A Chronicle of Failure

Our building's management service has delivered nothing but abysmal performance. For months, we've been trapped in a financial fog, desperately seeking clarification on opaque repair invoices that remain unexplained despite our persistent inquiries. Their standard operating procedure involves stonewalling and evasion, forcing us into a relentless cycle of badgering just to elicit even the most basic acknowledgment. A Broken Promise, A Broken Lift, A Broken Trust The most glaring symbol of their incompetence is our perpetually malfunctioning lift. It's a source of constant frustration, offering little more than empty assurances and misleading updates. Every promise of repair has proven to be a fabrication, leaving residents in a state of perpetual limbo. Perhaps most egregious is their utter disregard for residents with disabilities, who are consistently left stranded and forced to navigate stairs due to the agency's callous indifference to their needs. Systemic Neglect and Zero Accountability In essence, we are living under a regime of systemic neglect. There's a profound absence of transparency, accountability, and basic professional communication. It's clear that the agency views residents with contempt, our concerns consistently ignored and our trust irrevocably shattered. This level of service is simply untenable.

The managing from Urang of our building has been nothing short of a nightmare to deal with. We’ve been waiting months for clarification on invoices related to repairs, despite repeatedly requesting detailed explanations. Their responses are either vague, delayed, or don’t come at all — and we have to chase them multiple times on a regular basis just to get any kind of reply. One of the most frustrating ongoing issues is with the building’s lift, which has been unreliable for far too long. We rarely receive updates unless we push for them, and even then, the information provided is often misleading or outright false. Promises are made but never followed through. Overall, the lack of transparency, accountability, and basic communication is completely unacceptable. It feels like residents are being ignored and misled. We deserve far better.

Urgent Action Needed: Urang's Negligence Causes Major Issues Our experience with Urang, our building management company, has been nothing short of abysmal. We are facing critical issues that have been left unresolved for months, coupled with a complete lack of communication and abysmal customer service. The most pressing concern is our non-functional lift, which has been out of service for three months. It took an entire month just to get the lift company to assess the issue. After a brief repair, the lift broke down again within a week. Despite repeated attempts to contact Urang to chase the lift company, we've been met with radio silence or, at best, sporadic and unhelpful responses. It often requires multiple residents to email them before we receive any sort of reply, which invariably consists of excuses rather than solutions. As a result, we are still without a working lift, causing significant inconvenience and accessibility problems for residents. Adding to our woes, our roof has been leaking for two years now, and Urang has done absolutely nothing to address it. We have received no updates, no proposed solutions, and no indication of a timeline for repairs. This ongoing leak is a serious structural concern and a testament to their complete disregard for property maintenance. Overall, the customer service provided by Urang is the worst imaginable. It is virtually impossible to reach anyone by phone; all communication must be done via email, and even then, responses can take weeks. This level of unresponsiveness and inaction is unacceptable for a company responsible for managing residential buildings. Urang's negligence is causing significant distress and inconvenience to residents. We urge them to take immediate action to resolve these critical issues and drastically improve their communication and customer service. I would give negative review if it was possible.

Great block manager

I have used URANG Group for many years (15+) and would recommend for residential block management. With such a long standing arrangement, there has been the odd issue but on balance I feel I continue to receive great service from them. Our main point of contact is Ezette who I would highly recommend. She is super receptive and quick to respond to emails and enquiries.

Urang Property Management is dangerously negligent

Urang Property Management's incompetence in addressing critical issues, such as a malfunctioning building lift, is nothing short of appalling. Despite the evident dangers to a pregnant woman and a disabled individual, the company has displayed a shocking lack of responsiveness and empathy. Their consistent failure to organize repairs over a three-month period, coupled with a refusal to take responsibility or show any initiative, highlights a disturbing pattern of negligence. The apathy towards the well-being of residents forced to navigate stairs in such circumstances is unacceptable. Instead of proactively addressing the situation, Urang Property Management seems more inclined to shift blame onto other service providers, further emphasizing their lack of accountability. The company's apparent disregard for urgency and care is not only disappointing but also potentially dangerous. Such a blatant disregard for residents' safety and well-being raises serious concerns about their ability to effectively manage any property. With a track record like this, it's foreseeable that Urang Property Management may face significant consequences, potentially leading to their collapse. In light of these issues, property owners should think twice before entrusting their properties to a company that has demonstrated a complete failure in fulfilling its responsibilities. Professionalism

I approached Urang for a proposal following a third party referral. I found Urang's Business Development Team to be responsive and trustworthy throughout our selection process. Following their appointment, there were a few challenges in the initial transition (from previous managing agent) and on-boarding period but it would be unfair to lay full responsibility for this at Urang's door. Once our building manager (James Stone) was appointed, I began to see significant improvements. James is very responsive and diligent in co-ordinating with the remainder of the Urang teams. My experience of the Urang teams so far has been positive: everyone is helpful, professional and transparent.

PARKSIDE HOUSE WIMBLEDON VILLAGE

Urang Group does an excellent job in managing the building on our behalf & communicating everything clearly to leaseholders & tenants on a daily basis. James Stone, the Urang Manager responsible for the building is very responsive to any issues that arise such as waste management, security, complaints etc etc. We look forward to the next project to be managed by Urang Group, the installation of badly needed & long overdue security cameras in the residential part of the building. Really Poor Company and horrendous…

Really Poor Company and horrendous service. Never respond to our questions on email. Charge huge prices which are not justified or backed up with any evidence. Stay well clear. Gobsmacked they call what they do a service.

Poor Service, not value for money

Urang have managed our block of 12 apartments in N1 for a few years but recently their service has been awful. The lifts have been out of order for over 2 months despite multiple calls/emails from owners and tenants. They failed to notify the RTM of insurance renewal requirements and seem incapable of organising and managing the most basic of things expected from a professional building management company.

Terrible management, horrible staff and unbelievably poor quality of work

As some other reviews have also stated - I would also give Urang Property Management Zero Stars if I could. They are charlatans. There customer service is terrible, the staff and managers are rude and they do not reply to email or phone calls. They are rude and patronising. Since taking over the property management of our block they have nearly doubled our service charge and have not provided suitable evidence of the charges despite multiple requests to do so. From speaking with contractors on site they appear to be inflating the cost of work and keeping the additional amounts for their profits in addition to their annual fee which should cover the administration of managing the contractors. I would recommend everyone who is serviced by this company pay close attention to the work, its quality and the accounting carried out by this firm. Our block is seriously taking this company to tribunal.

Excellent Customer Service re Insurance Claim

I have been dealing with Susan Bantjes and Gemma Walsh regarding an insurance claim of mine, more so Susan and she couldn't have been any more prompt and helpful. Our previous property management company was a complete nightmare, so I was apprehensive about trying to sort my issue out but I didn't need to be. Thanks so much Susan!

Second post on a different issue - completely unresponsive to issues, do not care about tenants. Use a different company to manage your property would be my advice they have now tried to reach out with a pointless generic response, while the people i am trying to contact on email are ignoring things!!! cowboy outfit. stay away
