No-one turned up to the viewing

Went to view a property on Wednesday 9th July. I waited 15 before ringing to see if anyone was turning up to show me round, no one did. I then rang the office and they said they had no recollection of my booking. I said I had a confirmation email. They said “well it must have been moved, did you not get told?”. IF I WAS TOLD I WOULD’NT HAVE TURNED UP WOULD I? I won’t be using Richard Kendall again. This is the second time this has happened now.

Mandy Bennett at the Ossett branch of Richard Kendall was, without doubt, the best Estate Agent if have ever dealt with! She went the extra mile on everything she did & whatever I asked it was dealt with without a problem. I've never had an Estate Agent like it, had some absolute nightmares in the past. I made a massive mistake in appointing W H Brown in Wakefield originally to sell my late Mum's property. They overpriced it, gave us poor information on how to set it up to sell, due to this we had very few viewings & very poor liason. The worst bit was recommending the incompetent solicitors, Gilson Gray in Lincoln, who were a nightmare. I got rid of W H Brown at the first opportunity & listed with Richard Kendall. The difference was night & day! Mandy dealt with absolutely everything brilliantly. She dealt with both sets of solicitors which was a thankless task. We completed yesterday & it would have still been on going if it wasn't for Mandy. To summarise, if you're listing a property in that area just use Richard Kendall, avoid W H Brown & never ever use Gilson Gray solicitors. Thank you Mandy, you've restored my faith in Estate Agents, well one anyway! Absolute star!!

Professional, Personal, Efficient Team

As we have an existing relationship with Richard Kendall they were an obvious choice for the sale of our family home. With branches across the 5 towns they are a perfect choice for the region, with wonderful staff offering a personal, passionate service whilst remaining highly professional and efficient. Karen was our negotiator in Wakefield and worked so hard over a 12 month period! She kept the chain connected through a complex process with various issues, keeping related parties updated along the way. So happy in our new home and the pain was worth it - honestly Karen 😃. You're welcome to visit anytime to see what it was all about and that's not something you'll hear said to an estate agent very often - speaks volumes 🥰. Thank you.

Good honest estate agent

If you want a good honest estate agent been around for a long time are well respected and keep you up to date go for Richard Kendell yes I know there ones will say we will do it for free there is nothing free believe me they get the job done

We would have appreciated more help and support.

The team was professional and kept us up to date with anything that needed doing. Yet, at times we felt pushed to do things otherwise it meant that we would lose the house. This was something we would hear each time someone would call us and not receive the answer they were expecting. When buying the house we were first time buyers and had not a lot of experience with all that needed doing. We felt that we didn’t get as much support from the team. We would of appreciated some more guidance on what was coming next instead of calling us and rushing us to make a decision. A file with all the things a first time buyer needs to have ready and a step by step guid would have helped a bit more. At times it felt as if the team had the seller’s back and only cared that he got what he was paying for and that we didn’t matter as long as we went through with the buy. There were times we called to speak to the person handling our case and they would never call us back. It just made us stressed and anxious the whole time until picking up the keys to our house.

Sarah Longden has been absolutely…

Sarah Longden has been absolutely amazing during our house move. She has kept in touch with us and when we have needed extra help and support especially when we were trying to exchange contracts on our house move she kept us informed every step of the way. Oh and Sarah was acting on behalf of our seller not us !!! More than just an estate agent. Thank you Richard Kendall for such great service. Ashley and Nadine Hotn

A word of caution (but its your money)

I always thought Richard Kendall were the go to estate agent in Ossett. We bought our house from them in 2005 and were very happy. Fast forward to October 2021 and we want to sell. Daniel from Richard Kendall visited and valued our house between 270K - 275K (but that we could consider marketing it at a higher figure). He said that the market was very bouyant and if we wern't inundated with viewings in the first week then the price was probably too high and we should consider lowering it. The subsequent formal valuation letter stated 280k. A lady from Reeds Rains said that it was an "unusal property and that they would have to work a little harder to find the right buyer". She valued our house at 370K and said we should market at "offers over 350K". By February 2022 we had had 5 serious offers in the 350K-375K range and completed yesterday at 375K. So yes, we didn't sell in the first week but not listening to the chap from Richard Kendall saved us 100K! Please bear this in mind when selling your house.
