We first met James when we viewed a house in Sale, M33. Our house wasn't quite yet on the market, but he was happy to take the viewing. We were so impressed by his professionalism and the way he dealt with us that we asked him to put our house on the market for us in Cheadle, SK8, too. The local big agents told us we were making a mistake listing with someone who didn't work in the local area. We trusted James and he did not let us down. His photography and media team were amazing, providing aerial views of the property and presenting it in a way that did it justice. We sold the property for price we were satisfied with within two weeks of listing. There were some bumps along the way, totally outside of James' control, But his communication was excellent, and he was direct in his advice. He was a constant middle person that we could approach confidently. From start to finish, and even now after the purchase and sale have been complete, James is still helping us with outstanding matters and he does so efficiently, with patience and a genuine sense of care. It has been obvious to us how hard James and his team have worked for us and we cannot fault him. We were very lucky to get him as our agent and would have no hesitation recommending him.

We had been using a mainstream agent, we had lost a sale and were worried about losing our onward purchase. James was instructed and managed to attract 2 offers within 7 days, one of which was above the advertised price. Despite a very frustrating legal process, James kept us reassured, always on hand to answer our queries and concerns. We always spoke to James, so never a chance of mis-communication or messages not being passed on. His photographer captured the essence of our old home perfectly; he matched his own artistry with modern tech to achieve fantastic results. James' fees included the pro level photography- no hidden costs. Selling your house isn't just about being on right move etc- a lot depends on the agent's ability to deal with all involved parties effectively and maintain a level of trust. James came into our lives when we viewed an apartment he was selling. We are pensioners and hadn’t moved for many years. We had had a very unhappy and stressful time with another Estate agent and after meeting James he saw us through buying another property and selling our house, with great efficiency, kindness, positivity and understanding. His great knowledge of the market helped to guide us through the process, staying in touch all the time and helping with excellent surveyors, removals and had a catalogue of services he could call on at any time. In fact everything that is stated on his website he provided and enabled us to exchange on the 31st March at the eleventh hour, which took an enormous amount of work on his part. We have been so grateful to James and his team at Swithenbanks. The entire house buying process for us was protracted and pretty stressful, but James and Lu were unbelievably reassuring, professional and calm throughout. They guided us through the process from start to finish and ultimately have led us to be living in our dream house in our dream location. Selling a house is even more stressful in these current times with loads of new legislation and guidelines! Thank goodness we were lucky enough to Find our way to James. I cannot recommend James at Swithenbank highly enough! We initially engaged Swithenbank to sell our house in Sale, and throughout the entire process he was consultative, responsive and knowledgeable. Even when we hit setbacks, he was not fazed, and always reassured us, and tried to provide a solution. He guided us through every aspect of the sale, and was always on hand to answer any question. In searching for our new home, he really took the time to understand our wants/needs and presented us with various of options, many of which were off-market, including our wonderful new home, that we simply would not have known about if it had not been for James. He is also very well-networked and was able to recommend a fantastic surveyor, removal van etc., who were all equally as impressive and professional. James needs more than 5 stars. This is the second house James has sold for me. At the first meeting James set out a timescale for photographs, drone images and open day - all of which went to plan. Attention to detail is important to James and selling houses isnt a job to him, but a passion. Property sold at open day but sadly the chain fell through before selling again. James is easy to get hold of and kept me updated throughout the whole period - even into the evening. When problems occurred, James was reassuring and supportive with his knowledge of buying/selling property. The service James offers is unique compared to agents we were viewing houses with and even bought with - sadly James had nothing in the area we wanted We would absolutely recommend James Swithenbank to

Deciding to sell my house after 29 years, the only home my children had known was hard. I had received James’s letter mail shot in 2023 and kept it in my work bag. He rang a couple of times and I invited him round reluctantly as I’d already made a decision. However, straight away James was more positive about my home which was not in the best condition due to my son’s business and gave us ideas of how to increase our chances of a sale. Two weeks later we had an open day with 28 booked viewings, all turning up. After discussions, we secured a sale higher than the asking price and James kept me involved all through the process, attending visits by the buyer for measuring etc. Matters started to go array and the day before we had wanted to complete, the buyer pulled out. I was so upset and stressed by this but James was great. This was a Thursday and by the Sunday he was hosting another open day with 15 viewings. Again, he secured a sale but there were issues and the buyer wanted some work completing after the survey which James negotiated and we finally completed our sale on 28th August. I cannot recommend James and his team, Luana, enough for all the work they did and responding to my text messages and emails at all times and over the weekend. He is always positive in his attitude and his focus is the sale, he makes you feel that you are his only customer.

Best agent we’ve ever had the pleasure of dealing with. Friendly, always available, quick to respond and actually completely honest, nothing was too much regardless of the number of queries I had even after we moved in. From our offer being accepted to move in was four weeks due in part to James and his team keeping on top of all parties included. If and when we come to selling we wouldn’t look to go with anyone else other than James.

After wasting 2 months on the market with a high street agent and getting absolutely no where not to mention the shocking customer service, we found James and honestly the process from start to finish was a breeze.
