A Chronicle of Failure

Our building's management service has delivered nothing but abysmal performance. For months, we've been trapped in a financial fog, desperately seeking clarification on opaque repair invoices that remain unexplained despite our persistent inquiries. Their standard operating procedure involves stonewalling and evasion, forcing us into a relentless cycle of badgering just to elicit even the most basic acknowledgment. A Broken Promise, A Broken Lift, A Broken Trust The most glaring symbol of their incompetence is our perpetually malfunctioning lift. It's a source of constant frustration, offering little more than empty assurances and misleading updates. Every promise of repair has proven to be a fabrication, leaving residents in a state of perpetual limbo. Perhaps most egregious is their utter disregard for residents with disabilities, who are consistently left stranded and forced to navigate stairs due to the agency's callous indifference to their needs. Systemic Neglect and Zero Accountability In essence, we are living under a regime of systemic neglect. There's a profound absence of transparency, accountability, and basic professional communication. It's clear that the agency views residents with contempt, our concerns consistently ignored and our trust irrevocably shattered. This level of service is simply untenable.

The managing from Urang of our building has been nothing short of a nightmare to deal with. We’ve been waiting months for clarification on invoices related to repairs, despite repeatedly requesting detailed explanations. Their responses are either vague, delayed, or don’t come at all — and we have to chase them multiple times on a regular basis just to get any kind of reply. One of the most frustrating ongoing issues is with the building’s lift, which has been unreliable for far too long. We rarely receive updates unless we push for them, and even then, the information provided is often misleading or outright false. Promises are made but never followed through. Overall, the lack of transparency, accountability, and basic communication is completely unacceptable. It feels like residents are being ignored and misled. We deserve far better.

Urgent Action Needed: Urang's Negligence Causes Major Issues Our experience with Urang, our building management company, has been nothing short of abysmal. We are facing critical issues that have been left unresolved for months, coupled with a complete lack of communication and abysmal customer service. The most pressing concern is our non-functional lift, which has been out of service for three months. It took an entire month just to get the lift company to assess the issue. After a brief repair, the lift broke down again within a week. Despite repeated attempts to contact Urang to chase the lift company, we've been met with radio silence or, at best, sporadic and unhelpful responses. It often requires multiple residents to email them before we receive any sort of reply, which invariably consists of excuses rather than solutions. As a result, we are still without a working lift, causing significant inconvenience and accessibility problems for residents. Adding to our woes, our roof has been leaking for two years now, and Urang has done absolutely nothing to address it. We have received no updates, no proposed solutions, and no indication of a timeline for repairs. This ongoing leak is a serious structural concern and a testament to their complete disregard for property maintenance. Overall, the customer service provided by Urang is the worst imaginable. It is virtually impossible to reach anyone by phone; all communication must be done via email, and even then, responses can take weeks. This level of unresponsiveness and inaction is unacceptable for a company responsible for managing residential buildings. Urang's negligence is causing significant distress and inconvenience to residents. We urge them to take immediate action to resolve these critical issues and drastically improve their communication and customer service. I would give negative review if it was possible.

I've been working for Aluve of Urang for 2 yesrs or so and have found her and the rest of the team to be very conscientious. They genuinely care about their clients !

Useless & Pethatic

Useless & Pathetic, they are the hardest people to get ahold of and if you do good luck getting anything sorted. Worst thing of them all is the constant increase in service charges. I went from paying £1500 to £3,150 within 1 and a half years. I won't name names now but I've been laughed at while explaining them the issue I was having.

These guys are the worst! Update*

So after My last review, URANG contacted me asking to put old review down. I was like NO, you guys have not replied to any of my emails and you are failing to bill me properly and we are not quite in that level of our relationship for me to be submissive. I'll bullet point this nonsense so it's more digestible to the mass: - They claim to have under budgeted second year of service charge raising the cost of my TWO BEDROOM'S service charge to over £3K!!!!! (sighs) - I speak to man like Eulalia, whatever her name is.. she's like yeah we are going to come over to access the situation around the building - it's been 4 months she never came. but I'm not even mad she is managing 40 other properties with probably a really low salary. really just highlighting the type of company URANG is. - We requested receipts and found out we have been paying 10k a year for a cleaner!? this place is always dirty - the gym has NEVER been cleaned, the carpets are filthy! I mean I wish i could explain this better but just think of a cleaner skipping around the fire escapes of a building that never gets dirty with a duster getting paid 10k a year for coming in once every week. - We also learnt that these guys are paying Anchor to come in once a week to change locks - they apparently keep breaking, they must be made of lego. - Also after managing the property for two whole years they only learnt recently we have solar panels on the roof and they are not connected to our energy supplier and they are also using a building temporary supplier who is making a killing of our energy bills. - Basically to sum this up, URANG has made everyone in my building proud sponsors and donators to cowboy businesses really helping them thrive in these difficult times. if you are feeling wild and want to inflict yourself some emotional damage, get these guys to manage your property, or if you are a developer looking to pass on some costs to your tenants and have a property manager with no ethics who can just turn a blind eye THESE are the guys for you!

A Breath of fresh air in property management

A very efficient and good managing agent ,engaging with the residents and management board in a very positive way. I am especially impressed with the speedy,professional way they are organising a major panel refurbishment to our 5 blocks of flats. Their mantra seems to be nothing is too small,and everything is dealt with very quickly

honestly the worst company I've ever…

honestly the worst company I've ever come across. Random charges on my leasehold with no explanation. I've asked numerous times for evidence of what the money is for and received no response. Disgusting scam of a company. Charges increased 300% year on year with no explanation.

Excellent service from the Urang…

Excellent service from the Urang Lettings Team. By far the best property management I have ever had. They are very professional and respond to every communication quickly and thoroughly. I have never had reason to doubt it was the best decision made to employ Urang.

Osama, at Urang, is the best property manager we have ever had managing our property. He is proactive, responds in a timely manner, is professional and uses his considerable experience in providing our management team very good advice and guidance. Unlike other property managers we have experienced, his interest and levels of service have not waned over time.

Absolute shambles of a property…

Absolute shambles of a property Management company. Extortionate rates and never justify any of their expenses when probed. Ignore emails for months on end. Feeling hopeless. Was just sent 4 invoices all at once demanding £9k all sorts of unexplained charges within 28 days. Received no other correspondence ahead of this regarding any refurbishment work or unscheduled expenses prior. Surely they can't keep doing this to Tenants and getting away with it.
