A Chronicle of Failure

Our building's management service has delivered nothing but abysmal performance. For months, we've been trapped in a financial fog, desperately seeking clarification on opaque repair invoices that remain unexplained despite our persistent inquiries. Their standard operating procedure involves stonewalling and evasion, forcing us into a relentless cycle of badgering just to elicit even the most basic acknowledgment. A Broken Promise, A Broken Lift, A Broken Trust The most glaring symbol of their incompetence is our perpetually malfunctioning lift. It's a source of constant frustration, offering little more than empty assurances and misleading updates. Every promise of repair has proven to be a fabrication, leaving residents in a state of perpetual limbo. Perhaps most egregious is their utter disregard for residents with disabilities, who are consistently left stranded and forced to navigate stairs due to the agency's callous indifference to their needs. Systemic Neglect and Zero Accountability In essence, we are living under a regime of systemic neglect. There's a profound absence of transparency, accountability, and basic professional communication. It's clear that the agency views residents with contempt, our concerns consistently ignored and our trust irrevocably shattered. This level of service is simply untenable.

Extremely Poor Service and Communication

The managing from Urang of our building has been nothing short of a nightmare to deal with. We’ve been waiting months for clarification on invoices related to repairs, despite repeatedly requesting detailed explanations. Their responses are either vague, delayed, or don’t come at all — and we have to chase them multiple times on a regular basis just to get any kind of reply. One of the most frustrating ongoing issues is with the building’s lift, which has been unreliable for far too long. We rarely receive updates unless we push for them, and even then, the information provided is often misleading or outright false. Promises are made but never followed through. Overall, the lack of transparency, accountability, and basic communication is completely unacceptable. It feels like residents are being ignored and misled. We deserve far better.

Urgent Action Needed: Urang's Negligence Causes Major Issues Our experience with Urang, our building management company, has been nothing short of abysmal. We are facing critical issues that have been left unresolved for months, coupled with a complete lack of communication and abysmal customer service. The most pressing concern is our non-functional lift, which has been out of service for three months. It took an entire month just to get the lift company to assess the issue. After a brief repair, the lift broke down again within a week. Despite repeated attempts to contact Urang to chase the lift company, we've been met with radio silence or, at best, sporadic and unhelpful responses. It often requires multiple residents to email them before we receive any sort of reply, which invariably consists of excuses rather than solutions. As a result, we are still without a working lift, causing significant inconvenience and accessibility problems for residents. Adding to our woes, our roof has been leaking for two years now, and Urang has done absolutely nothing to address it. We have received no updates, no proposed solutions, and no indication of a timeline for repairs. This ongoing leak is a serious structural concern and a testament to their complete disregard for property maintenance. Overall, the customer service provided by Urang is the worst imaginable. It is virtually impossible to reach anyone by phone; all communication must be done via email, and even then, responses can take weeks. This level of unresponsiveness and inaction is unacceptable for a company responsible for managing residential buildings. Urang's negligence is causing significant distress and inconvenience to residents. We urge them to take immediate action to resolve these critical issues and drastically improve their communication and customer service. I would give negative review if it was possible.

I've been working for Aluve of Urang for 2 yesrs or so and have found her and the rest of the team to be very conscientious. They genuinely care about their clients !

Money grabbing organization who do nothing to help.

Done nothing to help us. Charging nearly £5k annually and have done nothing in over a year to rectify any issues raised. Asking for further payment suddenly. Do not use Urang or you will be out of pocket.

Urang Property Management performance

Urang Property Management have been responsible for our Estate since completion in 2012. In particular the Manager Chris Lombard has provided a first class service in a responsible, professional and polite manner. He responds to requests and deals with any issues promptly. Chris is a good ambassador for Urang.

We change to Urang about a year ago and their service is always prompt with good quality. Recently, they provided the assistance and guidance to get the Company reinstated and was fully compliant.

Before having anything to do with Urang…

Before having anything to do with Urang please think carefully, we have had a horrid time over the years with absolutely no service received for ridiculous management fees . They ignored tribunal rulings, issued duplicated invoices , changed managers on several occasions and just pointed us to the freeholder every time we challenged them . Also check that your on hand dedicated expert is actually not working remotely from South Africa! £20,000 in solicitors fees later we managed to escape only by selling to the freeholder as a group so no one was left behind . We are still owed service charge overpayments but decided to put this all behind us , be careful and think twice

Lift out of order for 9 months…

Lift has been out of order for 9 months in our block and Urang is not dealing with the issue, ignoring messages from all tenants and leaseholders while we have elderly people living on the 4th floor struggling to get in and out of the building. This is an absolute nightmare. Urang is totally ignoring all messages but still chase for fees to be paid on time.

Ezelle Hamman

I’m very grateful to Ezelle Hamman. The previous management did not do anything to solve problems, but since she has been in charge of the maintenance in the building, things changed. Ezelle solves problems effectively and she goes for the most permanent solution. She listens to the needs of the tenants. She takes maintenance issues seriously and takes all necessary measures to solve them. I am thankful to Ezelle for her intervention in two occasions. To begin with, most recently, I have had a mice problem in my flat (unfortunately). The mice infestation had been affecting my ability to enjoy the flat and I had to move elsewhere temporarily. We identified the cause and saw that the problem was an old wall behind the kitchen. The whole kitchen was unstable, old, and unsafe, to be honest. Pest Control was only taking temporary measures and filling the entry points with wall filler, but the mice kept coming because the kitchen was so old and ruined. Ezelle took the matter in her own hands, and she decided to renovate the whole kitchen, which was very much in need of an improvement anyway. Given this was an emergency (I had to leave the house) she acted quickly: she called a contractor and approved the quote within days. Now I’m very happy: I have a new kitchen which looks beautiful and secured. The second occasion in which she intervened (similarly) was in the bathroom. I had a leak both from the sink and from the toilet. The previous management would send me a guy to fix the issues temporarily. Ezelle decided to go to the root of the problem and renovated the whole bathroom. She changed both the toilet and the sink. With the occasion, she also replaced the silicone around the bathtub, and now the bathroom looks like new. I am grateful to Ezelle for her prompt intervention and for her style of problem solving. Besides, she always listens to my health concerns and ensures safety, comfort and security for everyone involved. I couldn’t be happier to have her in charge of maintenance.

Ignored for 3 months

The intercom in our flat has been broken for 3 months, and despite continued attempts to contact our building manager directly we have heard nothing back. It's literally like emailing into the void - and when reaching out to Urang directly we're just told that our building manager is the only one who can resolve our issue... absolute joke

No communication

Urang decided to charge me an extra reserve fund this year on top of the service charge and I can not see where my money is going. I contacted Urang in November 2023 regarding a hole in the wall that has never been fixed. Emailed about graffiti on the outside of the building back in August 2023 and its still there.. I have since in contact regarding a broken lift which it has been for around 6 months. How are my elderly grandparents supposed to visit? they get carried up the stairs. disgusting. The general management of Urang and communication is below poor. Where is all my money going? because the building/my floor only gets cleaned on average every month. The bin store is disgraceful, we have fly and rat infestations, parcel theft happens every week due to no CCTV and the general overgrown vegetation is making the building look disgusting.
