A Chronicle of Failure

Our building's management service has delivered nothing but abysmal performance. For months, we've been trapped in a financial fog, desperately seeking clarification on opaque repair invoices that remain unexplained despite our persistent inquiries. Their standard operating procedure involves stonewalling and evasion, forcing us into a relentless cycle of badgering just to elicit even the most basic acknowledgment. A Broken Promise, A Broken Lift, A Broken Trust The most glaring symbol of their incompetence is our perpetually malfunctioning lift. It's a source of constant frustration, offering little more than empty assurances and misleading updates. Every promise of repair has proven to be a fabrication, leaving residents in a state of perpetual limbo. Perhaps most egregious is their utter disregard for residents with disabilities, who are consistently left stranded and forced to navigate stairs due to the agency's callous indifference to their needs. Systemic Neglect and Zero Accountability In essence, we are living under a regime of systemic neglect. There's a profound absence of transparency, accountability, and basic professional communication. It's clear that the agency views residents with contempt, our concerns consistently ignored and our trust irrevocably shattered. This level of service is simply untenable.

Extremely Poor Service and Communication

The managing from Urang of our building has been nothing short of a nightmare to deal with. We’ve been waiting months for clarification on invoices related to repairs, despite repeatedly requesting detailed explanations. Their responses are either vague, delayed, or don’t come at all — and we have to chase them multiple times on a regular basis just to get any kind of reply. One of the most frustrating ongoing issues is with the building’s lift, which has been unreliable for far too long. We rarely receive updates unless we push for them, and even then, the information provided is often misleading or outright false. Promises are made but never followed through. Overall, the lack of transparency, accountability, and basic communication is completely unacceptable. It feels like residents are being ignored and misled. We deserve far better.

Urgent Action Needed: Urang's Negligence Causes Major Issues Our experience with Urang, our building management company, has been nothing short of abysmal. We are facing critical issues that have been left unresolved for months, coupled with a complete lack of communication and abysmal customer service. The most pressing concern is our non-functional lift, which has been out of service for three months. It took an entire month just to get the lift company to assess the issue. After a brief repair, the lift broke down again within a week. Despite repeated attempts to contact Urang to chase the lift company, we've been met with radio silence or, at best, sporadic and unhelpful responses. It often requires multiple residents to email them before we receive any sort of reply, which invariably consists of excuses rather than solutions. As a result, we are still without a working lift, causing significant inconvenience and accessibility problems for residents. Adding to our woes, our roof has been leaking for two years now, and Urang has done absolutely nothing to address it. We have received no updates, no proposed solutions, and no indication of a timeline for repairs. This ongoing leak is a serious structural concern and a testament to their complete disregard for property maintenance. Overall, the customer service provided by Urang is the worst imaginable. It is virtually impossible to reach anyone by phone; all communication must be done via email, and even then, responses can take weeks. This level of unresponsiveness and inaction is unacceptable for a company responsible for managing residential buildings. Urang's negligence is causing significant distress and inconvenience to residents. We urge them to take immediate action to resolve these critical issues and drastically improve their communication and customer service. I would give negative review if it was possible.

I've been working for Aluve of Urang for 2 yesrs or so and have found her and the rest of the team to be very conscientious. They genuinely care about their clients !

Urang - slow and unresponsive property mismanagement

Urang have been "looking after" our building for some time now and sadly, it's like pulling teeth to get anything done. Repairs are just left, they don't respond to calls (Always voicemail, no one answers the phone) and the response to email is also so slow. Some repairs have been waiting for over a year now. If you are looking for a property management company...don't use this one!

Neil Cuffy does not respond to emails…

Our property manager does not respond to emails or calls from owners re basics like a broken lift for MONTHS. His manager is unreachable as an escalation point. There is no accountability or service provided, just a cash grab every month. Urang makes it a point to direct clients to keep emailing and calling about the same issue until it is resolved to keep the issue at the top of your property manager's inbox. You are basically asked to be an admin for someone who you are paying to do the job...what kind of service is this? As property manager he was given the run around by one lift repair company who said engineers had Covid and couldn’t service the area. He is not confident enough to find a timely alternative, terminate the contract with a negligent lift company or seek advice from more experienced colleagues. UPDATED: Lift reported broken: November 5 Lift service scheduled: Dec 4 (one month!) Lift reported broken again: Dec 8 Lift repair still not actioned…JAN 28 and counting

Completely incompetent

Completely incompetent, awful organisation. They are still chasing us for service charge even though we do not own the property. Countless calls and emails with no resolution. Record keeping is clearly non existent.

