Having moved house several times over the past years the service provided by James has been outstanding making it all very enjoyable. James always has very active communication with you and are kept very quickly up to date on all of the process. Swithenbank were responsible for the sale of our property as well as the one we purchased. They did amazing pictures and videos which looks great and also helps in the market when you are looking for a new property. James was also very close with us all day on the move as well and with everything he delivers he makes the whole process enjoyable and easier than I have had before. Highly recommended for anyone thinking of selling or buying, you will receive an outstanding bespoke service from James and his team.

James you are simply the best! Our sale fell through on 2 previous occasions and we took our house off the market for a short period. We came across James quite by accident. We were very impressed with the way he worked (the way we wanted our previous agent to work but wouldn’t) and we elected to use James even though we were well out of his area. The marketing James arranged was excellent and following the open day an offer was accepted. James personally did the viewings and 2nd viewings. James was available throughout the whole process by phone and whatsapp – keeping us updated throughout and even did the handover on completion. We couldn’t have asked for a nicer more helpful friendly person to guide us through this stressful time which was completed less than 12 weeks from selling. Simply The Best! After 25 years out of the property market we decided on James to help us to pursue our dream of living in the Lake District. The whole process only took 12 weeks from start to finish and this was predominantly down to the drive, enthusiasm and commitment of James. We could not recommend him enough. He was always available to help and answered any questions we had (no matter how stupid) promptly and made the process as stress free as possible. There are cheaper estate agents out there BUT James is worth every penny of his fee and wouldn't hesitate to commend him to anyone looking to sell their home

We recently bought a property in Sale through Swithenbanks and the service level was exceptional. We received a letter from them in April claiming to have a buyer looking for a house on our street and we thought we wouldn't mind an agent who did the same for ourselves. We asked James (the director) to find us a place and 7 months later we have completed on our dream home - after searching for over 3 years without seeing anything suitable on the market! I can not recommend James enough. Always available to call/whatsapp anytime of day, went the extra mile not only for us but the lovely couple we bought from and on top of all that there was no fee involved with finding us the house (though he did charge the sellers a standard estate agency fee). We met the sellers multiple times and they were also extremely happy with the service they received.

Never saw an estate agent being so helpful and take care of his clients the way James had did for us. He is super star and I would say the best estate agent I have ever meet. His way of approaching clients and making them confirmable and gives multiple viewing to clarify any doubts we had . I wish would have given 100 stars for this man service . I first met James when I was in the final stages of our renovation, he came across as very self confident and knowledgeable. I had put our house on the market with an established agent which seemed ok at first, a steady stream of viewings but no buyers, things were getting nowhere and the agent only had one answer, keep reducing the price. I contacted James again and he suggested dressing the house, re-marketing and having some open days, he also sent me a link to his reviews on trust pilot. Upon reading them I thought this guy is either really good or he made these up himself. Needless to say we went with James and to cut a long story short the house is now sold. The reviews were not fake he really is as good as they say. James will be our first choice of estate agents in our future house dealings and would have no hesitation in recommending him. Although for various reasons my house was likely to be difficult to sell, James found an interested buyer within a couple of days. He was always friendly and approachable and ready to give prompt help and advice when necessary. He was also of valuable help in my own purchase. He was always prepared to go the extra mile and ensured that sale and purchase were achieved on the same day. I would definitely recommend him.

Only have positives to share with regards to the end to end experience working with James Swithenbank and the sale of our property recently. Extremely professional and communicative throughout, considerate and accommodating in all aspects from listing and promoting, setting up open days to staging the property and pushing through the sale with buyers. The service James provided has been exceptional, through some quite tricky moments in the sale process James has been calm, reassuring and he has gone above and beyond the level of service I expected. His approach to marketing (drone footage), content and open days was refreshing compared to the endless ‘viewings’ previous agents had tried, which makes such a difference. I don’t think I would have gotten through the process without his support and advice and would highly recommend James.

