The staff at the Acorn Rainham branch…

The staff at the Acorn Rainham branch are a credit to the sector, from our initial talks with Kieran through to Mark and Remmi when completing. They all went above and beyond to make sure we was fully satisfied and always kept us updated. In this process we had dealt with several estate agents and by far Acorn Rainham were the best. If we were to need an estate agent again. Acorn Rainham would be our top choice and would highly recommend them. Well done Mark, Kieran and Remmi Thankyou so much Lee & Alice

I have dealt with multiple estate agents in the past, and I found the staff at Acorn Rainham branch exceptional. Mark and Kieran were professional as well as very friendly and easy to get on with. They kept me informed the whole time, which other agents have not. I would use them again in the future

Professional thieves!!! Beware of them.

Guys, please don't go near them. They took my Β£250 pounds . Told me they are checking my preference for over a month. They tell lies, unprofessional, raised their voice when talking to you. Push you around themselves. They are fraudsters, posing under letting disguise. I promise them I'll get my money back. They wasted our time chasing refrence. We spent one month and some days trying to rent from them. Not knowing, thru have already given the house to someone else, while they made us chase after nothing. They work together with FCC paragon. Doing nothing, but rip people off their had earned money. I wish there's no star to describe them.

Full blown fraudsters, posing as realtors...

Maybe my experience is unique, but these guys are fraudsters. They collected money from me on the pretext of doing background check, came back after a month to say background check had some issues, and proceeded to pocket my 250 pounds. Hard to believe what they do is even legal in the UK. Keep your distance from these criminals, or you will live to regret it...

I am following up to my prior review to let everyone know that Acorn continues to drop the ball. After the last episode - where they managed somehow to 'forget' about an ongoing lease renewal I had asked them to take care of, letting the matter slip well into the renewal period and then failing to address with me or my tenant any of my tenants comments on the terms of the lease - I now find myself having to apologise to my tenant for their incompetence. I have now returned from a business trip to find a letter dated February 26, indicating that they still had not received my instruction to complete the legally mandated gas inspection. In fact, I had instructed them, in an email dated Feb 18, which I have since forwarded to them. To their credit, the manager did contact me following my last review to apologise and offer a very small discount off their renewal fee (which was very high considering it's simply some paperwork for a renewal). And he was able to do something to ensure the agent in charge of my account sprung into action. But this was only because of his intervention. At the end of the day, Acorn can't keep tabs on anything they touch. I would strongly caution against using them. My only reservation is that the entire estate/rental agency industry is rife with incompetence, so I don't know if other agencies will be better. I do believe the industry is in need of greater regulation and oversight.

Bexleyheath branch can seriously damage …

Bexleyheath branch can seriously damage your wealth. poorly trained , totally inept and incompetent. fail to understand the matrix of the buying process . fail to disclose important facts that are needed to make a balanced purchasing decision. limited communication . all in all a complete and utter shambles. I have been in the property business for 40 years and in all that period have never come across such an unprofessional company .

Not professional, lie, threatening, unskilled

Not professional, threatening, doesn't give out the right information, lie to tenant and lie to landlord just for their own benefit so bad for both side really. I got told off, threaten and accused of not being grateful because they believe that THEY CALLED to give me a good suggestion as they believe they were doings me a favor as a result of me asking questions on some sensitive issue which i'd like to know more information on before making decision. Inventory check is not accurate and use a twist in wording to charge you. Property manager is amateur and poorly trained and bad communication. Threatening, charge twice for fee by mistake and didn't even realise or check until I raised the issue , rude and raise their voice when being challenge with some questions and facts and threatening you that you will be charged a lot of amount if you don't listen or so things their way .. but can't answer any of your questions

Awful

Awful, no contact. no communication. Just take your money and forget you. Very annoying and disappointed. say one thing, do another. leaving you without a place to actually live. No updates, just shrug every issue off like its not there fault. What good is this, they are meant to manage the property.

Total Incompetence total willingness to get your money

I agree with previous reviewer: I have experience with Acorn in London. A good quality flat in decent surroundings- in theory... It started before moving in with the property manager going on planned maternity leave in the middle of processing the contract this without notifying me and without providing a backup. I could not understand why she didn't get back to me for the finalisation just a few weeks before planned moving in date. I thought that was a singular mistake but unfortunately not. The inventory lacked many very very obvious faults in need of correction. They were going to fix a lot of things based on the viewing of the property and also inventory but after many months, several phonecalls, emails and a couple of friendly handymen coming and fixing one thing at the time, shrugging shoulders at others or saying, "Ill just have to go to the store to buy this thing" (after which I never saw the person returning) and people coming to inspect and take new photos there are still lots of things to be repaired among theme one of the major kitchen appliances which is only partially working. During all this time new people to talk to at Acorn who have no clue what their predecessors have agreed with me or what has been done. Their office must be a mess. No I really do NOT consider myself a fussy person by here Ive really lost my nerve a couple of times. Acorn is plainly unreliable although claiming to be "a well reputed firm" (as someone upsettedly said when I was calling) with some nice block of flats. Mixed and confusing messages all the time! If you still choose to rent via Acorn because you found a nice flat make ABSOLUTELY sure EVERYTHING is repaired before you move in. Also Beware of extra fees amounting to hundreds of Β£s surrounding the signing of the contract. But of course they are all to willing to have you pay full rent... BTW The rubbish/recycling area is aways full of things that do not belong there. Why not out put simple pictorial signs up by the bins on how and what to recycle and give the opportunity for the tenants to have bigger items removed by Acorn for a small fee instead of sending pointless letters pointing out that you should not put mattresses or sofas by the bins to the tenants. You still have to remove the stuff in the end so why not have it as a service. Get an in-house handyman/concierge who could work in the building!

Rubbish

Rubbish. Never deal with this agency. They are liars and brigands. They will mix all your documents, instead of your name you will get someone else name. Instead of your one price you was agreed in a contract you will receive totally different one in your contract. Troublesome agency. Stay away from them. Specially from Katie McGill, their property manager. I would love to with their higher authorities to speak about the service I receiving. At least to dismiss some people from their position for their unprofessional service. Save your nerves and time. I warn you! The worst customer service I ever experienced in my entire life!
