I am surprised that some of crabtree…

I am surprised that some of crabtree customers are writing positive reviews about their services. All I can write about this organisation is negative due to their extreme bad service. Even after contacting my property manager several times, she has not had the decency to send any replies at all. Not even after writing to the email recommended by their own trustpilot review handler. They are worse than terrible, and I would not recommend anyone to do business with them.

I recently made a very negative review…

I recently made a very negative review of Crabtree which was very much on point! I have since had contact from the company and must say they have jumped hoops to get things done which they have! A special mention goes to Sarah Belsham who has solved the issues of the bin areas which had become an environmental health issue and arranged a contract with a waste company to tend to the problem! So I retract / delete my negative review and say thank you Sarah Belsham 👍

Terrible property management company

How did Brentford Lock West engage with Crabtree Management Property. The estate has been so mismanaged and placing residents at risk. They have a rating of 2.9 and seriously who appointed them? Boiler room locked, no access because after hours have no information. Supervisor deliberately ignored taking the call. Can’t wait for the residents to vote them out…highly not recommended

This must be one of the worst…

This must be one of the worst companies. Ignoring emails on serious issues, as with many other reviews, Can't be all coincidence and not a policy, The reply from Crabtree in here invites to take the issues through customer complaints service, I used it on multiple occasions, it seems it designed to take you on a large circle with so much time wasted, just to bring you back to the first square. I doubt if anyone ever got a proper result from that. How this type of company can still operate in the fashion they do ? It is just amazes me in the worst possible way.

Ardeep is immense on behalf of Crabtree

Crabtree is the management company of my building. Early January our ceiling leaked due to a pipe being removed by a worker, which led to damages in our flat. In the past 7 weeks I have been dealing with Ardeep to sort both the repair and also for safety works in our ceiling. Ardeep has been excellent right throughout the process to help us organise and get everything sorted. Without him I'm sure this would all have dragged on, and not be organised properly. He responds quickly and helps to organise all the people to be where they should be to sort the problem. My thanks to him for ensuring this has now been done!

Crabtree has excellent service

Crabtree has been services for us for 10 years and we have never had any problems with them regarding their service. I have personally had contact with them for several issues and every of them has been resolved quickly and positively. Many thanks Adreep, Damian and Erm for your help and support 🙏 Keep it up 💪 Very Grateful tenants 😍

Thank you for your hard work Ardeep!

Honestly, if it wasn't for Ardeep i would give Crabtree less stars. Ardeep is very enthusiastic about his work and happy to help however he can. He will go above and beyond for the residents. It would be even better if all Crabtree staff had the same work ethic as Ardeep.

Poor management

I have had the same experience with this management company as most of these people. I have made call after call and have followed up with emails but no one seems to come back to you. I had a person from accounting side trying best to help but useless as couldn’t answer any questions on any of my queries and promised a call back from a property manager which I’m still waiting on. They are very quick in sending statements and year end accounts, demanding payments and penalty fees but no explanation on why we should be paying back dated payments. Really at a loss on what to do all this going on since Dec 2024.

Crabtree n/ Craptree

Crabtree aer experts in displaying complete indifference to any complaint. Their management approach is 'if we ignore you what can you possibly do about it'. They think it makes people feel helpless. Actually it makes people angry and focused enough to tell everybody how bad they are in an honest review.

Money grabbing management

I not sure where to begin. This company manages an estate where I’m residents at. I am extremely dissatisfied with Crabtree Management. They have raised the service charge by an outrageous amount, but absolutely no improvements or services have been provided in return. It's frustrating because when you try to get in touch with them for any queries or issues, the contact number they provide doesn’t even work. It’s impossible to reach anyone for assistance, and there’s no communication or support. This company seems to care only about collecting money, without delivering any value or service. I would strongly advise others to stay far away. 😡

Money grabbing outfit.

I wish Trustpilot had score of zero or less that I could give Crabtree property mismanagement as they are the worst service charge company that I have come across in 40 years of dealing with various service charge companies. When they took over they increased the service charge illegally by 100% while providing inferior or no service at all. They then demanded £223.71 for "insurance" and increased insurance excess to an unheard amount of £25,000.00!!! The figure is normally somewhere between £500.00 to £1,000.00. They have no interest in replying to enquiries or providing a decent service, all they're interested in is to demand more money as the following year they again illegally increased the service charge by 180% while the conditions on the estate are at times plague like where the residents have to do the rat run. They have an insatiable appetite for money demanding payment in full and if we want to pay by direct debit we have to pay them a fee for that. They have even illegally demanded money for years gone by!!! Years that they were not even involved. Keep well away from money grabbing Crabtree mismanagement lot at all costs.