Would give NO STAR if I could!!!

Would give NO STAR if I could!!! This has to be the WORST property management company ever! They collect service charges and hardly use the money on the estate they manage and the estate goes into appalling disrepair!! And as for those who struggle to pay their charge service charges, they will frustrate you with their extreme charges such as - interest on arrears, highly extortionate admin fees; double charges under the disguise of legal fees and solicitors fees etc. To make matters even worse, some of the payments you make are not credited to your service charge account!! You will only discover this when you study their double dutch confusing statements that they send to you! Their conniving exploits extends to the fact that Urang and their ‘legal department’ Lazarev Clever are all one! Same people run both companies!! Meaning, they milk money out of those who are unfortunate enough to be behind in their service charges, digging you into a continuous black financial hole!! Furthermore, their staff are rude, abrupt and unprofessional! I am so proud that I was instrumental in ensuring they did not manage our properties anyone and worked with other leaseholders in effectively sacking them and securing a more reliable property management company! Please do not go near Urang Property Management, they are complete BAD NEWS!!! I am still ‘swimming’ in their ridiculous trumped up charges that they transferred to our new property management company, even they too are completely baffled at the charges Urang levies on leaseholders.

Worse property management company ever

Majority of those 5 star reviews are quite likely the fake comments, They will never reply you and you have no way to address the complaint, they will only reply when they need to charge you. They will randomly charge you something without informing you, that’s how it works, never see such bad property manager and management company in my life

Unresponsive and time wasting

I have absolutely had enough of Urang. In the last couple of weeks, I've had two emails (actually from the same person) asking for access to my flat for two separate matters. I replied to both emails promptly, but then never heard anything further from them - it's an appalling waste of my time. I've also had an ongoing issue that they applied a charge to my account for an engineer visit that wasn't agreed or authorised by me - I just had a guy turn up at my door while I was trying to work one day asking to come and look at my heating system. I sent multiple emails asking them to remove the charge from my account. I then spoke to the Property Manager who said he was going to go back and look at it more than 6 months ago and still haven't heard anything further. All my follow up emails have been ignored. Very unimpressed

Absolutely useless company.

Absolutely useless company. They manage a building with a parking and I am stuck in the parking for 8 hours and counting. They don’t know who can fix the door. My car is there and I can’t go home.

Absolutely ridiculous management

Absolutely ridiculous management. They manage one property which I rent. I never had to deal with such unprofessional people. Never let you know when they will do some work in the property, give access to the maintenance without your consent.

Terrible customer service and absolutely no logic

Similar to other one star reviews, it is startling how alike our complaints our. Our new build block only opened 2.5 years ago. In that time, we have had one meeting with Urang, and that was earlier this summer and was the result of several leaseholders agreeing to collectively withhold service charge payments. Unfortunately, no update following that meeting nor actions followed up. The person who held that meeting was an assistant account manager and I feel for him, he clearly doesn’t have the delegated authority we need to get resolution on our issues but nor does he appear to be escalating them or signposting us on to someone with the right level of authority. I have reams of emails and calls over the two years that went unanswered, but be sure, they are quick to make contact when payments are due. The left hand doesn’t talk to right hand, interest is building up on unpaid service fees yet the accounts team know this is because they are in dispute (over the quality and actual validity of the breakdown). Similar to Rodrigo’s comment, I had to be the one to advise them of having solar panels on the roof. I was also the first person to take a metre reading on their behalf. All of our complaints and concerns surround discrepancies and inconsistencies in the accounts and quality of service on the ground. We aren’t being unreasonable and simply want to have a logical conversation with someone but this never happens. It’s honestly borderline gaslighting the way they dismiss or ignore everything you point out to them. The most recent exchange I’ve seen from them puts down our concerns to “the cost of living crisis causing people to lash out at property managers”. Yet we are a small block, all young professionals and we can and would pay, all we are asking for is the quality of service expected of such a company. Unfortunately that hasn’t been our experience and is infuriating how such a poorly run company is making such profits off residents.
