A Chronicle of Failure

Our building's management service has delivered nothing but abysmal performance. For months, we've been trapped in a financial fog, desperately seeking clarification on opaque repair invoices that remain unexplained despite our persistent inquiries. Their standard operating procedure involves stonewalling and evasion, forcing us into a relentless cycle of badgering just to elicit even the most basic acknowledgment. A Broken Promise, A Broken Lift, A Broken Trust The most glaring symbol of their incompetence is our perpetually malfunctioning lift. It's a source of constant frustration, offering little more than empty assurances and misleading updates. Every promise of repair has proven to be a fabrication, leaving residents in a state of perpetual limbo. Perhaps most egregious is their utter disregard for residents with disabilities, who are consistently left stranded and forced to navigate stairs due to the agency's callous indifference to their needs. Systemic Neglect and Zero Accountability In essence, we are living under a regime of systemic neglect. There's a profound absence of transparency, accountability, and basic professional communication. It's clear that the agency views residents with contempt, our concerns consistently ignored and our trust irrevocably shattered. This level of service is simply untenable.

Extremely Poor Service and Communication

The managing from Urang of our building has been nothing short of a nightmare to deal with. We’ve been waiting months for clarification on invoices related to repairs, despite repeatedly requesting detailed explanations. Their responses are either vague, delayed, or don’t come at all — and we have to chase them multiple times on a regular basis just to get any kind of reply. One of the most frustrating ongoing issues is with the building’s lift, which has been unreliable for far too long. We rarely receive updates unless we push for them, and even then, the information provided is often misleading or outright false. Promises are made but never followed through. Overall, the lack of transparency, accountability, and basic communication is completely unacceptable. It feels like residents are being ignored and misled. We deserve far better.

Urgent Action Needed: Urang's Negligence Causes Major Issues Our experience with Urang, our building management company, has been nothing short of abysmal. We are facing critical issues that have been left unresolved for months, coupled with a complete lack of communication and abysmal customer service. The most pressing concern is our non-functional lift, which has been out of service for three months. It took an entire month just to get the lift company to assess the issue. After a brief repair, the lift broke down again within a week. Despite repeated attempts to contact Urang to chase the lift company, we've been met with radio silence or, at best, sporadic and unhelpful responses. It often requires multiple residents to email them before we receive any sort of reply, which invariably consists of excuses rather than solutions. As a result, we are still without a working lift, causing significant inconvenience and accessibility problems for residents. Adding to our woes, our roof has been leaking for two years now, and Urang has done absolutely nothing to address it. We have received no updates, no proposed solutions, and no indication of a timeline for repairs. This ongoing leak is a serious structural concern and a testament to their complete disregard for property maintenance. Overall, the customer service provided by Urang is the worst imaginable. It is virtually impossible to reach anyone by phone; all communication must be done via email, and even then, responses can take weeks. This level of unresponsiveness and inaction is unacceptable for a company responsible for managing residential buildings. Urang's negligence is causing significant distress and inconvenience to residents. We urge them to take immediate action to resolve these critical issues and drastically improve their communication and customer service. I would give negative review if it was possible.

I've been working for Aluve of Urang for 2 yesrs or so and have found her and the rest of the team to be very conscientious. They genuinely care about their clients !

incompetent and fradulent company

We have had four different property managers in the last two years. Poor communication is the least of the problems. 0 attendance to site issues. They billed for snags that told were being covered by the developer through the service charge. They don't care about fixing anything, just charging more for cleaning and their incompetence. My service charge was meant to be 1.4k per year I have paid almost 5k in last 2 years and they are asking for another 1k.

