Hosts beware

Hosts beware. Do not list with this rental platform. The communication, follow through, and payment processes are horrible! It has been 2 weeks since we hosted a two-day rental and no one has responded to a single email that we have sent and we have had to involve the Better Business Bureau of the polarimo County California local licensing board. Do yourself a favor and read the Better Business Bureau and all reviews that aren't published by Red awning as they are biased. Unless you feel like being constantly managing right awning more than you would have managed your own platform or property. They are simply a high price listing service that expects to get cleaners through turno and maintenance through Thumbtack and will say they are a full service platform but they are no service platform. Please do your homework and believe the things you read

Lack of professionalism and knowledge

I had a very disappointing experience with RedAwning, specifically with a representative named Scott. He was not only unhelpful, but he also demonstrated a complete lack of knowledge. Instead of trying to help or offer solutions, he was dismissive throughout the call and ultimately hung up on me before I had even finished speaking. This behavior is completely unacceptable. It has caused me to lose all trust in RedAwning.

Owner Payouts Don't Make Sense

As a rental owner this company has been extremely frustrating. We transitioned from Awning to RedAwning who bought out the first company. Ever since the switch we've had issues with clear communication, terrible transitioning, and numbers that just don't add up. I honestly have no idea if the income they've told me we've received is correct now that they've removed all of our prior records with the first company. Their payment system is TERRIBLE. The amount you are paid DOES NOT match what the reservation total comes to, so you have no idea if you've been paid correctly or not. Every time I've tried to ask for assistance, I get a spreadsheet with more numbers that don't make sense, and I'm told the 'timing' of the payout is the reason why things don't add up. Yet, no one can explain anything further. Lastly, they withhold taxes, but don't remit them for every website your property is showcased on - meaning you have to jump through the tax hoops and figure out how to remit the taxes - which can be confusing and was not something I was doing before the merge with RedAwning. Lastly, it's nearly impossible to get help when you have a problem. Everything seems to be done through email. If you have a question or issue, you've got to submit an email and wait 2-3 days for them to get back to you - if they do. I would absolutely NOT recommend them. There's nothing they provide that others don't for the 20% management fee.

My reservation was canceled last minute, as I was driving up to the rental. We were planning a few days in Tahoe at Northstar, when I got a call that my reservation was canceled. Terrible!

Not accurately described in listing

This is the first time I've ever left a negative review in regards to a short term vacation rental. This place was NOT as described in the listing. No where in the listing did it say we needed 4WD, we weren't given that information until a few days before we were supposed to check in and then, it was too late to change or cancel. So we had to park our car in am empty parking lot of a closed down store and leave it there and make multiple trips to and from in my friends jeep. The bed was so hard I slept on the loveseat after the first night. The host had purchased a new mattress topper, but it had not even been taken out of the shipping box, she gave me permission to open it and put it on the bed. She said she was not coming to deal with it. Also the hot tub was gross. There was no shock or chemicals on site. She told me to just overflow it with water and that would clear it up. Just completely misrepresented the property and not great business practices. Ill never rent another one of their properties.

Delayed payouts of 30-60 days

Yes, we get some reservations from them, even though they double our rates, we have had our last 2 payouts from them take 30-60 days for payout. The first time they said Airbnb didn't pay them on time. Well we also use Airbnb, and payouts are always on time. I suspect maybe they're using payments to keep their operations afloat. Think I'm going to seek out some of their competitors. Extremely delayed payouts are a huge red flag in this industry. When I ask them about they payouts, nobody gave me an explanation other than they're sorry and accounting is working on it.

Do NOT recommend!!!

Our hottub (one of the main reasons people book cabins in the cooler temperatures), on the second day became cloudy, slippery (I slipped getting in and hit my chin hard), and smelled like rotten fish. I had to call 3 times to get them to come out and they only agreed to come do a change then if I PAID for it. We did. Unfortunately the hottub didn’t heat up warm enough to get in until the next day, which gave us one more night to use it. Also the jets in the master tub shot out a ton of mold when I turned them on. So I wasn’t able to use that either. When we spend whole days out in the city, it’s nice to come back to a cabin and relax. We weren’t able to. Nice area and views, but we won’t be booking with this company in the future. I HIGHLY recommend Auntie Belhams to anyone looking for a good cabin rental company.

Dirty and Unsafe Property

We booked a property through Marriott hosted by Red Awning. Upon arrival the air conditioning did not work. Electricity was out in part of the house. The property was not ready for guests. There were stains on the sheets. Mold on all the outside cushions making them unusable. There was mold on the shower curtain. General lack of care and dirty. The sent someone out who was unable to rectify the electrical problem. Due to the Jewish holiday they were unable to get us in contact with management. We let them know we would have to vacate to ensure the safety of our family. We paid over $5000 for our stay and only stayed 24 hours. We were only reimbursed $300. They were not willing to work with us to figure out a solution. I would not use this company. I have rented many times through AirBnb and VRBO and never had the issues we had with Red Awning. I would not recommend renting one of their properties.

Lukewarm

pros : the arrangements went smoothly . The staff at Origin condo units were friendly, we arrived on Friday afternoon. No One at the desk is available Friday Eve to Monday morning. Bed had stained bedding, tired worn sheets and bedding. Tired furnishings. Couch and chair sagging, not cleaned in awhile. Nowhere comfortable to sit. But across the street from the beach and quiet. a little effort and it could be a gem.
