ICE COLD

A lot of the fake reviews pertaining to CSM can be easily countered by the experience of the residents of Woodlands Manor apartments in Belfast. These people had CSM as their property management company. CSM turned their gas supply off for a year or more and decided to do little or nothing in getting it back up and running in a timely manner. These poor people had to go to leisure centres to have hot showers and could not even heat their apartments/homes during an icy cold winter. The cold kills, CSM did not care one jot for the welfare of these people CSM only cared about taking their money.

Terrible service ..

Terrible service ... I've been trying to resolve many issues (which our block of apartments experiencing) with them. Unfortunately the matters/issues haven't been resolved from beginning of November 2024 (now is may 2025). They very rarely respond to emails (sometimes after a month or longer) or if they respond, the answers are not to questions/issues mentioned in the emails;

CSM has been managing our buy-to-let…

CSM has been managing our buy-to-let property for nearly two years. Their tenant finding service is thorough, and they conduct comprehensive reference checks. Regular property inspections give peace of mind, and their maintenance contractors do quality work. The monthly statements make tax time much easier.

Horrible

Has got to be the worst company I have ever dealt with. Not responding to the correct emails, calling me by a different name and chasing for money. They constantly send emails looking money for a service they physically do not provide. They are complete liars and how the company is still standing is beyond me. They need reported, avoid these people. Unfortunately they are all ready tied into our contract when we bought our property. The service from their staff is a disgrace!

Worst in Belfast

Interesting that they succeeded in getting their google reviews removed - not sure how they managed that. I think they should change their motto to “we’re not happy until your not happy “. Avoid, avoid, avoid

If i could have left 0 stars i would…

If i could have left 0 stars i would have. Unfortunately I've had CSM come chasing me lately for an imaginary end of year balancing charges off £98 saying these are for 2018 to 2019. I run my own business and if I went back to one of my customers 2-3 years later and asked them for more money, they would laugh at me. I've always paid CSM £38.38 per quarter for the last 4 years and now they want more money for doing absolutely nothing. I've also heard that some of my neighbours have never received an invoice or Bill and have lived here 2/3 & 4 years. This is an absolute disgrace and very unjust and unfair. A terrible company to deal with, who just want to rob you off your hard earned money and give very little back in return.

Avoid at all costs

Avoid at all costs. Helena Zalewska doesn’t answer emails ignores phone calls and emails. Very poor service and only interested taking money and keeping it. I’ve only given one star because I couldn’t give zero.

Lovely staff!

Not a fan of management companies in general, but I have to hand it to the csm staff, they’re very helpful! Especially Veronica... always polite and courteous on the phone and can’t do enough to help!

Worst service I have ever came across…

Worst service I have ever came across in my life. I am being forced to pay for an awful service. Even though I pay for litter in my estate to be cleaned and I have sent photos in of the mess they have used the excuses of ‘the wind blew that there’ and ‘i find it hard to believe the litter has been there that long as it was windy’. Apparently these responses are satisfactory replies to my complaints. Just interested in collecting money and doing nothing to justify the payments. It’s theft plain and simple. Helena Zalewska was the manager I dealt with she was incredibly unhelpful and rude.

Excellent and reliable

My wife and I were represented recently by Sonia who was at all stages in the process extremely helpful and knowledgeable. A long running issue in relation to a property sale was resolved to the satisfaction of both parties within a couple of weeks thanks to the clear advice we received from CSMNI. Cannot recommend them highly enough
