Been professional throughout and completely transparent. Also, the response times to reply to emails is excellent.
Was initially disappointed that the whole starter pack needed to be printed out, signed and posted back. I did everything in 2 hours, and posted a file an inch thick the same day. Paid £1000 just to open the file. Rang at the end of the following day to check they had received it OK, but it turns out she doesn't work Thursdays. Never received any confirmation of receipt of all of the documents. Rang to check in a week later, turns out she didn't work Tuesday either. Was told that my case was being dropped and they cannot divulge the reasons why. I wonder how long they would have left it if I didn't call up. Still I have no correspondence to say they will no longer act for me. Disappointed that there was no online portal, no acknowledgements or updates and absolutely devastated that I have lost another week and wasted my time with a conveyancer who can't take the job on. I have been told my deposit will be refunded minus their ID check fees, but it's not clear how much I have lost and right now I'm still out of pocket.

The experience overall was very stressful, mainly because there was very little forthcoming communication. I had to request updates multiple times, often without any answer for several days, up to a full week at times, getting the feeling that I was annoying them because I wanted to know if anything happened. Information was also conflicting between what I heard from them and from the auction intermediary. Basically I would not recommend them, especially anytime around April, when they are very busy with end-of-year tax reports.
Nothing was too small for Helen and her team, made the process of selling very easy, would highly recommend and will use when we buy our next house
Genuinely very impressed with Setford’s service. Ray in particular was fantastic through the sale of my property.
