These people are crooks, plain and simple. Extracting ever-increasing sums money under threat of legal action, then providing literally no services in return. Constant churn in our allocated "property manager" with no handover from one to the next, promises broken, invoices never materialise, meetings never happen, emails not answered, out-of-office replies giving no indication of when they may return. I cannot understand how they are legally allowed to charge fees for "management" when no manager is in place, how is that not theft?
NEVER TRUST THIS JOKERS, Still waiting for them to refund me £42.50 for a car park key fob, always pass the buck from pilliar to post. despite having paid them back in April

Absolute disgrace and I will never live in any building run by them, ever again. They are so incompetent I cannot believe they survive. Our once lovely development is overgrown, infested and overrun with flytipping/drug dealing. Crabtree rarely open emails and even after 2.5 years don't recognise me as a leaseholder. I've been literally begging them to let me pay my service charges but they just ignore.
I help out with our resident's association and when going through the annual accounts/charges there are so many errors and overcharges it is unbelievable. I'm not sure if they're crooks or just completely useless.
Please someone go undercover and make an exposé on them as I've no idea what they do all day - certainly isn't managing anything, they couldn't run a bath
Contacted the out of hours on 9th May as I was issued a parking ticket despite my disabled badge being clearly displayed, was told that it would be sorted, now received a debt recovery bill for £170 and have spent 1 hour on the phone but no one has answered as yet!
Firstly, if this was reflective of my past two years here at the property, it would definitely not be a 5. I have previously engaged with people that were not helpful and empathetic to tenants needs and queries.
However, the reason I am leaving 5* today is for the AMAZING and kind service I just received from Emily (head office) and Alice Mania (Colindale branch). They were both empathetic, patient with my needs, enthusiastic and kind. It really makes such a difference to your day when people treat you kindly and just wanted to say - they have been the highlight of crabtree for me in a space of 2 years.
I hope they are treated kindly by the business because its people like this that will force people to go out their way to write a positive review, despite their previous negative experiences. Positive interactions outweigh negative interactions in no time.

I mean where do I start, just look at all the other reviews!! Seriously do your research and no matter how much you might like a property on a new build site, if Crabtree are the appointed management company, I would strongly suggest not going ahead.
I have been in my home for 5 and a half years now and the maintenance of the grounds across the estate is still non existent. It's such a shame Trust pilot doesn't allow you to upload photos.
The grass in all the communal areas is getting on for 6ft high (i'm not joking). Yet we pay close to £300 per year fees to these cowboys. Whenever we've challenged what we're actually paying for, we've been told it's admin fees as they haven't adopted the land yet. Haven't adopted the land in 5 years!!! I guess if you're getting paid either way, why bother adopting it, they would actually need to maintain it then. I believe they are closely linked (or actually the same company) as the developers that supposedly still own the land anyway, so basically both organisations are laughing at us. That's Abbey Homes in case anyone wants to know who else to avoid.
I wish this was more centrally regulated, the service is beyond appalling and everyone is conveniently in a meeting when you call up, so it's wasted effort trying to get an answer from anyone. The government needs to get a better grip on the state of the developers and maintenance company circus that is ripping off the country.
I'm not interested in a response to this, that asks me to send an email, it's empty promises and you shouldn't need to be reminded to manage your sites better. Coming across to your HQ is the only next step I see useful.
One of the worst property management companies I’ve dealt with. I would rate them 0 stars if I could. I strongly advise anyone against buying a flat that they manage. They are incompetent and useless, and their service charge is exorbitant. They consistently send wrong invoices and bill you twice or three times for things you’ve already paid. They don’t maintain the building properly, and my service charge has gone up by 30% for no apparent reason.
Absolutely disgusting treatment from this company. Contacted them on numerous occasions. Property has not been maintained for over 20 years. Roof leaked into flat damaging my living room decorating and Damaged and rotted windows which were never maintained. Ceiling in communal area damp. Electrics exposed due to damaged boxes. Dangerous. Tread on stairs worn away. Broken window boarded up. Nothing has been maintained internally for approx 20years. Apparently funds are their unused for over 20 years. Now I’ve got a court order for unpaid management fees, even though I paid regularly, they were investigating and put account on hold to get back to me and now I get a court order. Can anyone help???

Want to restore it? Set up a face to face AGM meeting at a local venue for all the residents, you already make enough money off us so funding a venue is not an issue for you, show us you truly do care.
Appalling company. We started having issues with them during the pandemic, and things have been going downhill since then. Repairs aren't done, our building hasn't been painted in 20 years, and they refuse to put us in contact with our supposed "director" who has been channeling funds into his block while leaving others to degrade. Our gardening service hasn't been paid in over two months, so now all our gardens are overgrown. Crabtree said they've paid the gardeners, but the gardening service say this simply isn't true. Repeated emails are now being ignored again. We're trying to get rid of them but without them putting us in contact with the leasehold director we cannot actually call a meeting to do this. Conflict of interest? Certainly seems so. Terrible people, I don't know how they sleep at night.

Countless emails, a year of complaints, ignorance, unprofessionally, cluelessness... is this what you're looking for in a property management company? Then look no further as Crabtree has all that covered.
They are exhausting, hide behind a computer and to be totally honest, a complete a utter sham. The company they make themselves out to be via their website is laughable... or not the same company. How they operate is totally shameful and have members of upper management that earn a living to ignore and form of contact.
If you are stuck with them already, I feel your pain. If you aren't do not touch with a barge pole.
As an update to this review for anyone reading, we have been attempting to recieve a response from this company for the best part of a year. Posting a response to say we have yet to receive communication is reflective of the poor customer care provided by this company. Left arm doesn't know what right arm is doing.

He responded rapidly to the complaint and had the leak in the hallway fixed on the same day.
He was very considerate of the young families on the floor. I myself am pregnant, and so the heavy mould in the shared flat hallway is a major health and safety concern.
He is diligent in pursuing insurance claims against EoN directly.
I am very happy with the recent service I received from this company. I raised an issue with Naina Taylor with regards to an issue with plants near my parking space yesterday evening. She managed to get the gardeners to come out an hour ago and got what I needed to get done. Thanks Naina.
