Terrible company, shocking communication

Our experience with Conveyancing Direct was a total letdown. It felt like we were completely in the dark, especially as first-time buyers, thanks to their lousy communication. Going through the complaints process, we were constantly brushed off, pretty much putting all of the blame on us for not magically understanding a process we hired them to guide us through. One of the most frustrating things was receving all of the crucial documents we needed, including the fixture and fittings form, DAYS before exchanging. Most of these documents were dated four months prior to this but apparently that's completely normal to be unaware of the details of the house you are buying until it's too late? I know solicitors are typically slow and require you to chase a lot, but when the company are failing to reply to complaints within their own 'prescribed time frame', you know something is wrong. And when they eventually did, they managed to send it to the wrong email addresses entirely - superb attention to detail. If you are purchasing through Connells and have been connected to this company, don't do it. Just Google a well-reviewed local solicitors and use them. Our sellers were also using Conveyancing Direct and we thought it would make the whole process smoother, but I don't think they were handled by the same office, let alone the same team/person. And if they were, I have absolutely no idea how they can manage it so poorly as the reason we were forced to exchange so quickly at the end of the process was due to how frustrated the seller was with them too. There's plenty more we could mention, but in short: avoid them at all costs. The endless bad reviews speak for themselves.

DO NOT USE!!!

DO NOT USE!!! OK, do not use unless you have a spare 6 months! First time buyer buying a vacant property- the easiest of sales! Offer made on house and conveyancing direct engaged in November 2024 Gemma was allocated- she doesn't respond to anything! She blamed the vendors all the way through until late April 2025 when the vendor contacted us via their agent to ask why there were no responses to every enquiry for months My father intervened and surprisingly, when Conveyancing Direct management got involved we completed in 10 days.... whilst they were still denying responsibility Find another conveyancer, they'll be better I promise!!!

Shockingly Unprofessional, and they're getting away with it!

THERE IS NO '0' WARNING- DO NOT TOUCH THIS COMPANY, DISPITE WHAT W.H.BROWN SAY! They were shambolic and unprofessional. Callum Smith my conveyancer had no intention of completing in the 3 months, which after my own investigations, could have easily been achieved. Instead, he took 8 months to complete a sale with no complications, no chain( and after numerous others had to get involved) I was a cash buyer, ready and waiting to move into the property the very day it became empty, and the day I left my house. But, I then spend another 5 months in hotel accommodation and AirB&B's, which cost me thousands of pounds (all the time the apartment lay empty) Callum appeared to have NO knowledge of Deeds of Variation, regarding a leasehold property. He hadn't even investigated the information he had been given by the sellers solicitor. At one stage he was talking about a section 8? It defied belief. He was evasive and unhelpful. Refusing to commit to any timelines, or take accountability for communications. Anything to delay. After the 7th month into the sale and the 4th month in temporary accommodation, and after liaising with the sellers myself, I complained to the directors of the company, who did nothing. After a mad rush brought about my knowledge, which I had gained from a local well known solicitor, the completion finally took place on the 20th December. The last day of business before Christmas. I then placed a formal complaint to the company again, giving a vast outline of Callum's poor business practice. The response I received equalled that he had provided an adequate service. Now I shall take matters into my own hands. Everyone needs to know about this company! it's now over a year ago this nightmare started, I want the money I was forced to spend because of their company, back! I had to relocate time after time, never knowing how long I could stay or would need to stay on one place. Wash my clothes in the bathroom basin. Carry around 40k of luggage up and own stairs, and move in pouring rain. I couldn't sleep not knowing what would happen to me. I missed opportunities that I'd waited years for, because all my belonging's were in storage. It was the most terrifying time ever in my life. Age 64 was meant to see me downsizing and moving to my new life, more relaxation and to reap the rewards of all the years of my hard work. Instead it's taken me months to recover from this experience.

Fantastic Experience- Tyler Gibson

Having sold four houses in the last six years, I can confidently say Tyler Gibson has been by far the best property lawyer we’ve worked with. The communication has been second to none—regular updates, always available to speak to, and incredibly responsive throughout the whole process. Tyler’s legal knowledge is exceptional, and we worked really well together as a team. This particular sale was an extremely difficult transaction, not helped by the fact that the buyer’s solicitor seemed to have very little understanding of the legal process. Tyler navigated the whole situation brilliantly and kept everything on track. I honestly wouldn’t use anyone else moving forward—highly recommend!

I used this company to sell my mother’s…

I used this company to sell my mother’s house. It was a difficult sell, but the lawyer dealing with me was wonderful. He kept me calm when there seemed no hope, he talked me through the process every step of the way, and handled every issue with the buyers with diplomacy and tact. I cannot recommend this company highly enough. If I ever need to sell my house this company would be my first port of call.

AVOID AT ALL COSTS!

AVOID AT ALL COSTS! The worst company I have ever had the misfortune of dealing with. Constantly having to chase for an update that was always promised to be ‘next week’ only for it to be pushed with further excuses. I did not receive a single phone call from the company to give any update or request any further information. The amount of times I would ring and they would then state that some document was not included so everything was on hold until they received it. Bearing in mind I would have not known this if I hadn’t called. It took almost 6 MONTHS to complete on a first time purchase and the property being purchased was empty. The company also grossly overcharge on any searches or works being carried out. I understand that they have to charge more than normal as this is how they make money. However, for example, when I had my invoice returned I noticed they had charged £100 for a land registration check. This costs around £8 to do on your own accord and takes roughly 30 seconds of your time.
