My Honest Review
Having flagged my honest review, This is a rewrite to show what I endured in the hands of Victor Michael. Victor Michael displayed a series of dishonest behaviors you really need to be aware of before getting into business with them. It all started with Piyush, who showed us an apartment. While being fully aware that the last tenant moved out because of the high cost of heating the flat due to the single glazed window, Piyush told us that the apartment actually has very low electric bill due to the solar panel that are on the roof. I believed him as I couldn't really climb up to the roof to confirm. By the time I realized this deceit , it was already too late and that was how we ended up in a constantly cold apartment. Once you turn on the heater, the smart meter shows consumption at up to Β£4 per hour. At 12 hrs per day and 30 days per month, you'll be looking at about Β£1,500 in electric bill monthly during cold months. Piyush did not show any remorse for this misleading information as he claimed that he did tell me about this fictitious solar system but that the property was never advertised on that basis. Very convenient. Then you move onto Kelly, who other reviewers have described as rude. She denies every conversation minutes after you get off the phone with her. She was quite a bully. And was constantly trying to access our apartment while we were out. And when I refused, she would threaten me with some charges that would be put to me if I didn't let them into the apartment. Kelly booked an engineer's visit and we agreed on the date, on the agreed day, Kelly contacted me and said she had to cancel the visit and that it would need to be done the next day, I explained that I can't take 2 consecutive days off, and that was when she tried to intimidate me, she claimed that my contract states that they need to give me 24hrs notice to access the apartment, a had to explain that it doesn't give her the right to issue multiple 24hr notices and expect me to sit at home everyday in order to honor the 24hr notice agreement. She left the stairway of the apartment in a very horrible and dirty state and I had to make several requests before she sent a cleaner to clean the stairway. Her explanation was that it wasn't yet due for a clean. The stair way had not been cleaned for about 3 months at that point. We suffered from giant spider infestation, and despite all my pleading for a fumigation of the compound, Kelly refused and we had to endure living with the spiders as all our efforts to eliminate them were futile because the ones outside would just come back inside after a short while. The giant spiders were crawling out of everywhere, toilet, kitchen , shower, and light fixture. My 8 yr old daughter would constantly run into our room at night as she was having nightmares about the spiders. And when we moved out, Kelly cooked up a series of false claims in order to withhold our deposit. All her claims were found to be false and untrue. Such behavior should neither be endured nor experienced by any tenant. I wish someone had told me about these agents before I got into a contract with them. We had a horrible experience renting from Victor Michael and it turned out to be very expensive as we bought furniture for the apartment that we didn't need as we moved into one of our properties. I hope this review helps someone, I hope landlords can read this and think twice before giving Victor Michael their properties to manage. You know them now. You're informed

Iβm very excited to moving out of my new apartment which I got with the help of team Victor Michael that I can say no1 estate agent team in the east London . And specifically thanks to Dora and Piyush the help me with everything Iβm very happy to see them .
We were first time buyers
We were first time buyers. Piyush handled our case and he was really good. Hands on with everything. We started the process in January and completion was in March. Definitely recommend Victor Michael.

The worst agency in the all Unitedβ¦
The worst agency in the all United Kingdom. Staff just care about money together with landlord. I was live 15 years in leytonstone - always rent was payd on time. But always when was reported problem - answer was not come.... In one tragic day roof was damaged and collapse together with dirty water and all rubbish from top floor flat. ( Nearly injured my wife, thank good - kids was at school in that time. Reported to agency....no answer Fire fighters come- switched off all supplies likecgas , water etc. We was homeless after that - Agency was not given any help... ...together with her landlord... ( was on holiday in India ) Not help with Landlord is well... Was reported everything to Council Waltham Forest. I have all pictures; video with damaged flat and Ours belonging. I was live there together with my wife and two kids . Help never come Just was pressure to leave that agency and finally We was taken flats from different agency. The worst agency Victor Michael Mr Opal landlord as well. Never give help Just care about them self If some one have similar situation please don't be scare - just tell to Every One- avoid that Agancy and that landlord.

This review is dedicated to Gracie from the Leytonstone office, because she's the lady behind the successful lettings. Without her friendly personality and perseverance through hectic moving periods, the people involved wouldn't have got the results. Gracie helped make them possible. She understands the perspective of landlords and tenants; and has turned this insight into a rare ability to stay impartial during the process, which unlike many agents, meant she never came across as favouring one party. I trusted Gracie because I knew she tried to match tenants to the criteria I provided, abiding by council and letting legislations, without adding to the stress by imposing fees or selling additional services. This proved how objective she is with her work; she was focused on letting and following the right rules, not selling. This was important to me. I know my previous tenants and new tenants found Gracie equally reliable. She has supported everyone in process, including her team members who were falling behind on paperwork. I believe Victor Michael are blessed to have Gracie in their team. She is one of the hardest working people I've had the privilege of working with, after having worked with people from all major estate agents such as Foxtons, Winkworth, Bairstow Eves, Strettons. Don't take Property for Rent with these thugs...
I thought victor michael is a big letting company and they are professional but the experience is worst then ever. First of all as soon as i paid them rent and deposit sales team stop answering my phone and said i need to speak to management. The management is worst then the sale team, specially the lady Works their name Miss. Victoria. Horrible customer service and she is so arrogant. When the landlord want me to evict the property i told them i trying to find it as property crises is all over the London and still she was threatening me and finally they send me the eviction notice. So i left the property and now they are not giving me my deposit back. So, i raised dispute on TDS and now they emailed me thats its nothing to do with them and now its between landlord and to resolve this issue, even though i paid deposit to victor michael. I dont know how they have managing the properties and getting all these 5 stars probably they have paid to PR company to made this up for me because the people works their they dont behave normal and also they dont treat others as a human being. i hope they director see this message and sack those people who are ruining his company reputation.
