These people are crooks, plain and simple. Extracting ever-increasing sums money under threat of legal action, then providing literally no services in return. Constant churn in our allocated "property manager" with no handover from one to the next, promises broken, invoices never materialise, meetings never happen, emails not answered, out-of-office replies giving no indication of when they may return. I cannot understand how they are legally allowed to charge fees for "management" when no manager is in place, how is that not theft?
NEVER TRUST THIS JOKERS, Still waiting for them to refund me £42.50 for a car park key fob, always pass the buck from pilliar to post. despite having paid them back in April

Absolute disgrace and I will never live in any building run by them, ever again. They are so incompetent I cannot believe they survive. Our once lovely development is overgrown, infested and overrun with flytipping/drug dealing. Crabtree rarely open emails and even after 2.5 years don't recognise me as a leaseholder. I've been literally begging them to let me pay my service charges but they just ignore.
I help out with our resident's association and when going through the annual accounts/charges there are so many errors and overcharges it is unbelievable. I'm not sure if they're crooks or just completely useless.
Please someone go undercover and make an exposé on them as I've no idea what they do all day - certainly isn't managing anything, they couldn't run a bath
Contacted the out of hours on 9th May as I was issued a parking ticket despite my disabled badge being clearly displayed, was told that it would be sorted, now received a debt recovery bill for £170 and have spent 1 hour on the phone but no one has answered as yet!
Could we please have Sam, Karen or Hussein managing our property? I can get no response at all from our manager NF despite phoning and emailing. She has replaced the previous manager who has left presumably fired through incompetence. I had every hope Nicola would be different but the results so far are not promising. And I only want the balancing charge explained! Crabtree seem to think that they can ask for any amount without accountability.
I typically only write reviews for exceptional customer service, but I felt compelled to share my experiences with Crabtree Property management company. For the last three years, the previous team was disorganized, uncommunicative, and didn't provide updates on schedule or duty. Attempts to contact the property manager were met with no response or follow-up.
However, in the last few months since Crabtree hired Mostafa as Property Manager, I have seen a significant improvement in the services provided. Mostafa has taken charge of managing the properties that I am an lease owner of, and his professionalism and attention to detail are outstanding. He has managed ongoing maintenance and coordination of vendors in a timely and efficient manner. Additionally, Mostafa has been great at communicating with leaseholders, providing timely notices and updates.
Mostafa has truly been a lifesaver, taking us out of a difficult period of being neglected by the previous management team, especially with the cladding/fire safety crisis we have been effected by. His efforts in coordination and management have been witnessed across the sites, and I can confidently say that he is doing an amazing job managing our property site.
Thank you, Mostafa, for your exceptional work and for going above and beyond to ensure that our property is well-maintained and managed. I highly recommend Crabtree Property management company and Mostafa to anyone who is looking for a professional and reliable property management team.
Extremely disappointed with the time it has taken for our end of year accounts to be drafted - 11 months! This is unacceptable and no apology from the accounts team when they finally sent over the accounts, they actually chased us for approval a week after sending. I would strongly recommend that you reconsider your internal accounting practices.
Karen and the team from crabtree have been treating the residents of ineerd Court extremely poorly. We have a serious rodent problem which they seem not to be interested in. Me and my wife have been in touch with them on many occasions about the ongoing infestation in which they completely ignore. We have a small child which as been seriously traumatised when it saw the size of one of the rats.

I have been living in a development in London for 4 years now, and have been through a couple of property managers with Crabtree. Most recently Karen Payne who I communicated with to raise a couple of issues, I received an update within 24 hours. She addressed my concerns and gave me confirmation that one of the issues will be looked into and resolved asap, while the other she explained to me it is an on going issue which Crabtree are aware of but is taking a little longer to resolve due to the property directors. Crabtree has actioned and resolved many issues in this development over the years but on certain issues, it’s down to the residents who I blame. If people can’t keep a place clean and tidy, or not break things.. our property managers wouldn’t always have to get involved. Thank you Karen and the team at Crabtree for your help and support. It is much appreciated.

Sam was friendly, quick to resolve multiple issues and proactively communicated updates. I have been a resident for six years and this is my most positive experience with a Crabtree yet!
Absolutely disgraceful "service" from this company. Been waiting nearly a year for 2021/2022 year end accounts so far but they have the cheek to still make demands for payment when they don't even know what they are demanding payment for.
Complaints process and procedures are useless and get you no where except right back at the beginning with no answers or help at all.
The entire company, from the top down? seem to live by a dynamic of lies, ignorance and day light robbery. They hide behind a flawed TP1 agreement and fail in all duties required, including sending a letter to the estate for a welcome meeting which they've now refused to hold and made promises of agms that never happen.
Complete incompetence and what's paramount to theft. Will need to seek legal advice about our options.
My experience started awfully. However Karen Payne managed to change is around. There is also another lady Marcia she was a great help. Both ladies Karen and Marcia were excellent.
