A Chronicle of Failure

Our building's management service has delivered nothing but abysmal performance. For months, we've been trapped in a financial fog, desperately seeking clarification on opaque repair invoices that remain unexplained despite our persistent inquiries. Their standard operating procedure involves stonewalling and evasion, forcing us into a relentless cycle of badgering just to elicit even the most basic acknowledgment. A Broken Promise, A Broken Lift, A Broken Trust The most glaring symbol of their incompetence is our perpetually malfunctioning lift. It's a source of constant frustration, offering little more than empty assurances and misleading updates. Every promise of repair has proven to be a fabrication, leaving residents in a state of perpetual limbo. Perhaps most egregious is their utter disregard for residents with disabilities, who are consistently left stranded and forced to navigate stairs due to the agency's callous indifference to their needs. Systemic Neglect and Zero Accountability In essence, we are living under a regime of systemic neglect. There's a profound absence of transparency, accountability, and basic professional communication. It's clear that the agency views residents with contempt, our concerns consistently ignored and our trust irrevocably shattered. This level of service is simply untenable.

Extremely Poor Service and Communication

The managing from Urang of our building has been nothing short of a nightmare to deal with. We’ve been waiting months for clarification on invoices related to repairs, despite repeatedly requesting detailed explanations. Their responses are either vague, delayed, or don’t come at all — and we have to chase them multiple times on a regular basis just to get any kind of reply. One of the most frustrating ongoing issues is with the building’s lift, which has been unreliable for far too long. We rarely receive updates unless we push for them, and even then, the information provided is often misleading or outright false. Promises are made but never followed through. Overall, the lack of transparency, accountability, and basic communication is completely unacceptable. It feels like residents are being ignored and misled. We deserve far better.

Urgent Action Needed: Urang's Negligence Causes Major Issues Our experience with Urang, our building management company, has been nothing short of abysmal. We are facing critical issues that have been left unresolved for months, coupled with a complete lack of communication and abysmal customer service. The most pressing concern is our non-functional lift, which has been out of service for three months. It took an entire month just to get the lift company to assess the issue. After a brief repair, the lift broke down again within a week. Despite repeated attempts to contact Urang to chase the lift company, we've been met with radio silence or, at best, sporadic and unhelpful responses. It often requires multiple residents to email them before we receive any sort of reply, which invariably consists of excuses rather than solutions. As a result, we are still without a working lift, causing significant inconvenience and accessibility problems for residents. Adding to our woes, our roof has been leaking for two years now, and Urang has done absolutely nothing to address it. We have received no updates, no proposed solutions, and no indication of a timeline for repairs. This ongoing leak is a serious structural concern and a testament to their complete disregard for property maintenance. Overall, the customer service provided by Urang is the worst imaginable. It is virtually impossible to reach anyone by phone; all communication must be done via email, and even then, responses can take weeks. This level of unresponsiveness and inaction is unacceptable for a company responsible for managing residential buildings. Urang's negligence is causing significant distress and inconvenience to residents. We urge them to take immediate action to resolve these critical issues and drastically improve their communication and customer service. I would give negative review if it was possible.

I've been working for Aluve of Urang for 2 yesrs or so and have found her and the rest of the team to be very conscientious. They genuinely care about their clients !

Unprofessional, unresponsive, possibly negligent... I wouldn't wish them on my worst enemy

Starting with the obvious: these guys are ethically reprehensible. They're very quick to say how much they care about residents but, when it comes to taking action, they're happy to leave potentially dangerous damage without repair. Specifically, my partner's building has had (among many other issues) a leak in the roof for a year. Black mould is visible, electrical damage has been flagged by electricians - privately hired, because Urang couldn't be bothered to send anyone - and structural damage is an eventual certainty. Urang don't give a damn. Over the course of a year, the damage has increased and the condition of the property has deteriorated. Meanwhile, they barely respond to emails, phone calls, or people turning up at their offices (they're still working with a skeleton staff "due to Covid"). Arguably, they're doing their jobs by shielding the freeholder - whose legal responsibility it is to make the repairs. Ultimately, though, their negligence in addressing the problem in a timely fashion opens both themselves and the freeholder up to legal action. So I'm not really sure who benefits from having to work with them - it seems like everyone suffers.

