A bit deceptive in their marketing letters if you ask me. They send a letter through to homeowners offering to buy your house giving a range of its value, which at first look seems about reasonable market value. Then they call you and say that under their "fast cash" 7-day option then the value offered would actually be around 40% lower, which equates to well over £280,000 less in my particular case. They claim it's because they take the risk of no surveys, yet they knew damn well that my house had been comprehensively rebuilt and would sail through any survey as everything in it is new. Nice try. 😉 They obviously prey on people who desperately need the money, or want to sell ultra-fast because of other issues... I don't. So, the other option they then pitch up with is to act as a sort of online estate agent for you, at well above normal agency rates - good money if you can get it... twice the usual commission rate for doing little actual physical representation or selling! Just seems to duplicate a listing on multiple websites which they claim extends beyond England's borders. Tried to claim that the big websites don't cover Wales and Scotland but I've checked again (after using one to buy a house in Wales two years ago) and guess what? Yes, they do cover Scotland and Wales. 🙄 Ask them to make a 30/60/90 day offer (so they reduce the risk of no surveys, searches, etc.) and that's a no go... of course. Then they talk gobbledygook trying to wrap the discussion in sales fluff trying to make out you, the homeowner, are a bit stupid for not understanding their extortionate agency rates. Sales person was clearly out of their depth, and their claims to know the market, local area, etc., were clearly just Zoopla searches or Uncle Google, as they talked nonsense about some aspects of the area in which I was born and raised, and contradicted themself on other points. They didn't realise they were dealing with someone who knows the market, has built, bought and sold numerous houses, and knows what my properties are worth - slight downturn in the market or not. It might work on gullible types or those desperate to sell, but not on anyone with half a switched on brain. Overall, a complete waste of time, and I personally think that Trading Standards ought to review their marketing literature. I'm not convinced it's not misrepresentative and littered with a lot of 'offers' that simply don't materialise or they have no actual intention of offering. Leave well alone and step away from their letters.

Very good agency. Fast and Fantastic service

Promised the Earth but didn’t deliver. We accepted their price suggestions, followed their guidance and out the house on with them and heard nothing else from anyone for over a month. No communication at all, really poor service. Thankfully I got confirmation I could end the contract without notice at any point, but even that’s proving difficult as they don’t respond to any communication. No issue with them not selling the house, someone has got to want to buy it. But the communication and service is terrible. I would absolutely not recommend them.

Express Estate Agency sold my property, after two high street agents had failed to generate the appropriate interest after several months. My experience is that EEA are pushy and as a seller it became a little tedious being advised to accept each offer as it came through - I knew my bottom line and stuck to it. The Sales Progressor was polite but over complicated the conveyancing process.

Shane was very professional and knowledgeable of the housing market. We had good communication, selling the house with Shane has been a positive experience.

The service that Express Estate Agency offers is a differentiator compared to other agents, from the first contact to the appointment, completely online, a versatile and quick system to communicate with the seller, which I found fantastic, and that said, when completing the offer, it was also super fast, James was super helpful in completing the proposal. I highly recommend the work of Express.

I received communication on the same day that I saw a property and since then the communication and efficiency has been amazing. I hope this momentum remains for the purchase of the property. Cannot fault them so far!

Lovely company to deal with but unfortunately our buyer can’t get a mortgage so we had to withdraw our offer

Had a very positive online discussion with a friendly and knowledgeable person who made lots of interesting points for moving forward then, absolutely no follow up whatsoever. I think that if they don’t hook a gullible person immediately they drop the lead

Again the slackest ones I have ever seen About to complete and it is very quiet from the team at express No email in preparation I am shocked on the biggest day of our move Unbelievable Everyone use them at your own risk

Within 1 minute found out that any offer will only be 60-80% of my property's value. Waste of time unless you want to give away your house. Thanks Chantelle

Not easy to get hold of. Had to do my own viewings and Aimee not in the office when we needed her. Didn't include the fact that Rydons is of non standard construction. So wasted our time showing viewers around that needed a mortgage.

As I’ve seen in previous reviews, I wouldn’t touch these if you want to sell your house. I had to put one star, there should be a zero star, service was absolutely terrible. STAY AWAY….
