My Honest Review

Having flagged my honest review, This is a rewrite to show what I endured in the hands of Victor Michael. Victor Michael displayed a series of dishonest behaviors you really need to be aware of before getting into business with them. It all started with Piyush, who showed us an apartment. While being fully aware that the last tenant moved out because of the high cost of heating the flat due to the single glazed window, Piyush told us that the apartment actually has very low electric bill due to the solar panel that are on the roof. I believed him as I couldn't really climb up to the roof to confirm. By the time I realized this deceit , it was already too late and that was how we ended up in a constantly cold apartment. Once you turn on the heater, the smart meter shows consumption at up to £4 per hour. At 12 hrs per day and 30 days per month, you'll be looking at about £1,500 in electric bill monthly during cold months. Piyush did not show any remorse for this misleading information as he claimed that he did tell me about this fictitious solar system but that the property was never advertised on that basis. Very convenient. Then you move onto Kelly, who other reviewers have described as rude. She denies every conversation minutes after you get off the phone with her. She was quite a bully. And was constantly trying to access our apartment while we were out. And when I refused, she would threaten me with some charges that would be put to me if I didn't let them into the apartment. Kelly booked an engineer's visit and we agreed on the date, on the agreed day, Kelly contacted me and said she had to cancel the visit and that it would need to be done the next day, I explained that I can't take 2 consecutive days off, and that was when she tried to intimidate me, she claimed that my contract states that they need to give me 24hrs notice to access the apartment, a had to explain that it doesn't give her the right to issue multiple 24hr notices and expect me to sit at home everyday in order to honor the 24hr notice agreement. She left the stairway of the apartment in a very horrible and dirty state and I had to make several requests before she sent a cleaner to clean the stairway. Her explanation was that it wasn't yet due for a clean. The stair way had not been cleaned for about 3 months at that point. We suffered from giant spider infestation, and despite all my pleading for a fumigation of the compound, Kelly refused and we had to endure living with the spiders as all our efforts to eliminate them were futile because the ones outside would just come back inside after a short while. The giant spiders were crawling out of everywhere, toilet, kitchen , shower, and light fixture. My 8 yr old daughter would constantly run into our room at night as she was having nightmares about the spiders. And when we moved out, Kelly cooked up a series of false claims in order to withhold our deposit. All her claims were found to be false and untrue. Such behavior should neither be endured nor experienced by any tenant. I wish someone had told me about these agents before I got into a contract with them. We had a horrible experience renting from Victor Michael and it turned out to be very expensive as we bought furniture for the apartment that we didn't need as we moved into one of our properties. I hope this review helps someone, I hope landlords can read this and think twice before giving Victor Michael their properties to manage. You know them now. You're informed

I’m very excited to moving out of my new apartment which I got with the help of team Victor Michael that I can say no1 estate agent team in the east London . And specifically thanks to Dora and Piyush the help me with everything I’m very happy to see them .

We were first time buyers

We were first time buyers. Piyush handled our case and he was really good. Hands on with everything. We started the process in January and completion was in March. Definitely recommend Victor Michael.

Victor Michael Estate Agents are stars - Esta was so helpful and also very patient as I asked a lot of questions. Nothing was ever any bother for her or the rest of the team. When I collected my keys etc today it was nice to meet them all face to face, and again I had some questions and again, they had the answers. - A very professional and understanding company.. Rented my previous property from Victor…

Rented my previous property from Victor Michael. (Canning Town) On Monday, 18th April, it will be 4 weeks since I returned my keys (on the 20th of March) as per the request from Victor Michael to vacate the property by the 17th of March. On 3rd of April, Victor Michael confirmed a rent overpayment of £1,494.80 is due to me (as I paid for a month in advance and vacated earlier), in addition to my deposit to be returned. Both the inspection report in November 2022 and the check out report at the end of March 2023 indicate no reason to retain any of the deposit. And yet I am still waiting (after following up numerous times) for the money owning to me to be returned.

A girl called Kelly Rowlatt from…

UPDATE 13/04/2023 You saying you “MOST” leave! As really tells a lot about your company. My other partner has left the property over a year plus, which means I have been paying the rent without arrears till date. This how you people makes landlord lose money. I can decided not to pay rent from the day you severed the section 21 till we meet in court which means the landlord will be out of pocket for 7 months that’s £10500 lost. I have find out it’s because the rent in that area is now now £2000 that’s why you want us out. Your company and the landlord has not giving reason to severed the notice. If the landlord want to move back or family member that’s fear enough but telling us to moved out because one person has left the property and I never owe rent is not a good excuses. I will be taking this much further. my son is going to special school which is very difficult to leave outside the borough till they find we are able to get replacement in another borough. Many people has contact us from here after reading my reviews. …………………. A girl called Kelly Rowlatt from Canning Town branch is the most rude person I have dealt with, she needs customer service training, She is always rude. Have been renting 3 bedroom house in barking. Never owe a single rent for the past 5 years. Payment on time. When ever there is repair it takes time for them to resolved the issue. It took this agency and landlord 7 months to repair the the house kitchen. After they repair the kitchen, they increased my rent, after 2 months they gave us section 21 to leave the property because they planned with the landlord to get a bigger rent. My rent was increased from 1400 to 1500 after kitchen renovation. Now, they want us out after signing new contract.

My experience was pretty good. The agent that I had to deal with was very helpful and responsive at my requests. Also I have nothing to complain about the Newlet department . At the end of the story I definitely recommend this agency. 👍

The management department is an ABSOLUTE JOKE!

The management department is an absolute joke! Victoria is a downright bully with zero professionalism standards. As a landlord you would think I'd be spoken to with some level of integrity, not an ounce. The rudest tone of voice, mannerisms and acts like she is above everyone with such a condensing attitude! Absolute CHAV, wouldn't know what class was if it hit her face on. Such a shame, I will be taking my business elsewhere. Great job donkey!

Professionalism and commitment

I have been in business relations with Victor Michael for about two decades. During this long period, I have never had an occasion to doubt the company's professionalism and commitment to me as a client. The latest task was when Piyush offered to find me a mortgage broker. The arrangement worked perfectly well and I am greatly indebted to him.
