If we were to need an estate agent again. Acorn Rainham would be our top choice and would highly recommend them.

Absolutely dreadful.. acorn got everything wrong they could have. Communication was shocking, contractual agreement was wrong, late rental payment.. I could go on. Estate agents generally have a bad reputation and acorn are a classic example. I’d recommend going alone.. !
Extremely Unprofessional, Negligent, and Damaging to Landlords – Avoid This Agency
My experience with Leaders Acorn Group has been one of the most distressing, frustrating, and financially damaging situations I’ve ever faced as a landlord. I trusted this agency with the management of my property — and I deeply regret it.
Here are the facts:
I paid for a professional check-in report, which turned out to be incomplete. Critical areas of the property — including the section where a valuable water softener was installed — were entirely omitted. Later, when the item was missing from the property, the omission resulted in a complete lack of evidence to prove it had been stolen, and my claim was dismissed.( even in the plumber report, he clearly stated the water softner was there!)
Communication was appalling throughout the tenancy. I had to chase them repeatedly with no resolution. My inquiries were routinely ignored, leaving me to deal with issues alone.
When the tenancy ended, they attempted to pressure me into a new tenancy with a replacement tenant, without providing any due diligence or proper references. When I requested background information, I was accused of discrimination, despite the fact that I had not been given — or commented on — any details about the prospective tenant whatsoever. I only asked for the references !!!!!
They also tried to charge me for a photography session that never took place( the second time), and later attempted to unlawfully charge me fees for a breach of contract after I had made it clear I was not renewing my business with them. Only after I made it clear I would pursue legal action and I'm not in contract with them anymore, did they quietly withdraw the claim.
As if that wasn’t enough, when the tenancy ended and I submitted my claim for damages — with supporting evidence, invoices, contractor reports, and photographic proof — the deposit process was deliberately delayed. Eventually, in what felt like a petty and vengeful act, their adjudicator dismissed the majority of the claim, awarding me a pitiful £654 out of a £5,000+ claim, despite extensive damage to the property, illegal over-occupancy (more than 10 people living there under a contract for 2), and written evidence from a contractor stating the damage was due to heavy misuse.
This agency has shown negligence, dishonesty, misconduct and a complete disregard for landlords' rights. Their actions — and inaction — directly cost me thousands of pounds.
If you are a landlord, I strongly advise you: do not trust this company with your property.
I've been attempting to work with Acorn to sell my flat all year. Took them two months to get it on the market. They are utterly unresponsive, requiring three or four messages to get a reply. If I chase, they eventually pop up with feedback I'd expect to be proactively shared. Terrible photos. Only generic viewing emails, no personal communication. Do not recommend.
We worked with Kevin Ashton, Crofton Park office, to buy our forever-house. He was excellent, responsive and very knowledgeable from the start of the process to the finish. We cannot thank him enough for all his help and I would recommend working with him!

I am extremely disappointed with the lack of communication and professionalism from Acorn Estate Agents. I have emailed the property managers Vaibhav Bhuttoo, Helen Florey, and Darcy Daniels multiple times regarding important concerns about a property on Orpington High Street, yet I have received no response whatsoever. It is incredibly frustrating to be ignored, especially when the matter is urgent.
What makes this even worse is that Acorn has no problem reaching out when they need something from me, but when it’s the other way around, it seems they simply don’t care. This one-sided approach to communication is completely unacceptable for a company that is supposed to provide reliable property management services.
Good customer service should be consistent and responsive, but based on my experience, Acorn Estate Agents fails in this aspect. I would not recommend them to my family, friends, or colleagues, as I would not want anyone else to go through the same frustration. If you’re looking for an agency that values its clients, I suggest looking elsewhere.
Avoid Acorn Estate Agent Group - I wish to express my serious concerns…
I wish to express my serious concerns regarding Acorn Group's handling of my deposit for a rental property in Erith.
The agreed-upon monthly rent was unilaterally increased after deposit payment.
Following the end of my tenancy in December 2024 and my departure in February 2025, Acorn Group has withheld my £2,423.07 deposit since February 26th, 2025.
I fulfilled all my contractual obligations, including leaving the property clean and undamaged.
The absence of any justification for withholding my deposit and the lack of interest accrued raised significant concerns about their practices.
I strongly advise against engaging with them.

The marketing and sale of our property was all managed smoothly and professionally, and we got a price we were happy with. However, more importantly our sales negotiator Lamar was incredibly proactive throughout, and kept things moving when other parts of the chain were slow to the point of incompetence. Would recommend