After wasting 3 months on the market with another agent, I instructed swithenbank estate agents and James sold my property for the price I wanted within a few weeks! I have nothing but admiration and gratitude for all the help and support James and his company have given me over the entire house buying process /journey. It is always a stressful time and he absolutely provided reassurance and support at every stage. I recommend James, he is a true professional and someone who actually Cares about both parties to enable a fabulous outcome.

After our chain collapsed just before Christmas our family were completely devastated. James had been keeping in touch us with for around 18 months before we eventually listed with the more established agency in Sale as we just felt more comfortable going that way rather than with a new agent. You do hear horror stories don’t you. Which in hindsight was unfair as he had always been extremely polite and professional every time we had spoke on the phone. James called us just before Christmas when our listing was still marked STC on rightmove (even though to sale had collapsed) just to wish us merry Christmas and best of luck in our new place. We explained the situation and he said he was very sorry. At the time we were extremely upset with our agent and were serving our notice period. James said, ‘serve the 14 days notice, solicitors have closed for Xmas already so nothing else will change between now and the start of January, maybe you will get lucky.’ Or something like that at least. I feel ashamed of myself that I just discounted what he said and near enough out the phone down on him. I have since apologised! James called me on Boxing Day, and said he might have a cash buyer. Slightly below what we had accepted but they could complete very quickly. Our notice period finished on the 29th, James drove from his wife’s family in Newcastle to conduct the viewing, the initial figure quoted was offered and 10 working days after the solicitors got back to work we had exchanged. I don’t think there are any words to describe what he has done for our family. I am still a little dazed at how he managed to do it and rescue the chain. But he did, and we wish him all the best with business moving forward. Exceptional service by a great human being. Thank you James

We have been buying and selling real estate for the past 30 years, and we have never experienced service as good as Swithenbanks. James kept us informed throughout the sale of our house in Sale and was always available via Whatsapp or by phone if there were any surprises during the conveyancing process. His process was seamless and extremely methodical, each step was carefully planned and executed to ensure we got the best price possible. We met with our buyers prior to the exchange, which I believe solidified the deal and gave both sides confidence that neither would back out. I know agents do not usually allow such meetings, but James explained why it was in our best interest to do so, and he was 100% right. The buyers also couldn't speak highly enough about the way he worked with them. They said they had done multiple viewings with multiple agents and none came close to the customer service they received with Swithenbanks.

A very professional service. It really was a pleasure to work with James, Oliver and Elliott on the sale of our home in Sale. After 26 years without selling we took our friends advice and went with the established local agent who did nothing but post some 2nd rate pictures on Rightmove and, as far as myself and my husband can tell, did nothing else. After an excruciating 16 week contract period - followed by a 14 day 'notice period'?!? We decided to give Swithenbank's a go after answering a letter James sent to us during our 16 week torture period with the previous local firm. It turns out James lives in Sale himself which put our minds at rest as we had seen his office was in Altrincham. From the very first meeting we were impressed by his straightforward approach - he is ex-military as is my husband and they got on immediately. On the day of the photographs it took almost 4 hours for James and Oliver (the homestager and photographer) to re-arrange the house for the photographs and video and they put back everything as they found it. They also permitted my husband to take the drone for a spin which he didn't stop talking about for around 3 weeks though it was nice to see him enjoying himself! 2 weeks later we had an open day. James and Elliott (A recent recruit) came early to prepare the house and after the viewings put back everything as found. They really know how to get the most out of the space and hide 26 years worth of cutter... 7 Viewings took place on the open day, only 1 buyer made an offer, which James negotiated to a level we were extremely happy with especially considering the mortgage market at the time of sale. The solicitors process, which we had heard nightmares about, went through without a problem. We took James' advice and used Flo of SASDaniels in Stockport, what a lovely girl she is. I have to thank James because I really do not know what we would have done without his non-stop positive approach. After such a bad experience, to be writing this review in our lovely new bungalow really has set myself and my husband up for a great 2023 and responding to that letter was by far our best move of 2022.
