These people are crooks, plain and simple. Extracting ever-increasing sums money under threat of legal action, then providing literally no services in return. Constant churn in our allocated "property manager" with no handover from one to the next, promises broken, invoices never materialise, meetings never happen, emails not answered, out-of-office replies giving no indication of when they may return. I cannot understand how they are legally allowed to charge fees for "management" when no manager is in place, how is that not theft?
NEVER TRUST THIS JOKERS, Still waiting for them to refund me £42.50 for a car park key fob, always pass the buck from pilliar to post. despite having paid them back in April

Absolute disgrace and I will never live in any building run by them, ever again. They are so incompetent I cannot believe they survive. Our once lovely development is overgrown, infested and overrun with flytipping/drug dealing. Crabtree rarely open emails and even after 2.5 years don't recognise me as a leaseholder. I've been literally begging them to let me pay my service charges but they just ignore.
I help out with our resident's association and when going through the annual accounts/charges there are so many errors and overcharges it is unbelievable. I'm not sure if they're crooks or just completely useless.
Please someone go undercover and make an exposé on them as I've no idea what they do all day - certainly isn't managing anything, they couldn't run a bath
Contacted the out of hours on 9th May as I was issued a parking ticket despite my disabled badge being clearly displayed, was told that it would be sorted, now received a debt recovery bill for £170 and have spent 1 hour on the phone but no one has answered as yet!
Crabtree Property Management claims on behalf of Norwood Wharf Kingsbridge. The property manager and his line manager are unsupportive together with the director of Norwood Wharf Kingsbridge. Phillip Hudson has authorised large amounts of service charges for Crabtree Management to claim from leaseholders on anticipated figures and not exact amounts, this is very concerning. The current climate with high electricity charges are understandable, but what is very concerning, are the large amounts of money claimed prior to the pandemic and Russian Ukrainian conflict for works to be carried out such as painting, carpet replacement which have not been completed in terms of the lease till date even though all monies were taken prior to these 2 world catastrophes. The director, informed that the intercoms will be replaced by video intercoms, but actually lied and replaced it with a cheaper version. He together with the property manager are compulsive liars. Crabtree Property Management is expensive, makes high claims for service charges, office rent etc. and are not using the money for the site as it should be. Over the years, I have seen them change property managers repeatedly, make high financial demands, fail to complete work on site, choose the cheapest products on the market and do not meet time targets to complete work that has been paid for by the leaseholders. The Crabtree Property Management team do not even visit the site on a regular basis and do fire risk assessments. They are a dodgy and rip off company. They need to be fully investigated and all accounts in relation to variable service charges, all accounts and receipts. I have had a negative experience with this company for many years. They need to be closed down.
I was getting no help what's so ever with my enquiry and request for assistance from Crabtree. My emails and calls were all ignored.Until I spoke to Asli Onemli. She was very helpful and very professional. She promptly assisted me with my request and she went one extra mile in her effort.
Asli is a credit and asset for Crabtree management and I just wish other staff at Crabtree can follow Asli's professionalism.
I have had really good luck working with our rep at Crabtree. He has been responsive, helpful and such a refreshing change from chasing people. There are issues with our building, as there are with every building, but I've enjoyed working him.

Look how nearly 50% of the reviews are 1 star. Google they are 1.4. This company is awful. Please do yourself a favour and please avoid. They increase the service charge by a huge amount, 25% this year, yet barely anything gets done e.g. paying for window cleaning that doesn’t happen, no functioning intercom for 6 months, constantly battling with the accounts team when you pay your bill and they do not reflect that on the system (I must have called and emailed over 50 times to get a resolution several months later). If your building uses Crabtree, run! Remus, Crabtree and fexco are all the same company group. Avoid them all.
Adding to my previous review from April. The front entrance door remains broken. I am currently at Stage 3 of Crabtree’s 4 stage complaint process and I haven’t had any acknowledgment of my emails since 16th May. I know many other residents are in the same situation and being completely ignored by Crabtree and by our property manager who seems to have completely lost interest in our property. I will soon be escalating my complaint to Stage 4 which involves an external third party.
I wish I could give 0 stars. This company are completely irresponsible and incompetent. Emails and phone calls are ignored and issues which are reported are never dealt with. At the point where I feel unsafe in my own home as the front entrance door to my block has been broken for over 6 months, people constantly coming in and stealing packages etc with no care or response from Crabtree about this and many other issues. Unacceptable and not sure what we’re paying service charge for.
Mostafa was too helpful in providing me the required documents for my remortgage application. His prompt response enabled me with timely submission of my application.
Our property manager at Crabtree Colindale has been most helpful with a recent issue I experienced as a leaseholder relating to my parking space at the property. He responded immediately and communicated on my behalf with UKCPM who erroneously issued me with a parking ticket. I want to thank him and his team for the immediate assistance.
Worst group i have ever seen. This group is a joke. Our whole building is fighting with crabtree now to get things done correctly because they changed from remus, which was the same group. So the companies are just different names but the horrible service is the same. And no one is happy in this building with these two companies nor with this group.
