In this process we had dealt with several estate agents and by far Acorn Rainham were the best.
If we were to need an estate agent again. Acorn Rainham would be our top choice and would highly recommend them.

I have dealt with multiple estate agents in the past, and I found the staff at Acorn Rainham branch exceptional. Mark and Kieran were professional as well as very friendly and easy to get on with. They kept me informed the whole time, which other agents have not.

Avoid Acorn , they are purley there to grab as much money out of Landlords as possible, no interest in managing the Landlords property as it should be, when problems arrive they ignore emails and calls, and let defaulting tennants continue to not pay with little or no interest in chasing or persuing. Dont do anything proactive always wait for the landlord to push them before they act, cause more issues than they solve. Could not care less about the client, and hide behind the small print to expunge all responsability, All they want to do id charge fees for anything they can think off, AVOID at all costs
Do not trust this estate agent. They lie and deceive people then gaslight like crazy to make you think you're losing the plot.
They rang me on a routine cold call and arranged a valuation appointment for my property, despite my asking and commenting a few times asking for a few days to consider it.
Some guy who called himself Joe Reeves turned up at my flat promising me he would sell the property within moments! -4 weeks maximum! he kept saying how he would look me in the face, not the eyes no, the face! and never lie about his promise.
He convinced me he would sell very very fast and i'd get a better price than any other agent could bring. After a discussion about their fees which were something like 6k I then argued my flat is not going to go for a high price at all, in fact it is at the lower end of the market and to walk away with zero profit only loss would be brutal on me.
He said he could do a deal especially for me that he would speak to his regional director and do a cut price especially for my benefit.
Nothing was put in writing at that moment but later that day he emailed me a poorly spelled email confirmation saying i could terminate Acorn's contract with zero days notice if i wanted. He was very aggressive and convincing and i felt i had nothing to lose.
I explained a couple of times that I was in a contract with another estate agent. That the contract was still valid and only reflected a sole agent and I suggested I would either need to change it to include another agent or give notice and serve 28 days then contact and use them.
He told me there was no need to do that, all I had to do was email the estate agent and tell them I no longer wished to sell and to take my property off the market. I asked if that was definitely ok and commented it didn't sound like the correct way to go.
It sounded underhand, sneaky and dishonest as i did not want to take my property off the market. I want to sell it!
I worried it would impact my relationship with the current agent too. They might realise even.
I had found out from them there would be another 3% fee if a second agent was instructed.
Not wanting to have to incur ££££'s I did as he said.I had a bad feeling about it but emailed my current agent as Joe advised and got them to take it off the market.
All that week Acorn sent docusigns to me which took up whole afternoons and each time I sent one back I had anxiety that I was getting deeper and deeper into murky legal territory.
One week after I had a call from Joe's assistant who was overbearing, wouldn't listen, told me to listen and was entirely dismissive when I explained what Joe had instructed me to do.
She made out I had acted wrongly and behaved as if I had acted dishonestly. The more i tried to relay that I had followed his advice the angrier she became. She was absolutely unwilling to hear anything I attempted to say even less to acknowledge it as true.
I asked to speak with Joe, she said he was off sick- (right!) I tried to call him but there was no answer.
I emailed terminating my contract with Acorn on the back of Joe's email which stated I could terminate with 0 days notice. I did not receive any acknowledgement despite emailing them twice. Still no response from them.
When i scutinised the sales document they were going to publish I saw a few errors. It stated my flat was south facing, it is not. The asking price was only 5k more than what my current agents are advertising! so i would have gone through all that just for Acorn to bully someone into paying 5k more and I have no doubt that Acorn would have reduced the price and I'd be taking a low price for my flat but still paying them a sky high higher than most charge.
On Saturday I cycled out of my gate only to see a Acorn for sale board tied to our wall. My Saturday was ruined and my anxiety levels were through the roof the entire day. I knew it was in relation to my flat as there are no other flats for sale in my estate.
I even had chest pain so bad was my anxiety about what it meant. I read there are fines if you breach a contract with an estate agent.
I requested a copy of their internal complaints policy or code of conduct at this point.
