Extremely Unprofessional, Negligent, and Damaging to Landlords – Avoid This Agency

My experience with Leaders Acorn Group has been one of the most distressing, frustrating, and financially damaging situations I’ve ever faced as a landlord. I trusted this agency with the management of my property — and I deeply regret it. Here are the facts: I paid for a professional check-in report, which turned out to be incomplete. Critical areas of the property — including the section where a valuable water softener was installed — were entirely omitted. Later, when the item was missing from the property, the omission resulted in a complete lack of evidence to prove it had been stolen, and my claim was dismissed.( even in the plumber report, he clearly stated the water softner was there!) Communication was appalling throughout the tenancy. I had to chase them repeatedly with no resolution. My inquiries were routinely ignored, leaving me to deal with issues alone. When the tenancy ended, they attempted to pressure me into a new tenancy with a replacement tenant, without providing any due diligence or proper references. When I requested background information, I was accused of discrimination, despite the fact that I had not been given — or commented on — any details about the prospective tenant whatsoever. I only asked for the references !!!!! They also tried to charge me for a photography session that never took place( the second time), and later attempted to unlawfully charge me fees for a breach of contract after I had made it clear I was not renewing my business with them. Only after I made it clear I would pursue legal action and I'm not in contract with them anymore, did they quietly withdraw the claim. As if that wasn’t enough, when the tenancy ended and I submitted my claim for damages — with supporting evidence, invoices, contractor reports, and photographic proof — the deposit process was deliberately delayed. Eventually, in what felt like a petty and vengeful act, their adjudicator dismissed the majority of the claim, awarding me a pitiful £654 out of a £5,000+ claim, despite extensive damage to the property, illegal over-occupancy (more than 10 people living there under a contract for 2), and written evidence from a contractor stating the damage was due to heavy misuse. This agency has shown negligence, dishonesty, misconduct and a complete disregard for landlords' rights. Their actions — and inaction — directly cost me thousands of pounds. If you are a landlord, I strongly advise you: do not trust this company with your property.