More communication needed

My property in Camberwell is managed by Urang. I have been pleading with them for a year to get the freeholder to fix a leak in my roof (which is his legal responsibility). In that time, the damage to my property has continued: first with water damage to my walls and possessions, next with mould growing in my bedroom, then damage to the electrical circuits. Urang have just ignored all of that and told me that there isn't money to fix the roof. That's despite the thousands of pounds in service charges I've paid over the years. They ignore the dangers to myself and other residents in my building (structural damage, electrical fire risk, mould) while the freeholder sits idly by. Having said all that the company have had a meeting with me (yesterday) - once they explain and communicate I felt satisfied that things are going forward. The difficulties always seem to be two fold about 1. money and 2. communication. I hope our relationship will improve from this point. I consider myself to be pretty reasonable - if things are properly explained and I can see to some extent things progressing, I am satisfied. It is when I am giving money away and things don't improve and no one picks up the phone or reply's to emails that I become irate.

Outstanding services from Urang Joe Robert

Outstanding services from Urang group, especially since the property manager Joe Roberts joined! It has made a significant improvement. Previously, we couldn’t get hold of the property manager. However, as soon as Joe joined the group. He is always willing to deal with queries timely and effectively. We are so impressed with his professionalism and would recommend him to anyone looking for a property manager. Thanks for all your ongoing support Joe!

Satisfied

Hi i have been satisfied with Urang Group services since I moved into my property over 18 months ago, however I feel there is significant room for improvement. The reason I say this is because of the length of time it typically takes for them to respond to any issues I have had with the property. A number of times since I have moved in I have requested action to be taken and it has fallen on deaf ears. I have dealt with Joe Roberts the a majority of times and he has been very kind and welcoming, but there are still a number of issues with our property that just go ignored and the lack of urgency is very frustrating.

AVOID the thieving and threats!! In total disbelief at how they operate in the way they do or how they are still going !

AVOID!!! I work in the building industry and never have I come across a company like this, in any industry for that matter! They are money grabbing bullies and have NO idea what they are doing; disorganised, rude, incompetent, unprofessional... the list goes on like so many of the other reviews on here. Seeing the apologetic replies to reviews on here is so dishonest, I have nothing but unapologetic, rude emails from him, hoping to have a decent conversation. Frustrating to say the very least! The very few good reviews on here, I assure you is written by a staff member or a friend as other people have also mentioned... read them carefully and notice the tranparent over-the-top comments and that they have been 'invited' opposed to the 1 star genuine reviews. The owner, Paul Cleaver even once even pretended 'to go find the owner' when my father and I asked to speak to him!!!! I would be ashamed if I only had one of these reviews on my company's page. I don't know how they still operate, they should have been closed down long ago. I hate to say it, but they are borderline crooks! They never give detailed statements despite asking several times and expect you to pay their made-up figures. I greatly feel for everyone who has written on here upset and angry, they make life very stressful. I had leaks in my flat that were repaired by them, part of an astronomical service charge. It began leaking 6 months later and resulted in a major leak which they took over a month to organsie someone to come out. In the end I had to pay myself for someone, who by the way said he had never seen such shoddy work! They are asking for sums of £15,000+ for work to be done to the building and have provided NO quotes, just expect us to pay and have threatened to take us to court if we don't. We need to change the name of the lease from my mother's name who passed away and they have BLACKMAILED saying they will only do it once we pay it. Needless to say, our solicitor has said this is outright blackmail they have no right to do. They took up my paving to my entrance to fix a leak and 7 months later have not re-paved it to the way it should be. Never the same staff because even a staff member who left told me how terrible they are to work for and dishonest! I have email threads and photos yet they still contest me and say that everything I say is inaccurate. Honestly, it is hugely upsetting and stressful!! I know so many people personally who have had issue after issue. If you want a stress-free company to help you take care of your property - DO NOT USE!! THEY SHOULD BE SHUT DOWN! NOTE to owner's response: We have not paid our service charge because we are still awaiting a breakdown and quotes... Eight months later!! Similarly to others, bombarded with bills and zero communication!