Yesterday sign gone, mistake???
Today i received an obnoxious call from Joe asking me why on earth i would want to file a complaint about them.
Again, he made out he'd never ever told me to instruct my current estate agent to take the flat off market!
He then made a snidey comment on the number of estate agents i have used in the past. Still no copy of policy.
Perhaps I imagined absolutely everything Joe. Just stick to lying through your back teeth and get the phrase right, it is look you in the eye not the face. I am glad i won't see your face again. You may have got me a buyer but I strongly suspect the buyer would have been under duress and would not have followed through and i'd be back to square one.
It is actually easier although more time wasting to be honest
AVOID TO RENT WITH THIS AGENCY AT ALL COSTS!! COWBOY CONTRACTORS LEAVING YOUR HOUSE WORSE THAN WHEN ORIGINALLY MOVED IN!!
I have rented off this estate agents for 3 years, The maintenance is absolutely diabolical the worst maintenance service in my 8 year of renting properties! Lost count on the amount of times I have had to ask for a damp proof course to be carried out and for 3 years all I've heard is " open your windows 365 days a year give your wall a wipe it'll be fine"..
FINALLY got a damp proof course this week, the cowboy contractors have left me with no Internet as they have had to take the socket off the wall and then put back on resulting in them breaking it and doing a shoddy job, sockets hanging off the walls were they have had the audacity not to sort the matter and dirty food bags left on my bedroom floor for my dog to eat out of when I came back in!!
I have young children and dogs and the service that has been provided I wouldn't let a homeless person live in here let alone my family!!
Shocking shocking service and I will be taking all of this along with the other problems yet to have been solved over the 3 year to the housing ombudsman.
DO NOT rent off of this so called lettings company!!
James at Rainham branch was fantastic from start to finish. He is calm and very responsive which was very important to me as a first time buyer. Thank you James and the rest of the team at Acorn group.
Jamal is such a fantastic estate agent, as with all dealings with Acorns they’re very family orientated and look out for you. He helped me in my recent move to a family flat enabling me to stay in the area which was no easy feat. Also, he’s recently helped my friend’s mum in looking for a suitable flat to rent.
Really highly recommend Jamal, such a professional, warm person.
One of the worst Agents I have come across in my life. Sold me a property on misleading letting valuations and got into 2 years tenancy agreement without break clause. and the nightmare started for me. Further information to follow.
I instructed Acorn estate agents Brockley branch in March 2024 to market my property for sale.
At all times I found all personnel to be very professional and helpful.
At every level they were nothing but helpful and courteous and happy to listen to my suggestions and enquiries
The branch manager Kevin Ashton is head and shoulders above your average manager and goes over and above what one would expect.
He is smart, friendly and very personable and I've no doubt a great asset to the Acorn family.
Though they didn't sell my house on this occasion I would have absolutely no hesitation in recommending them if I was looking to sell in the future.
The experience at the Bromley branch was by far the worst! This branch proves to be irresponsible, incompetent, and inadequate in terms of property management services. During the Christmas holidays, our 16-floor block was left without functional elevators. It is important to recognize that we have children, disabled individuals, and elderly residents in our building. The management was unresponsive, failing to answer phone calls or provide engineers with access to the elevators. Their negligence as a property management company is unacceptable. We have resided here for 2.5 years, during which Acorn has consistently demonstrated indifference towards tenant service. Only one elevator functioned briefly during our initial move. And they promptly appear when it is time to increase rental costs. Inexplicably, the gas tariff for residents has skyrocketed (now at .48p per kWh compared to the market average of .06p per kWh), which is well above the standard market cap. Despite our numerous claims and requests, Acorn's response has been either neglectful or a repetitive promise to review the contract with the provider—a promise that remains unfulfilled after A YEAR!. Moreover, no compensation was offered when a contractor, who came to check the boiler while we were on vacation for three weeks (which Acorn was fully aware of as I've informed them), left our heating system running on a full scale. This resulted in substantial extra costs, to which Acorn's only reaction was an insincere apology. Think twice before considering renting any property from the Bromley branch!
