Good service, excellent communication and an efficient stress free experience
Use at your own risk. Offered little help in terms of protecting my interests with my property purchase, and never responded to me when questions arose after the completion. I would report them to the law ombudsman if I thought I would get any resolution.

I am writing to express my extreme dissatisfaction and utter disappointment with the service I have received from JS Law regarding the sale of my property. I am demanding immediate action today to rectify this unacceptable situation.
The contrast between the exceptional service I received from Molly Davis during the sale of my father's property and the shocking lack of basic communication during my own sale is astounding. Molly set the bar high with consistent weekly updates—even when there was no new information to report. That level of professionalism gave me confidence and peace of mind, enough for me to return to them when selling my property.
In stark contrast, my current experience has been nothing short of disgraceful. I have received no updates whatsoever, despite being in a crucial phase of the sale. Multiple messages and emails have gone unanswered, not even acknowledged days later.
Update - I have now had multiple requests for documents already sent to them, requesting I pay for indemnity for a double glazing certificate that is sitting in their system. To today being informed for the first time in the process, they are waiting for my current mortgage redemption figure from my bank. I haven’t had a mortgage for months, I am a cash buyer. All of this smacks of delay tactics to me

What a horrible experience from start to finish! I am extremely disappointed in the way JS LAW handled the sale/purchase of our move.
I was referred to JS Law by my Estate Agent (Purple Bricks) who advised us that JS Law were really good and would get our house sale through in 7 weeks, this was not the case at all! Like I say we were told on New Years eve that JS LAW would get this through in 7 weeks, what a lie that was!
Our conveyancer, Saima was assigned to the case and initially was fine but then seemed to just disappear! It also took her 2 weeks to re-start our case after our first house dropped out. She just didn’t seem to know what she was doing at all, Purple bricks had to step in and help her. We would email and email with no reply, we left voicemails with no calls back and would ring and ring JS LAW with no answer.
We were told searches would be 3-4 weeks max and when we called to chase them after 5 weeks, we were told they still were not back!
We would be asked for information and send this back within a matter of hours and then 2 weeks later our buyers would ask if we had done this, which we had but JS LAW hadn’t even bothered to upload it to our file or send onto our buyer’s solicitors. We confirmed certain information 2/3 times, and this was never passed on either. Saima then seemed to disappear and was out of office for around 3 weeks in March when we needed her most, the only person we could get through to was Emily after many times trying.
We rang the week before exchange and were told that our case was waiting for sign off (24th March and that it would be signed off that day) by a manager, but this was still the case when we called on the Wednesday two days later! After telling them we needed to exchange on 31st March no fail. We were then told by our buyers not JS LAW that we were going to exchange March 28th and could we ring JS LAW to give consent. Again, we tried and tried to call, and it took us all day to get through, by this time it was too late, and we would have to try again on Monday 31st March (the day before deadline for the change in stamp duty on the 1st April)
At 9am on March 31st our buyers called us again to say they had given consent and everyone below them had as well and we just needed to speak to JS LAW (because god forbid, they called us, their paying customers) to give our consent to exchange.
I kid you not we called them 150 plus times that day and we got through to them once! It was that embarrassing that our buyers were even calling them, as were our buyers’ solicitors, purple bricks, our vendors solicitors, and the vendors letting agent. We tried calling the teams line, Saima’s line, Emily’s Line and every other phone number we had and nothing. This doesn’t include the emails and texts we also sent that never got replied to. This lost us precious time and our buyer’s solicitors had to request two extensions on exchange day. We finally got through about 2pm and were told by Emily she wasn’t dealing with our case anymore and a girl called Tavleen was dealing with it and would call us asap, that call never came and I’m still waiting for it. I gave consent to Emily and then got a text around 3pm saying we had exchanged, and completion was set for 31st March. Once again, we got nothing back from them regards completion after many more phone calls, texts, and emails. They shouldn’t have taken consent knowing full well we probably wouldn’t complete that day as that meant we couldn’t pull out of the sale if this did go over the time frame.
I was sat in the letting agents waiting for the keys only to be sent home at 5pm to say JS LAW had made no contact with anyone at all and that we had not completed and would now have to go home, but all our furniture was either in vans or in our new house’ garage, All our buyers possessions were in our house and we had to sleep on a mattress in our house surrounded by all our buyers things and they had to sleep elsewhere! The only call I got from them that day came at 6pm saying that we had not exchanged which was no use to me at that time of day when I was trying to figure out where to sleep that night, also trying to organise my 3-year-old and where she was going to sleep!
This is simply not an acceptable service and was just embarrassing! especially given that JS Law prides themselves to be unparalleled in their service and they are also not the cheapest solicitors and charged us a lot of money and we didn’t get the service we paid for at all.
