One of the worst experiences I had with…

One of the worst experiences I had with this agency. I rented a house from them and verbally agreed and emailed confirming my extension of my stay. But suddenly the agent left the agency and the landlord changed his mind and evicted us by using no fault eviction. Not only that, they rented the place for less than what we were paying. It's a scam to get your deposit money. They charged us £1700 for property damage but the court ruled in our favor and we got our deposit back. Be careful.

Lauren is absolutely fab!!

I had a great experience with Lauren Foster from the John Shepherd team as she helped us with arranging to have a pet in our tenancy. It can be a bit nerve-wracking asking for a pet but from the the first interaction Lauren was friendly, supportive, and helpful in her approach and was just as enthused when our Landlord agreed as we were!! Our emails were responded to quickly and she was able to pass on all information efficiently. An absolute star 🌟 and we hope to have more interactions with her in the future

Stay away from John Shepherd

Centrick used to manage my property, and I never had any issues with them for 7 years. Once John Shepherd Birmingham Branch took over my property, the experience was very different. So, if you are looking around for a letting agent, please refer to all the one-star ratings on Trustpilot. There must be a reason why landlords/tenants are so upset with John Shepherd. If John Shepherd is your current letting agent, I will advise landlords to be more hands-on, even though you are paying a full management service fee for John Shepherd to manage your property. As I used to be very hands-off when Centrick managed my property, I had a very costly lesson when my property was managed by John Shepherd. To be fair, their senior management staff (Chris, Stuart, Julie, Jack) are all very responsive and professional. They gave me their full support during the formal complaint process. I was just very unfortunate to bump into a very absent-minded property manager. Just to name a few - he forgot to deduct the final month's utilities from my last tenant's deposit; forgot to inform Ginger Energy of a new tenancy, and all expenses were charged to me; forgot to sign on a Section 21 notice and when my eviction consultant would like to submit court papers to apply for a possession order, the unsigned Section 21 notice was invalid and the whole process had to re-start again; forgot to inform the Birmingham City Council of a new tenancy and I received a huge bill for council tax. As a landlord who is paying a full management service fee, I don't expect that I have to check the work done by my property manager. Those are just their "bread and butter". Right? I can't imagine so many things can go wrong. So, if you are looking for a letting and management agent, please read all the 1-star ratings on Trustpilot. I think comments on Trustpilot are very reliable. When I was very desperate to look for an eviction company last year to evict my tenant, I read comments on Trustpilot and found a very good eviction company with all 5-star ratings.

Happy customer!

We used this company to find tenants for our flat and were pleasantly surprised by the great service we received. The communication was great, I didn't have to prompt them or remind them about anything, and they've even responded quickly and efficiently to a couple of queries I had after their job was complete. I can't fault the service, would definitely use them again, and can highly recommend them. I dealt mostly with Sana but got the same level of service from her colleagues too.

LETTING SERVICE

Ever since Acquire Property is being bought out by John Shepherd, level of service has gone down. In 2 weeks, twice being let down for viewing a property to let. Process is a shambles as they can't view it when the property comes on the market and when the viewing opens we will call you back and no one bothers calling you until you called them to find out no appointments are available. This is Burton-upon-Trent branch

LANDLORDS/VENDORS & TENANTS AVOID!!!

REDDITCH BRANCH LANDLORDS/VENDORS & TENANTS AVOID!!!! PLEASE!!! Reasons why: 1. They don't answer the phone. How are you supposed to let or sell your property or report maintenance issues if they don't answer the phone??? We had a massive leak on our second day in our property and couldn't get through to anyone - had to call LL direct and use a plumber we knew personally as it wasn't stopping. When we did get through to someone, they told us they would get our property manager to call us back because they were out. Never heard back. 2. Staff very unwelcoming. When you enter their office, they will all stare at you and no one will say a thing until you say hello. It's very very strange. Even the lettings manager of this branch didn't smile or say hello. Its basics in customer service that when someone comes into branch, you stand, smile and greet. But noooo not John Shepherds. 3. NDO - I understand this, i get it and it works if used fairly. However, John Shep DO NOT use this fairly. At the end of your tenancy, they WILL make up claims, you will not accept them, you will counter offer and they wont liaise with you at all. They wont negotiate. they wont help. They will only say "you need to take it to adjudication". Where you need to pay at least £264. So if they want to charge you for £50 and you don't agree with it, they wont negotiate, they will simply tell you to pay £264 to take it to adjudication. Its a scare tactic. They bully you into accepting the charges, knowing you wont want to pay an extra £264. REALLY poor service here, JS. 4. bad feedback from landlords - I know some previous and current landlords of john shepherds who wish they never went with them. Service is appalling. so much more but no point going on and on. disappointed. Do yourself a favour and don't waste your time with them. Will save you a lot of headaches and stress.

A couple of weeks ago

A couple of weeks ago, I had a terrible experience with a letting agent while trying to move into a new flat, even forfeiting my holding deposit due to unnecessary, deceitful and ridiculous process. However, when I came across John Shepherd, they were incredibly helpful in finding me a new place. I didn’t have to wait forever for a viewing, as they arranged appointments as quickly as possible. Within a week, everything was sorted—the letting process was quick, efficient, and professional. I’d especially like to thank Faith and Paula for their support! I would recommend John Shepherd anytime, any day.

Not Doing the Job

John Shepherd manage one property for me in the West Midlands. I say manage but the point is they don't while charging me a 10% management fee. I've talked to my tenant and he feels the same. They take ages to fix his issues and I have to chase Shepherd's endlessly to find out what's happening and get the tenant's issues fixed. As often as not they don't respond to my phone calls and emails. It would be less effort to manage the property myself.

!!LOWEST OF THE LOW!!

This business should receive a very serious fine with a ban from trading and I do feel sorry for those who posted negative reviews here as I have No doubt that every single one of them are truthful to the facts about this most ghastly company… Even their senior management are liars and rouge; fail to do inventories correctly, not to mention repairs. Whilst they keen on causing trouble around you and tell lies to the landlords. I am taking actions against them with regulatory bodies and if necessary with the relevant authorities. The only reason I do not have an issue with the frustrating process around trying to get the deposit back, because I ALWAYS use that money to pay the last month or 5 weeks rent (whichever is applicable) at the time giving notice, that way I do not lose a penny and no need to worry about unfair deductions/scamming, because there is literally nothing they can do about that since they will receive that money eventually and there is no way they can charge more once you are out of the contract … ;-) !!AVOID THEM AT ANY COST WHETHER YOU ARE A LANDLORD OR A TENANT!!

Grateful We Found John Shepherd

After an awful experience with another company, I am so glad we found John Shepherd. Moving can be a stressful time but our agent Turkay was the most helpful go-between us and our buyer. Absolute Shambles

My experience with John Shepherd Lettings has been nothing short of abysmal. If you are considering using them to manage your properties, I strongly advise against it. Since their acquisition of Xact Homes last year, the level of service has deteriorated significantly. Basic responsibilities, such as conducting property checks, facilitating smooth tenant checkouts, and maintaining clear communication, are consistently neglected. The service is unreliable, and the staff are unprofessional and unhelpful. If you’re looking for a letting agent in the Solihull area, I highly recommend Love Property. Their service is exceptional and far superior to anything John Shepherd offers. Be warned—John Shepherd Lettings is simply not worth the hassle.
