would be investigated. The last communication I had with him was on March 23rd and I've not heard back since.
The whole experience has been terrible and we feel completely let down and missold by the agency. To put it simply, we feel like a number.
I hope this review will give an insight into Marsh & Parsons and they can learn from their huge errors. We will be taking further action in the matter whilst we await a response from the Director.
STAY AWAY AT ALL COSTS!
Professional scammers. They have reached out today casually informing us that our landlord (who lives overseas and therefore relies on their advice) requests a rental increase of 35% (!!!!) vs the rate agreed as part of our contract 9 months ago. They’re threatening us that he might serve notice despite being happy with us as tenants. The requested price is higher than a much larger flat in a better location on the same street which is listed on M&P website so they know for fact that the request is off market. STAY AWAY. THESE PEOPLE ARE CRIMINALS.
ANSWER TO THE BELOW: we have sent you a detailed email and forwarded the conversations we are having with your agent. I’d expect you to look into this fraudulent behaviour as a matter of urgency. This is literally legalised extortion!! Can’t find a better name.
UPDATE: the situation is getting close to the limits of legality. After days of back and forth when the agent went from being extremely aggressive to pretend he was on our side and it was solely at the landlord discretion that the increase in rent was completely off market, the same M&P agent is now offering us viewings of new flats after we have pushed back to a new (unacceptable) renegotiated price increase of +20% on top of what we pay. it is clear this is a scam organized in order to potentially earn new fees from both ourselves and the landlord (subject to them being able to find a tenant willing to pay the same price for a flat 40% smaller vs another property in their portfolio on the same street). TO ALL PERSPECTIVE NEW TENANTS: STAY AWAY FROM M&P!! we have invested time and money in order to make this flat our home since we had signed a 3yr contract. We could not imagine that after only 9 months we would be blackmailed to spend >20% more on our rent which is something we are def not willing to do.
If you are a tenant, run.
- Carefully check your checkin inventory report, as the partner they use is extremely casual in the checkin but super detailed in checkout. I am glad I did take pictures and asked for revise when I moved in, otherwise they are gonna to charge me for the inferior quality that the property originally is.
- They may boast that they manage the property you are going to rent. It might be another red flag as well. On average it took me 3 emails to get them response to any requests. I asked for a repair for an item upon moved in, and I only got the repair done 7 months later.
- Poor and rude communication. They tried all the way to force you signing a renewal since they could get commission. Rent is their only interest, and they only see landlord as their client as they couldn't care less for the tenant. The only way I know they want to end the contract is by receiving endless email/ phone calls and even whats app message to request viewing of the property from them.
- Abusive behaviour. They brought more than 5 parties of people in a day, and most of the notice is within 24 hours. I have whatsapp message sent to me 3pm and asking for viewing at 5pm in the same day.
- No respect to tenant. Besides constantly bringing endless people to view the property, they completely ignore some basic manner. Touching property everywhere, opening your wardrobe, cabinet and left it open, "testing" light by switching on and off and mostly left it on, also used you as free consultant asking you where is the washing machine etc as they know nothing about the property. Btw they also don't bother to wear masks and having hand sanitizer during viewing either.
- Providing you misleading information and tried to put you in a bad position. When you are in contact with them please must keep everything in written, cause they would even deny things they've written and trying to make you to pay for their failure.
- I've informed them about my moved out date while they never bother to inform me when is the checkout inventory, neither did I hear anything about deposit return. I have to chase them endlessly.

Marsh and Parson used contractors that flooded my flat rendering it unusable. When I complained they said they ‘had no responsibility for third party contractors’ so I must take it up with the contractors - that they hired ! Read all the reviews on here and avoid this company at all costs.

Marsh and Parsons are incompetent and lazy. After our terrible experience, I’d highly recommend avoiding them at all costs, unless you’re desperate then in which case, stay desperate.
We moved into our rented flat in august 2021. We were assured all checks had been carried out and the flat had been professionally cleaned.
On move in day we were disgusted to find the property had not been cleaned at all, let alone professionally cleaned like we had been promised. When I say dirty, I’m not just talking about about bit of dust, we were horrified to find the previous tenants hair covered across the carpet, a terrible smell of BO, dirt and mould on the windows (not something we had noticed when viewing the property) and stained and extremely dirty carpets which had been covered by rugs when we viewed the property. To top things off, we were lucky enough to discover two mouse skeletons on the kitchen floor, not what I had in mind for a moving in gift.
