A lot of the fake reviews pertaining to CSM can be easily countered by the experience of the residents of Woodlands Manor apartments in Belfast. These people had CSM as their property management company. CSM turned their gas supply off for a year or more and decided to do little or nothing in getting it back up and running in a timely manner. These poor people had to go to leisure centres to have hot showers and could not even heat their apartments/homes during an icy cold winter. The cold kills, CSM did not care one jot for the welfare of these people CSM only cared about taking their money.
Terrible service ... I've been trying to resolve many issues (which our block of apartments experiencing) with them. Unfortunately the matters/issues haven't been resolved from beginning of November 2024 (now is may 2025). They very rarely respond to emails (sometimes after a month or longer) or if they respond, the answers are not to questions/issues mentioned in the emails;
CSM has been managing our buy-to-let property for nearly two years. Their tenant finding service is thorough, and they conduct comprehensive reference checks. Regular property inspections give peace of mind, and their maintenance contractors do quality work. The monthly statements make tax time much easier.
Take the 5 star reviews with a very large pinch of salt. Possibly written by friends or family. If I could give no stars I would without hesitation.
In my experience this is one of the worst service providers I have ever had the misfortune to encounter. Change of leadership but the same old wine in a brand new bottle. Under the old regime you would invariably get a reply to legitimate issues or concerns. Most likely patronising, condescending, high handed, rude, aggressive and offensive. But a reply of sorts, albeit the content was untrustworthy and of dubious integrity. Under the new ownership the legal position that you have the right to remain silent seems to me to be the policy. Management and staff do not reply to legitimate customer queries in my experience. 'Phone calls are not returned and emails go unanswered. Big,big training needs in terms of customer service. The company does not belong to a regulatory or governing body so the complaints system is internal. First Helena looks at your problem and then Lisa at stage 2, despite the fact they may have been at the root of the problem . Good luck with that. Does not fill you with confidence that they will look at the problem impartially. Nemo judex in cause sua.
Do not expect too much in the way of business openness and transparency. Is it at all possible that Disclosure was not in the curriculum back in the day?
Speaking from experience my advice would be proceed with extreme caution if you must have business dealings with CSM, and avoid if at all possible.
I recently had a rental query and had a few wee probs getting things sorted, thanks to jean with her prompt actions, she had all the paperwork done and emailed to me in no time!!!! I will be asking for jean from now on!!

We had a leak from a dormer window in our investment property. As we live overseas it was going to be a problem to fix. However thanks to the lovely Helena at CSM the problem was sorted quickly and efficiently. Also she pointed out the problem was actually a body corporate issue so the repairs ended up costing us nothing
Terrible terrible outfit. They literally make up costs to suit themselves and have no accounts to justify their costs and you get a simple response of pay or face legal action.
Their go to response seems to be “that was before we were under new management” but be under no illusions, the new management are just as greedy and money orientated as previous.
It’s only a matter of time before these management companies have to be regulated.
For anyone reading this that’s thinking of buying a property with a management company, think long and hard then walk away - not worth it.
If there were ZERO stars that would be much more appropriate. LYING ,CHEATING, DISHONEST, HOPELESS ,SHAM of a company. Under no circumstances let them anywhere near your property. You will be paying for services that NEVER happen.
When they actually do something they get a set of cowboy builders in, who don’t finish the job and CSM get their cut regardless.
Absolute SWINDLERS. Run as fast as you can!
Ive dealt with CSM as a maintenance company for over 15 years, they have recently underwent a change in management. The staff that i deal with (on a weekly basis nearly) are utterly delightful and efficient. The new portal they have created is really helping me manage the payments (and not get lost lol), and they are always so quick to get back to me when I need help! Its actually a pleasure to deal with them right now!

I despise everything about these so called management company's and Csmni is no exception.
Fee's to pay into them and more fee's to leave and thats not to mention the fee you have to pay every quarter for the privilege of them to organise someone to cut the small plot of grass in your development which is serving no one but CSMNI. 90% of the fee is " management " fee, the grass cutter gets about 10% and he is still doing well out of it.
I was sent out a demanding letter for the "leaving fee" which I had already payed, which they were going to start adding a 10% interest charge on.
I then rang requesting my rebate for over payment of fee's as I had now moved house.
They agreed that I was due a rebate but keep palming me off telling me I will get a call back. I moved out on Nov 27th and its now 22nd Feb and I'm still waiting on my rebate. I wonder will I get my 10% interest on top ?
Its about time these gangsters were regulated !