The letting agent of our vendors said they had never seen a case like this in their 30 years of working for the company which just shows you how terrible they were.
I have made a formal complaint in regards to my case as I have paid for a service I simply did not receive. I will never use their service again.
I must at this stage express my extreme disappointment for the manner in which my matter has been handled by JS Law since inception.
I was referred to JS Law by my Estate Agent who advised that the team are fast, keep clients informed and will ensure a smooth process of purchase which has turned out to be a complete nightmare and has caused me immense stress.
If I look at the description of what JS Law professes to be as follows: "An exemplary conveyancing service based on dedication, speed, efficiency, excellent communications and professionalism. JS Law is one of the country’s largest independent property law firms with unparalleled market knowledge delivering residential conveyancing across England and Wales."
Unfortunately I am unable to say that this has been the experience which I have received thus far. My property matter has been ongoing since the beginning of January where I stressed that I required my transfer to take place before the end of March due to the fact that I was limited with time and served with a notice of eviction from my landlord.
At inception, my matter started with one conveyancer by the name of Laura Maycock who then disappeared without bothering to notify me. My matter was then reassigned to Emily White. I have been contacting the team via emails and calls on a number of occasions and all the while it has been extremely difficult to speak to Emily White and get an adequate response at one stage she had gone on annual leave and my matter was left for 2 weeks without actioning, thereby losing precious time in the enquiry process and causing unnecessary delays. The feedback I have been receiving is further responses to enquiries from the seller's solicitors are being awaited, who seemingly advised that have been responded to. It appears that the sellers solicitors are not able to get hold of Emily White to discuss the matter further to elaborate on items which do not yet appear to be to the satisfaction of the legal team. The more I have stressed that this matter should be treated with urgency the less urgent it appears that my matter is being handled. I am feeling extremely frustrated given that I am personally impacted and feel that I am just another file to be dealt with whenever they have time and am not important enough to be given priority.
I stressed on a number of occasions that I am time limited and it really appears that there is no concern for my well being and that if client's can be kicked out and reside in the streets they simply could not be bothered.
In Emily's absence, I was provided with an alternative number and spoke with another team member by the name of "Sheleen" who seemingly appeared to be irritated with the fact that I was following up on my matter, (which I am well within my rights to do). Advising me that Emily will contact me when she is next available or on another call with another client.
This is simply not an acceptable service especially given that JS Law prides themselves to be unparalleled in their service offering and furthermore are not the cheapest solicitors and also do not appear to keep to their word when providing quotations on their services.
The escalation channels are extremely unclear, emails and calls go unanswered, when I do manage to speak to Emily I am advised that they are awaiting feedback which I have been advised from the Estate agent has been responded to by the seller's solicitors. Both the sellers solicitors and Estate agent are also up in arms with inability to contact JS Law team/escalate matters to ensure that if there is anything outstanding that it is prioritised and responded to so that the matter can progress. Quite frankly I am extremely concerned that JS Law prides themselves as providing an exemplary conveyancing service with unparalleled market knowledge but do not deliver on the service that they are marketing.
As a lawyer myself, I cannot stress enough how important the treatment of our clients are and to keep clients appropriately informed and to progress the matter as fast as possible when we receive our client's instructions to do so. The reputation and business growth of the firm is made based on client satisfaction and service results and I must say that if all the client's are to receive the level of treatment and service which I have received thus far, the reputation/growth which I am certain JS Law has taken years to build, will very soon diminish, which is extremely unfortunate indeed.

Anthony has been a calm and helpful person in a fraught process.
I cannot thank Anthony enough so far to get us to the exchange process. Its been a case of pulling our buyers along but especially getting anything out of the guy we are buying off as the vendor is in the back of beyond and been fairly unresponsive. I have called and emailed Anthony, sometimes many times a day to get some of the hurdles passed. All times he has been calm and professional and just got things done!
Lailah looked after the sale of my property and was amazing at keeping me in the loop. There was nothing stress free about selling this house but it was made so much easier using someone I trust.
Honestly can’t thank Zoe enough for making the sale of our house so smooth and stress free. An absolute joy to work with, brilliant communication and was ahead of the game at all times. Highly recommend JS Law and will definitely be using them again in the future for any conveyancing needs!

Never answer their phones. Never get back in touch. Complete and utter waste of time. Do not use these! On the verge of our buyers cancelling as they've had enough!
