Let's be honest, purchasing or selling a property is rarely straightforward and always stressful. However, my recent purchase was actually quite smooth with a bit of a delay mainly due to the vendors. Rochelle was my case handler and always kept me up to date with the progress of my case with estimated dates etc. The online hub was useful and just good to see where I was in the process. I can highly recommend PCS for conveyancing.
We started the purchase of our flat in December and our solicitors only flagged the variatoon of deed issue with the lease a week before completion. This caused unnecessary stress, delays, and financial cost , all due to their lack of attention and care. No further implications - no cancellations - nothing. Both sides seller and buyer are constantly on it everyday. We had to chase them constantly, call daily, and take time off work from the anxiety this caused. There was no sense of urgency, ownership, or accountability. We pay for a service that failed us at every step. Our case is still under process with no clear timeline. We have to pay twice removal service fees and temporary accomodation. We have been assigned to inexperienced solicitor P.C who only picks up our case when we call them on the day. How on earth they havent picked up this requirement ealrier in Jan or Feb??? Insane. There is no senior management involved, even we copy them million times via email including the complaint department too. They provide generic and unclear repsonses to any kind of queries we might raise. Their (advertised) values are completely opposite in what they actualy offer. It is not my problem if they are overwhelmed - they could be honest and take immediate action do not bring the service down. THE WHOLE PROCESS IS HORRIFIC. AVOID.AVOID
Hi guys, I have tried to contact Caroline in Conveyancing for over 2 weeks through multiple routes and heard nothing. There might be an IT failure your side but afraid there is a risk to the purchase of my new home as the buyers are demanding a sale in 2 weeks, and it seems to take far longer than to get you to meaningfully progress the case. Took 3 months to send out initial enquiries. 6 months later all they had to do was respond to 2 enquiries to complete the sale. They did not respond in over 2 weeks. Sale is in jeopardy and going to fall through because of 2 enquiries. Please do better
Avoid. A straightforward sale and purchase, both sides handled by PCS, took 6 months. This was purely because of over load on PCS part. Extremely poor communication ( email unanswered) and no explanations given. Activity then unexplained lulls for 6 weeks at a time with no external legitimate reason. Thye also owe us money. If we could have backed out we would have done.

Appalling service, they do not even deserve 1 star. Severe lack of communication, it is impossible to get through to Stuart Forsdike who was meant to be my conveyancing case handler working on a time-sensitive auction purchase. I never actually got to speak to Stuart which speaks volumes of their client service. I tried all communication channels: email, telephone, even their 'innovative' technology portal which no one at the firm seems to use. If you are searching for an efficient, hassle-free conveyancing process I would stay well clear of PCS.
The most rude and unprofessional company we have ever had to deal with. It took nearly 6 months for a completely no chain transaction, resulting in thousands extra in stamp duty due to the rate increase during that time. We were told that emails had been sent to us when they clearly hadn’t, and then we were blamed for not having replied to them! A complete and utter shambles.
I have been in the process of selling a small bit of land to my neighbour for 10 months. No chain or complications just very straight forward. PCS claim they pride themselves on their service which is far from reality. Calls and emails are constantly ignored without any acknowledgment whatsoever. My elderly neighbour is very stressed and upset but neither him or myself are getting any reassurance. I understand these things can take time but the lack of communication is shocking and frankly rude. All of this coupled with a serious breach of data protection laws for which I was offered a £25 voucher is shocking and embarrassing on you.
From the very beginning, PCS Legal treated me with utter contempt. I was referred to them through Easy Move for my first-time buyer conveyancing on a new build, but there was no introduction or clear explanation of what to expect—just a complete disregard for my position as a client. Their online portal exists but only gets updated if I chase them; otherwise, I was left completely in the dark. The instruction started on 20th February, and communication was virtually nonexistent. Messages on the portal went unanswered, and when I switched to emailing, I was met with curt, dismissive responses from Luke Neale’s assistant, Holly. Calling and complaining about the lack of meaningful communication resulted in an annoyed, condescending email from Luke himself, who coldly reminded me they respond within 72 hours—clearly more interested in shutting me down than helping. Weeks passed with no progress, while my mortgage offer deadline loomed. When I finally managed a phone call with Luke, his attitude was hostile and passive-aggressive. He spoke over me repeatedly and seemed determined to assert dominance rather than provide any real assistance. As a professional who regularly interacts with solicitors and legal experts, I found Luke’s behavior shockingly unprofessional and disrespectful. To add, Luke does not even have a law degree, which makes his lack of professionalism and understanding all the more concerning. For almost three months, Luke refused to confirm or even discuss a completion timeline. It was only after persistent pressure from myself, the developer’s legal executive, and the sellers’ solicitors that PCS finally moved the process forward. I complained directly to PCS Legal’s complaints team and to Kate, the director, but received no response or even an acknowledgment of my concerns. This has been, without question, the worst conveyancing experience I’ve ever had. I also suspect some of the glowing reviews online are fake—they describe conversations rather than actual services and come from accounts with no prior history. The only positive thing I can say is on the day of completion, the process was smooth and quick, completed for 11am. I will be sharing this review with the ombudsman and the relevant regulator. If you want respect, professionalism, and effective communication, I urge you to look elsewhere.
