I had to write and say that i totally agree with the review that said that Prospect wont take any action against any of their bad tenants. I have had years of upset with bad tenants put next door to me by Prospect Bracknell and they just are not interested, just say they are not responsible and cant do anything!! Well Prospect check your law an act was passed in 2014 anti social crime and behaviour act allows landlords to take action against noisy neighbours. Although i agree you are not directly responsible for the noise per se, but you as a landlord do have the power to act. Why is it that you 1/ put bad tenants continuously in your properties anyhow and then 2/ fail to ensure that the standards of their tenancy are met?? Dont tell me that the contract does not mention good behaviour because whenever i have rented in the past there have always been certain stipulations eg not making excessive noise!! SO why are you so adamant that you cant and wont sort out your problem tenants?? YOU put them there so you sort them out when they cause a problem. You do have the powers to act but you choose not to act (I guess because you want money from the rent so dont want the tenants out, or perhaps as it comes across by your reactions you just wash your hands of any moral duty!!?) . However you leave their neighbours in an untenable position having to continuously deal with your bad tenants.( Have you ever thought that if you had a zero tolerance for bad behaviour, then that reputation might help you to get good tenants because the bad ones might go elsewhere??? But if you ignore bad behaviour your reputation is that tenants will get away with it whatever they do, and never be held to account, so they will all flock to rent. Do you want continuous aggro from bad tenants and unhappy neighbours, or would you rather a better tenant who causes no problems, and happy neighbours who cause you no problems? Think about it!! )Thanks