To add to our frustrations, the oven didn’t work, the wardrobe and chest of drawers collapsed upon being opened, kitchen tap was leaking and toilet seat had fallen off, not the end of the world but annoying.
We called Marsh & Parsons straight away and explained that the flat was extremely dirty. After multiple phone calls and emails, the penny finally dropped and Marsh and Parsons decided to send out a cleaner, this only took them two weeks. Nevertheless, problem solved we thought! Low and behold, the cleaner arrived and they had been told by Marsh & Parsons the property was empty and a deep clean was required. This of course was not the case as we had our stuff in boxes. The cleaner refused the job as they couldn’t conduct a deep clean. Once again, Marsh and Parsons had spread false news.
I should probably mention at this point that our landlord pays them a fee to manage the property and quite frankly, I don’t know what for, they are incapable.
We eventually settled in and we resulted in dealing with our landlord directly, who was lovely and very keen to sort everything out for us. Again, no idea why Marsh & Parsons get paid to manage the property when the landlord has done everything themselves.
Anyway, I’d like to say things got better but they didn’t. We had concerns about holes in the floorboards and wall in the living room, as well as holes in the wall in the kitchen. This was something we addressed with Marsh and Parsons when moving in but shock, nothing was done about it. In October I heard a rustling sound in the living room and I was quite certain it was a mouse. Fast forward a week later as I strolled into the kitchen to make dinner and there I see a mouse running across the kitchen worktop. We bought traps to catch them but unfortunately did not succeed. Our landlord sent out pest control who identified the holes in the wall and shared the report with Marsh & Parsons. They have now sent someone out twice to fill the holes, both times using people that have refused to fill the holes sufficiently and have instead filled the holes with steel wool with no coating. I’ve had a mouse run across my foot in the kitchen and have spotted mice run across the kitchen worktop more times than I can remember.
It’s now Jan 2022, we still have the mice and still no holes filled.
It was a week day when we received a ring at the door. Marsh and Parsons had only gone and bought us a candle. I get the feeling they felt embarrassed or perhaps guilty? It was a beautiful Marsh and Parsons branded candle, forever reminding us when we’re trying to relax in the evening that we cannot escape these cretins. I’d like to say it’s the thought that counts but in reality, I’d be much more satisfied if they just got on and did the job they’re paid to do, wishful thinking.
Oh, and how can I forget the damp and mould issue in my housemate’s bedroom. This was discovered back in October. There’s significant damp and mould under the window and across the wall. The landlord bought a dehumidifier and we’ve been waiting for 3 months for Marsh and Parsons to get someone out to deal with this issue. My housemate has asthma and works full time from home so this really is not ideal. Of course, I don’t expect Marsh and Parsons to solve this issue because they don’t solve anything or respond to emails.
At this point, I truly believe my 5 year old nephew could get the job done quicker.
Terrible flat management services. Dreadful service. Cannot be trusted to provide the service you purchase. I paid for a check in inventory report which was not fully completed and they did nothing to rectify the situation and refused to provide a refund.
As other posts say, estate agents are estate agents but my experience with Marsh and Parson has been awful. They will tell you barefaced lies to your face without even blinking an eye. They try and get you to spend money when you haven't even got a confirmed offer. When you want an update from them they go incommunicado on you - however they hunt you down like a dog when they want something from you. And lastly, they are plain rude when they don't hear want they want from you.
Brook Green Marsh and Parson office 2/10 would not go back
Spoke to a fella who was not only irritatingly negative, he was also speaking at me rather than aiding my search in finding a property. He was very patronising, rude and hard to speak to.
I'd honestly rather walk on glass than speak to the tall guy with cauliflower ears again. Out of 10, I'd rate the service 2, I guess he told me not to look for properties which is advice in itself. The man didn't even ask further questions until I had to tell him I was looking to buy, only then did he take me half seriously but I didn't care for his help by then.
Don't speak to that guy in the Brook Green office of Marsh and Parsons. At least the reception smiled at me I guess.
