Speed Bump concerns and noise at night24/7

We are residents of an estate on Bromyard Avenue in Acton, West 3 London, currently managed by your company since April of last year. While we do appreciate that some aspects of the estate are being handled well — such as the cleaning — there is a serious issue that needs urgent attention. Recently, a speed bump was installed in a specific area without any prior consultation with leaseholders or residents. This was done without warning, and many of us believe this was unauthorised. Although Richard from Berkeley has confirmed that he agreed to the installation, we still believe this action was improper. As far as we understand, a managing agent is not permitted to independently make traffic management decisions that affect the estate’s residents in this way. This speed bump has had negative and dangerous consequences: • Cars are now driving onto the pavement to avoid the bump — which has resulted in near-accidents, including one where I was nearly hit. • Residents living near the bump are subjected to loud, jarring noise every time a car goes over it. • Despite multiple complaints, management has refused to remove or adjust it. We are calling on Gary Cane to step in and help resolve this issue. We also ask that you liaise with the on-site manager, Abdul Aziz, who has mentioned concerns about his own working conditions — including being underpaid and not compensated for overtime. This matter is urgent, and we are requesting a full review and a direct response. The safety and well-being of residents is important.

Terry Peters, is one of the many reasons why pbm has got such a bad name for them selves. She never returns calls, emails or passes messages on. I've had an on going issue now for over a year now! Which I want to see proof of the work they have carried out. They charge you Extreme service charges, but when you ask for proof, they dely you. I've just been told by terry she doesn't work on my block no more? Honestly pbm property management is so disappointing!

Trying to hide their failures

Wrote quite a lengthy google review detailing my experiences with PBM. They appear to do basically nothing for the amount you pay them, and I would guess internally they’re not much better as they managed to forward me internal call stats meant for their staff. Their new tactic is deleting their google business page to hide the ever increasing list of horrible reviews to try and protect their image. Unfortunately now it just makes our block look likes it’s managed by a company that can’t even maintain a proper business online presence.

Horrible property management company!!

Horrible property management company!! Would have given a negative rating if possible, very common problem in the building they manage with lifts and fake fire alarms going out every now & then. The most recent is no water in the entire building since Friday 4th July 11am. Almost 190 families are devoid from the most basic necessity WATER. Actions which PBM should have taken on Friday itself were delayed until yesterday and there is no hope of water returning to our taps until tomorrow 9th July. Its chaotic, cant write much of how poorly PBM is managing this building in Croydon.

Better to be without a management company than PBM!

I dont want to repeat myself. But every comment made previously with a single-star review applies to PBM. Not sure how they are still managing to keep up their business with this level of service!

They are just the opposite of what is expected from them, to make things easier for the residents

PBM has mastered their skill of not keeping any transparency with the residents regarding the invoice and expenses. Their response time to any issues raised, is extremely poor, even after multiple follow-ups we barely get any response. When asked for have frequent meetings with residents over open issues and regular expenses, they simply refused. And finally the yearly service charge invoice is requested without any proper invoice or breakdown, very shady.

This company has a serious problem with…

This company has a serious problem with communication. Their website suggests that they are passionate about their residents and the places they live. This is not true. They just refuse to acknowledge or answer emails, preferring to just ignore them They make promises and assurances of things to be done and then just forget them. Don't believe what their website says about them, it is not true. The opposite would be closer to the truth. The CEO obviously has no pride in his company, or in his position within the company as this policy of ignoring people comes from the top.

This so-called property management…

This so-called property management company shows a complete lack of respect for leaseholders. They consistently ignore emails and fail to carry out their responsibilities, yet they demand payment for work that has not started and want all money upfront, even when they get the wrong flat number on documentation for work to be done. Promised repairs have been pending for five years with no sign of completion. They neglect property maintenance and falsely advertise the experience of a 'happy home.' There's a high turnover of staff. The Managing Director disregards complaints, and they threaten legal action for non-payment, despite breaching the lease by not fulfilling their obligations.

it is a constant problem every year…

it is a constant problem every year about lack of gardening on our estate MONARCH GATE I have sent complaints letters and photos to Gary Cane and the complaints dept and never even got an answer from them the place looks contantly scruffy I live on the ground floor with bushes outside of my windows and they block the light when they grow I am paying a high maintenance bill for this work and it is not carried out. Now we have new property management people I cannot even get in touch with them by email as I do not have their correct e-mail address I wonder if anyone is working at all at PBM or just collecting the maintenance money.

Terrible Management

I have been living in a building supposed to be managed by PBM and I'm in shock by the lack commitment and professionalism. There's a scaffolding outside my window for 7 months and no one provides any updates regarding the work or lack of it. Completely disregard to emails from residents, but very eager to bill us a large sum for services... Today some of the residents including myself have missed out on our windows being cleaned (yet again) due to this scaffolding which is also blocking the sun and my views. As a property management company I'd expect to have some sort of inspection, regular communications about the service and appropriate quotes for such services. Instead I just get the bill which quite frankly I do no know what I'm paying for. I really would like to have a look at their contractual obligations versus their failings and understand how they plan to respond to it.

I have lived in one of their buildings…

I have lived in one of their buildings for 5 years and one of as sexually harassed by one of their employees. I reported this to Alex Wilson from PBM and she treated me so badly. No offer of support. No apology. The investigation went on for 1 year and they barely communicated with me.

Very unreliable company

This property management company is highly unreliable. Our experience with them was extremely disappointing. Not only do they fail to handle the basic responsibilities of property management, but their billing practices are also far from transparent, leaving us frustrated and confused.
