These people are crooks

These people are crooks, plain and simple. Extracting ever-increasing sums money under threat of legal action, then providing literally no services in return. Constant churn in our allocated "property manager" with no handover from one to the next, promises broken, invoices never materialise, meetings never happen, emails not answered, out-of-office replies giving no indication of when they may return. I cannot understand how they are legally allowed to charge fees for "management" when no manager is in place, how is that not theft?

NEVER TRUST THIS JOKERS, Still waiting for them to refund me £42.50 for a car park key fob, always pass the buck from pilliar to post. despite having paid them back in April AVOID THEM AT ALL COST.

Absolute disgrace, DON'T use them

Absolute disgrace and I will never live in any building run by them, ever again. They are so incompetent I cannot believe they survive. Our once lovely development is overgrown, infested and overrun with flytipping/drug dealing. Crabtree rarely open emails and even after 2.5 years don't recognise me as a leaseholder. I've been literally begging them to let me pay my service charges but they just ignore. I help out with our resident's association and when going through the annual accounts/charges there are so many errors and overcharges it is unbelievable. I'm not sure if they're crooks or just completely useless. Please someone go undercover and make an exposé on them as I've no idea what they do all day - certainly isn't managing anything, they couldn't run a bath

Staff Lie!

Contacted the out of hours on 9th May as I was issued a parking ticket despite my disabled badge being clearly displayed, was told that it would be sorted, now received a debt recovery bill for £170 and have spent 1 hour on the phone but no one has answered as yet!

Thank You Ekemini Ekanem!

Crabtree and myself have previous, their customer service has been severely lacking up until now. However they appear to have made a big step in the right direction by appointing Ekemini Ekanem as senior Property Manager who went above and beyond to try to understand my legitimate concerns and resolve the issues. Ekemini responded promptly, in a professional and friendly manner providing regular updates and most importantly succesfully resolving all the issues I was having. All very much appreciated, Thank You !

Supportive Management

Since purchasing my property in 2021, I have been impressed and happy with the service provided by Juber Ali at Crabtree Management. I have faced several issues and challenges and each time Juber and his collegue Hussain Karimzadeh have been responsive and shown their support in resolving the matter.

Lina to the rescue!

When I had my issue with with my service charge, I was initially dreading calling Crabtree as the reviews are not the best. At first my fears were confirmed, I was passed from department to department and delayed by numerous '5 working days' email responses for all together around 2 weeks. It wasnt until I spoke with Lina, that my issue was resolved within 3 minutes. CRABTREE give her a raise! 5 Stars for LINA ! !!

Professional and efficient

Professional and efficient Our new property manager Ekemini has been an absolute star. Had an issue on a broken pipe, got an answer from him in less than 24h AND with a solution to fix the problem straight away. Barely 3 days after my email, problem was solved! Thanks!

Ashleigh Codd has been our Property…

Ashleigh Codd has been our Property Manager for the year 2022. During this time we have found her very helpful and she listens to the residents. Ashleigh has also taken the time to organise a meeting outside of her working hours to accommodate the residents. Overall, we are extremely happy with service that Ashleigh has provided. Great experience

Great experience, every time I call for advice, they always helped me answering my questions. The block where I live is so clean and communal gardens are always tidy. Cant complain about anything yet. Alice is always helpful. Thanks

Dreadful company avoid.

Dreadful company avoid. Crabtree property management are in charge of our non council adopted areas in our close. They effectively manage 6 waist high lights (parking bollards). In 7 years our fees have risen 274% no justifcation for their prices. They will not reply to emails and its impossible to communicate with anyone. But, they are good at sending out bills followed by threatening emails for late payments.

AVOID PROPERTIES RUN BY CRABTREE! There is no way to describe the level of incompetence they have shown constantly during 5 years of managing the development I live in. You’re highly unlikely to find a single person who has a good word to say about their lack of effort and application. They have absolutely zero pride in their work. Any positive reviews on here are almost certainly fake. Sign up with Crabtree at your own peril. You will regret it.
