A word of caution (but its your money)
I always thought Richard Kendall were the go to estate agent in Ossett. We bought our house from them in 2005 and were very happy. Fast forward to October 2021 and we want to sell. Daniel from Richard Kendall visited and valued our house between 270K - 275K (but that we could consider marketing it at a higher figure). He said that the market was very bouyant and if we wern't inundated with viewings in the first week then the price was probably too high and we should consider lowering it. The subsequent formal valuation letter stated 280k. A lady from Reeds Rains said that it was an "unusal property and that they would have to work a little harder to find the right buyer". She valued our house at 370K and said we should market at "offers over 350K". By February 2022 we had had 5 serious offers in the 350K-375K range and completed yesterday at 375K. So yes, we didn't sell in the first week but not listening to the chap from Richard Kendall saved us 100K! Please bear this in mind when selling your house.
