Speed Bump concerns and noise at night24/7

We are residents of an estate on Bromyard Avenue in Acton, West 3 London, currently managed by your company since April of last year. While we do appreciate that some aspects of the estate are being handled well — such as the cleaning — there is a serious issue that needs urgent attention. Recently, a speed bump was installed in a specific area without any prior consultation with leaseholders or residents. This was done without warning, and many of us believe this was unauthorised. Although Richard from Berkeley has confirmed that he agreed to the installation, we still believe this action was improper. As far as we understand, a managing agent is not permitted to independently make traffic management decisions that affect the estate’s residents in this way. This speed bump has had negative and dangerous consequences: • Cars are now driving onto the pavement to avoid the bump — which has resulted in near-accidents, including one where I was nearly hit. • Residents living near the bump are subjected to loud, jarring noise every time a car goes over it. • Despite multiple complaints, management has refused to remove or adjust it. We are calling on Gary Cane to step in and help resolve this issue. We also ask that you liaise with the on-site manager, Abdul Aziz, who has mentioned concerns about his own working conditions — including being underpaid and not compensated for overtime. This matter is urgent, and we are requesting a full review and a direct response. The safety and well-being of residents is important.

Terry Peters, is one of the many reasons why pbm has got such a bad name for them selves. She never returns calls, emails or passes messages on. I've had an on going issue now for over a year now! Which I want to see proof of the work they have carried out. They charge you Extreme service charges, but when you ask for proof, they dely you. I've just been told by terry she doesn't work on my block no more? Honestly pbm property management is so disappointing!

Trying to hide their failures

Wrote quite a lengthy google review detailing my experiences with PBM. They appear to do basically nothing for the amount you pay them, and I would guess internally they’re not much better as they managed to forward me internal call stats meant for their staff. Their new tactic is deleting their google business page to hide the ever increasing list of horrible reviews to try and protect their image. Unfortunately now it just makes our block look likes it’s managed by a company that can’t even maintain a proper business online presence.

Horrible property management company!!

Horrible property management company!! Would have given a negative rating if possible, very common problem in the building they manage with lifts and fake fire alarms going out every now & then. The most recent is no water in the entire building since Friday 4th July 11am. Almost 190 families are devoid from the most basic necessity WATER. Actions which PBM should have taken on Friday itself were delayed until yesterday and there is no hope of water returning to our taps until tomorrow 9th July. Its chaotic, cant write much of how poorly PBM is managing this building in Croydon.

We have a property in birchen house…

We have a property in birchen house Birkenhead we have multiple times complained about the state of the entrance ie.. broken door which anyone can enter, smashed glass which is safety glass. The car park shutter which is supposed to be private which people keep breaking. The lift which is continously broken its filthy, dirty nappies, food, cigarettes. The entrance carpet is absolutely disgusting it needs ripping up & thrown away I know people's dogs have fowled on it and urinated. Also damp all over the building including inside the apartments.There is no cctv of which we have asked for, for many years so.... where are these repairs you say your going to do pbm?? People are paying thousands of pounds for what??? Fresh air?? Your company is a disgrace you are obviously not up to doing the job!!!! You need to be taken to court as you are incapable of sorting anything out for these poor tenants. WHERE is the MONEY going if you are not repairing the building????????

Avoid!

In the time we have been 'managed' (if you can call it that) by this company, our service charges have doubled and we the level of service has deteriorated. They don't reply to enquiries, ignore repair requests and haven't acted on a fire safety recommendations. We have now managed to get Right to Manage so that we can move to a different provider, but I wouldn't touch this company with a barge pole. How they have managed to get accreditation is beyond me!

Absolutely atrocious support

Absolutely atrocious support. Charges for multiple services that are not offered, when this was contested, threatened with late fees and legal action that we do not have the resources to fight. No human element at all.

Worst Management Company Ever!

By far the worst management company I’ve experienced. They accepted a new development from Bellway with tonnes of defects to the communal areas without logging them and are now trying to charge residents. They’re unresponsive to calls and emails, make empty promises and fail to deliver and owe thousands of £ in rebates that they’ve gone silent on!!

A COMPANY TO AVOID

This property management company is the worst I’ve ever dealt with. Not only do they provide terrible services, but they hit you with outrageous bills that have zero transparency. It feels like they’re making up numbers just to bleed you dry. Dealing with this company has been a nightmare, and I wouldn’t recommend them to anyone. Save yourself the stress and frustration—find another management company that actually values its tenants and provides honest, reliable service. This one is a total scam.

Completely unresponsive company

Completely unresponsive company. I have emailed a number of times to request replacement fobs for entry to my apartment building on Kennet Island, Reading and they don’t even bother responding. The maintenance of the site has seriously deteriorated since PBM was appointed whilst service charge continues to increase. The flat windows are not cleaned despite apparently being part of the planned maintenance, the streets are overflowing with rubbish and weeds bursting through the cracks, this place has become a really unsightly place to live since PBM took on the management.

Extremely poor services & tactics to overcharge

PBM Property Management is an extremely unreliable and greedy property management company with very poor services, awful communications, and nasty tricks to make a profit, employing underhanded tactics to overcharge tenants and leaseholders at every turn. Whether it's unexpected fees, inflated maintenance charges, or hidden costs buried in the fine print, they seem to constantly find new ways to drain your wallet. Their billing practices are opaque and deliberately confusing, making it nearly impossible to track what you're being charged for. On top of that, they show little to no interest in addressing issues or resolving disputes. Maintenance requests are ignored or handled with the bare minimum of effort, leaving residents to deal with problems that drag on for weeks or even months. I would strongly advise against working with this company.

Poor management, unresponsive to fixing issues

I recently bought a new home where PBM are the managing agents. Their operatives on site are reasonably good, but the company themselves are poor. There are issues that we’ve tried to address with them, but they just don’t respond. Given the choice, myself and other residents would use a different company.

Extortionate Water Rates Demand!!!

UPDATE: following copying in the MD of PBM, I was contacted promptly and have now had a satisfactory response to all the questions I had and I have been issued with a revised bill. Once I received a response, the management of getting to a resolution was swift and efficient. Thank you. Hopefully there will not be a similar problem with the water meters in the future. Extortionate Water Rates Demand!!! I received an invoice in May 2024 for Water Balancing (2023) and Water Estimate (2024) to the value of £2900. Previous years have been c. £200-300, so this was considerably more and I have been trying to question it ever since. I have sent numerous emails, I have spoken to the office and I have still not received the information I have asked for. Having gone back over my records, I have now noticed I did not receive a water usage statement for months of Aug-Dec 2022, not a single month in 2023 and January and February 2024. The usage they are saying the flat used in 2022 is vastly above the water statements I did receive for Jan-July 2022, so I do not agree with their demand. I am happy to pay what I owe, not what they want to charge with out the evidence of usage. It is a one bed flat with one occupant, not a 5 bed house with a family of 6!!! The lack of response is disgusting! They are quick enough to chase me when Ground Rent or the Service Charge is due (which is extortionate too!), but very slow when I am asking for them to prove I owe them nearly £3k!! This started in May and is ongoing at the time of writing at the beginning of August. Not good enough!

I paid PBM around £3500 this year for…

I paid PBM around £3500 this year for the maintenance charge on my flat. The lift in my building has currently been out of order for a week. I reported it on there portal when the fault occurred. I’ve contacted the service manager everyday for a week and he responded once and said an engineer would come that day. It’s been three days since the engineer was supposed to attend and the lift is still out of order. This really isn’t good enough considering the amount they charge.