I am not a customer of theirs, however, I am purchasing from their client and I truly feel that these guys do know now what they're meant to be doing, because what they've done so far is a complete shambles. Everyone in the chain was ready months ago, and people are now wanting to pull out because of the lack of progress. Even though people are constantly chasing them, they are still answering enquiries sent to them in Feb (it's now May). Today they finally contacted the original developer, which they are required to do to answer one of the enquiries, something they should have done in Feb. They keep making out that they've answered all enquiries but I can see from the email chain that they haven't. I dread to think what other enquiries they've forgotten about, I have no confidence in them whatsoever. Avoid at all costs.
Wish I could rate lower! Since agreement with this team all has been nothing but a shambles! What should be a simple process with a first time buyer seems awfully delayed for no apparent reason with no communication whatsoever. There’s been no courtesy call after agreement, so I don’t know who is managing my case and I had to call them to update moveIn online after all documents received. The team also blamed the sellers solicitors for delays however they had contacted PCS weeks in advance with all paperwork requested, contract/management pack (all confirmed by emails within a day of requesting). When contacted, they seem very nonchalant, ready to blame others without being proactive to solve things themselves like simply checking emails. It’s super difficult to get through to the SLJ team! I raised a complaint weeks ago via the complaints email and have still not received a response, no apology, no follow up! Please avoid!
Alas, my experience with PCS Legal was dismal. It became grim having to listen to the on-hold message so often, because none of the promises it made were kept. The online portal that would keep me up to date with everything was not updated after the first few weeks. I learned eventually that I always had to call the switchboard, because Sarah Joy’s team never answer external calls (something the vendors’ agent kept contacting me to complain about, which added to the stress). Emails were seldom replied to. Phone messages went into a void. Direct questions were not answered. I ended up couch surfing with my belongings in storage, after they discovered a piece of information they’d asked for three months earlier had not been delivered - it had not occurred to them to chase up that crucial information at any point. I had assumed a large company would be impersonal but efficient. Instead I felt like they did not care whether my purchase and I even existed. It was a very dispiriting and very protracted process.
I just completed the process with Jeanette, and I couldn’t be more grateful for her support. From start to finish, she was incredibly helpful, responsive, and professional. My case was quite complex, and at times, a bit frustrating — especially given how challenging the counterparty was — but Jeanette handled everything with patience and clarity. Her excellent communication and steady guidance made a real difference, and in the end, everything was resolved smoothly. I truly appreciate her dedication and would highly recommend working with her.
After reading several other peoples reviews it seems communication seems to be the problem with this company. From the very start I had to query the email they sent with no explanation of the system 'MovinMe'. I was told everyone gets an initial phone to explain the process, which we didn't. I'm still going through the process with them on a straight forward sale with first time buyers. Emails seem to be banged out on Fridays with mistakes such as whole PDF files with all pages upside down. Someone obviously scanned them and 'didn't' notice. Reference to Numbered queries that we haven't had, then when queried with them I did receive an apology and could we answer the correct numbered queries, which we already had in a previous email. I wonder if they are taking on too much work for the size of the business
Carley and her team dealt professionally with my case, and I was grateful they could lead me through the transaction despite me being based abroad. The level and presentation of the documentation was also of a high standard.
My third time using PCS Legal and they have been excellent each time. Most recently Liam was outstanding.
Charlotte provided an excellent service for my remortgage and kept me updated with every stage. We completed very quickly. I am very happy with the overal service provided.
If I could give zero I would. Use them at your own pedal. This company took some 6months to deal with the conveyancing for my property. They told me I had to pay stamp duty as my former marital home had not sold. They then told me a lesser amount I rang and asked was this write yes they said. A week after completion the Conveyancer rang up demanding more money saying the system had generated the wrong amount. Fast forward over 6 months later I apply for a refund of the stamp duty and I find out they submitted the return on the wrong property. Each week I'm being told it's done. This same company put the utrn for my former marital home instead of the new one and then today I've been told I'm confusing the issue ringing HMRC. I've just been told by HMRC I need to send a letter of authority requesting the transfer as it cannot be executed without my authority. Thank PCS legal for nothing. Pcslegal have replied it was registered in 8 days he has forgotten the other 132 days plus as the property was purchased on the 29th October 2024. Their mistake was only by to light by me. They registered the property on the on the incorrect UTRN at Hmrc and when I informed them.what HMRC said they had to do they had the cheek to tell me that I was confusing everything by interfering!!! This is there bread and butter!! I'm.still waiting for my sdt refund. They pontificate that all conveyancing is checking by several people well god help us. I would not have minded if they accepted ownership, but they're trying to make their mistake mine instead of saying sorry and resolving issues.
