Newton’s Factoring - 4.5/5

I have owned properties in two buildings that Newton manages. In my current building Newton took over from our previous Factor. Since this happened the building has improved immensely. Newton immediately worked with the owners’ committee to develop an action plan resolve immediate issues and to forward plan. In addition - Newton’s teams are responsive to day-to-day issues. At the beginning of 2022 we were fortunate to have John H assigned as our Property Manager. John is knowledgeable, professional and friendly. He has built credibility by being available, truly listening and then taking appropriate action. He is a communicator and meets his commitments.

Trinity Development

Louise has been an extremely competent individual in relation to the carrying out of her duties at Trinity Development. She attends promptly to any complaints and ensures that they are dealt with immediately. Since taking over the post at Newton, Glasgow the development has seen a marked improvement in dealing with complaints regarding excess rubbish, broken bin gates, gardening, the clearing of hall cupboards, insecure entry doors and vandalism etc.

Balgray Court - Urgent Maintenance Issues

An excellent discussion on the maintenance schedule Monday 23 May with Lizanne & Melissa. Priority issues on water pumps and lift refurbishment highlighted to Chair (Dr Malcolm Knight) and Treasurer (Tom Laird). Meetings with contractors to be arranged and 3 quotes per item to be taken to BCPA Committee for consideration on Thursday 26 May. Outcome no action to be taken until 3 quotes have been seen & approved by the full Committee on behalf of the Association. Sink fund details provided. Detailed quote requested from Paisley Engineering on pumps at Meeting of Tuesday 31st May and another meeting scheduled with Hart Lifts Tuesday 7th June 2022.

Feedback for property manager Melissa

I have always dealt with our property manager Melissa and have to say she is first class. She is very efficient and responds quickly to every inquiry I have sent her. I met her when she was out at our estate regarding a tree at the front of our property which was causing an issue and again she sorted this out for us. I wished other companies that I deal with have the same high quality of service.

Factors

Staff always polite and helpful. Would like a more proactive factoring service though, rather than waiting till problems occur. Currently depends on tenants reporting issues. A regular maintenance programme would be great.

Communication and positive results

I have to be honest that my confidence is very low. I feel that your priorities are more about sending a bill than checking the work has been done. I have mentioned several things that have no cost such like bicycles being left in stairs and birds nesting in pots external of the emergency door on first level. Both these points are from last year and nothing done. I have also been waiting from February to have the lights fixed on the first floor. But never a mention that you will reduce my monthly payment to compensate. Only that it’s ongoing. I have paid to have gutters and weeds removed but again I see nothing done. We try to corporate and give you info in good faith and not to be a pest. But still feel its not taken seriously. You did ask.
