Express EA sent me an enticing flyer. I called and they advised an agent would call me later. 15 minutes before the appointment they sent a link to a video call (I was not asked about this and wouldn’t have agreed) with an encouraging message and provided no alternative. They then did not answer my return call. Beyond dubious activity. My experience of dealing with Lucy Deyermond at Express Estate Agency was 5-stars in arranging the first and 2nd viewings of the property and then putting forward our offer to purchase the property at a price agreed by both the vendor and my wife and I as the buyers. The negotiations included obtaining agreeing to investigate possible asbestos in the detached garage roof, which was covered with cement corrugated sheets and if they contained asbestos to have the roof removed and disposed of safely and any dust or debris in the garage or the contents cleaned and bagged and safely disposed of by specialist contractors. Then put on a new roof and repair the up and over garage door and ensure it would shut and be secure for our contents when we move in. Lucy was able to get the vendor to agree this at his expense and as a condition in the contract of sale on exchange. All this for a £2,500 increase to our initial offer, which was at the minimum sale price the property was being marketed for, which is very competitively priced compared to other similar properties by local estate agents in the same market area. Good promotion of the property on Rightmove, but couldn’t find how to download a printable colour property brochure. The property has been renovated and improved by the vendor to a high standard and will enable us to move in without needing to do too much to meet my needs as a disabled person . I am confident that Lucy will ensure the valuation by the surveyor for the home equity release provider and porting of our mortgage is approved by the mortgage underwriter. We will also ask Lucy to arrange a 3rd viewing of the property with an occupational therapist for possible alterations needed under local authority grant and government grant schemes. E.g. widening doors and changing the downstairs bathroom to a wet room . It’s a shame that we will have to do this as the vendor has done a great job renovating it. But, there is a. 2nd bathroom/shower room em-suite on the 1st floor, which Lucy pointed out before our. 1st viewing. Great service Lucy. Absolutely appalling service!! Great sales pitch, told me they had a buyer lined up waiting!! They did nothing when it came to viewings, didn’t follow up on feedback, no vetting, sent people that were not even on the market. Reduced the price of my house without authority to do so and then said I was wrong even though I sent a picture to prove it. Use local - this company is a scam !!

Received numerous correspondence from this company offering to give me a cash offer for my house. When I contacted them, they took all my personal information and said I would need to have a consultation before they would give me the offer. When that day finally come, I had 6 txt messages and a phone call to confirm my appt. Which was quite excessive! When I attended the consultant refused to talk to me until I turned my camera on. Which she was also recording. My face, my voice is my intellectual property, and as I did not consent she refused to continue the call. The lame excuse was, she needed to see me to ensure I could see her screen share correctly. She then got arsey with me said that I had wasted her whole 1 hour of research she had completed. Company’s ethics are completely wrong and as a result have lost my custom. This woman also wasted a lot of my time.

I was told the property is Freehold and it was advertised and listed online as Freehold and in checking the deeds with the solicitor and with other agents who the property is still listed with it is Leasehold.

Found Express Estate Agency easy to deal with responsive throughout the sale process via Shane. Managed to get an offer on my property 5 stars thus far.

To the point. Friendly call. Shame the feedback request email just said "Dear Surname". Hoping for a good experience, once my instruction goes live.
