It was good to receive a prompt and good service from Tia Gammanpila for administrative matters for a flat.Managing the building is important but information and the lease terms and requirements can easily be overlooked and are essential for dealing with it.
First time has a fast response and friendly helpful from Tia Gammanpila, portfolio supervisor and account staff, Rita Matanda. They provided super fast response on my service charge refunds today. Thank you very much !
Unfortunately my previous post was removed because I said a few things that clearly were not liked! I know which comment in particular got it 'shut down' so now I post based on my actual experience which CANNOT be disputed! So, here we go again... I have owned several leasehold properties over the years and therefore encountered many different managing agents. Some, better than others. However, PBM set the bar to the lowest level and this is supported by their serious lack of accountability. The property managers are forever changing which leads us residents to forever having to go over and over historical issues, and even then, they are so slow in picking up any issues and resolving any maintenance issues. The good ones run a mile and we have lost a few in particular recently who really went above and beyond, as far as they could with a shocking support team around the, overseeing a site they didn’t even manage (surprise surprise, more staff walk outs leading to those left behind dealing with an unmanaged portfolio). No doubt their efforts were wasted in that environment and I don’t blame them for leaving. The new manager is also never available, and we were promised ‘as soon as the new divisional head starts, things will improve’. Honestly, they have got worse and she is so unapproachable! The complaints procedure is not worth the paper it is written on. Ive made numerous complaints and even gone direct to the top, to be ignored and then fobbed off. Which leaves me feeling unheard and honestly, extremely concerned about the future of my home. The accounts are always late, which leads to contractors not being paid and leaving jobs half completed. No one has any confidence in this company and as much as the above comments wont make any difference(as none of the below reviews have) it needs to be noted how unwell this company makes its residents feel which constantly being ignored. IT IS NOT RIGHT!!
I strongly advise against using this property management company. Their service is extremely poor, and they continue to increase service charges without actually maintaining the property. For over six months, we have been waiting for them to repair our gate, which has led to random people parking in our designated spaces. Despite multiple complaints, no action has been taken. They are quick to charge more but completely fail when it comes to basic maintenance and security. If you have a choice, stay away from this company!
Appalling service by this so-called management company. They take days to respond to the simplest of queries, and when/if they do, their replies are most unhelpful and constitute simple brushing off their responsibility, for providing services of which they actually receive money. Absolute clowns.
I needed to make a change to the way I access my accounts over the portal. Tia was very helpful and made the change straight away.

If I could zero star this company I would worst management company that I am stuck with in my life.if your a leasehold owner don't make your leases suffer this company. They over charge, charge for services that never happen. Never reply to you. Never call you back. Do not go with this company!
Couldn’t access my customer portal but received a very prompt and helpful response from Tia.
I had to contact pbm Property Management due to an issue with my emails, which was completely my fault. Tia replied promptly and she sorted the problem within minutes. Her communication was friendly and professional, and she resolved things very quickly. This is just how customer service should be.

I had a very disappointing experience with the management company for my flat. Communication was poor; it often took days to receive a response to my inquiries. Maintenance requests were either ignored or took far too long to be addressed, leaving me frustrated and inconvenienced. Additionally, the management failed to keep the common areas clean and well-maintained. Overall, I feel that the level of service provided does not meet the expectations for residents. I would not recommend this management company to anyone looking for a pleasant living experience.
Tia responded to my email query and resolved my query within a few minutes of me sending a request. A very impressive help desk operation!
This company is a shambles, they lie, don't come back to you, nobody in the company is honest. If we can get one more flat on line with our own inside management company we can legally sack PBM and run the management ourselves as a lease holders. DO NOT USE THEM THEY TAKE HUGE AMOUNTS OF MONEY FOR NOTHING
pbm replies quite quickly when contacted and actions in a timely manner as well. I received a reply for a query within a few hours.
Tia was absolutely brilliant in helping me set up my online login and make the changes we needed to. The service has been very efficient and easy to use.