Avoid like the plague, and have a good solicitor

I would like to give this company negative 10 stars. They are the most unprofessional bunch of cowboys I have ever dealt with. Pure negligence. We have had leaks in our building for over 4 months and we have had to constantly chase them to do anything. If we hadn't been chasing them the building would be under water by now. The first time we had a leak in my flat, we had to call them and get them to finally come in and look at it. Weeks later they claimed they fixed it but alas no. Not only that but they left my bedroom a building site with panels off the wall exposing interior wood and dirt. Not only is it an eyesore but I fear it is not safe and not standard practice to leave walls and ceilings wide open when people are living there . One "fix" is met by another leak they then again assure us is fixed and is followed by another leak. It is a vicious cycle and every developing leak takes them weeks to get there to even look at it. Every excuse in the book is used. There is now possible mold growing and they refuse to get it tested. They have left a gaping hole in my bedroom wall and ceiling with dirt, dust and insects freely able to come in for months. They ignore calls and emails constantly. The project management dept is atrocious and has no idea what they are doing. They have their sister company (Environ) do all works and repairs on the building and I fear this company is the cause of our problems because we had none of these problems until Environ started working on our building. Not to mention if you read other reviews, the work this company does is routinely subpar. We are having independent assessor look at their works in January and I fear the answer will be the same as others have found. That it will be shocking in a bad way. I find it amusing their web page says "relief from stress choose us". They have been the cause of unbelievable stress the last 4 months. Not only that but the mold they refuse to address a major health hazard. I cannot believe this company is in business to be honest. There is no follow up and not one tiny inkling of professionalism in their bones. I would have thought by now after reading all the horrible reviews of them that the relevant authorities in the UK would have taken legal proceedings with them. they don't deserve to be in business and everyone who works there should ask themselves if they are proud of the work they do. They seem to have zero care at all and just try to get through the day by doing little as possible. A huge disappointment of a property manager would be an understatement. what started out as a decent company is now a sham.

Two electricians from URANG visited the…

Two electricians from URANG visited the property to fix a broken sensor and light in the kitchen and to also install a switch for a heated towel rail. They were extremely professional and really helpful and fixed the issues very quickly and skillfully. They both gave a 5 star customer service and I would definitely call upon the URANG Group again. RTM Review

Urang recently assisted us with a RTM. They were extremely professional, dedicated and provided an all-round great client service. They have the knowledge and confidence around RTM legislation to guide leaseholders through the process with certainty and at a competitive price. Would highly recommend giving them a call if you're considering pursuing a RTM.

This is a property company that has…

This is a property company that has absolutely no desire to support the safe and diligent management of your home/ development. The service charge is insulting for the continued poor delivery from their team. They take a very defensive approach to criticism and their complaints handling is incredibly poor and unresponsive. The property manager appointed to our development lacks experience, skill and common sense in delivering her role. I have absolutely no idea how she got appointed when the very basic aspects of this position have to be detailed to her by the property owners ie how to investigate and repair leaks. Avoid avoid avoid!

Useless and incompetent Property Management Agent that don’t comply with the law

Urang Group are the Property Management Agent for the apartment block where I live. I can confirm that their level of service is absolutely dreadful. They take a very long time to respond to emails and don’t take complaints seriously. Their CEO Paul Cleaver made a personal commitment that their management of our property would be better, but it is no different than the previous company. We pay a huge amount in service charges, yet the property doesn’t get maintained as per the services stipulated in the service charge schedule. They are now trying to charge leaseholders £280,000 for major works, but are non compliant with Section 20 of the Landlord and Tenant Act 1985, as they have not informed all leaseholders of the works. I do not recommend using Urang Group based on my experience.

"Avoid" is the best word I can summarise with

I'm a new party to a building managed by Urang but it appears they are a law to themselves. A red flag early on when a friend visiting saw the Urang logo by the stairs and said, "this is the worst company I've ever dealt with", an assertion based on her experience from a building she owns in Holland Park. We have appointed a new manager, and Urang is not even moving at a snail's speed in their efforts to assist the new (and very proactive) company from taking over our affairs. This experience should come as a warning - Urang appears hard to get rid of, and we're 2+ months into the changeover with no momentum. A complete disappointment in every interaction. There's more on the matter, but "avoid" is the best guidance I can provide.
