A Chronicle of Failure

Our building's management service has delivered nothing but abysmal performance. For months, we've been trapped in a financial fog, desperately seeking clarification on opaque repair invoices that remain unexplained despite our persistent inquiries. Their standard operating procedure involves stonewalling and evasion, forcing us into a relentless cycle of badgering just to elicit even the most basic acknowledgment. A Broken Promise, A Broken Lift, A Broken Trust The most glaring symbol of their incompetence is our perpetually malfunctioning lift. It's a source of constant frustration, offering little more than empty assurances and misleading updates. Every promise of repair has proven to be a fabrication, leaving residents in a state of perpetual limbo. Perhaps most egregious is their utter disregard for residents with disabilities, who are consistently left stranded and forced to navigate stairs due to the agency's callous indifference to their needs. Systemic Neglect and Zero Accountability In essence, we are living under a regime of systemic neglect. There's a profound absence of transparency, accountability, and basic professional communication. It's clear that the agency views residents with contempt, our concerns consistently ignored and our trust irrevocably shattered. This level of service is simply untenable.

The managing from Urang of our building has been nothing short of a nightmare to deal with. We’ve been waiting months for clarification on invoices related to repairs, despite repeatedly requesting detailed explanations. Their responses are either vague, delayed, or don’t come at all β€” and we have to chase them multiple times on a regular basis just to get any kind of reply. One of the most frustrating ongoing issues is with the building’s lift, which has been unreliable for far too long. We rarely receive updates unless we push for them, and even then, the information provided is often misleading or outright false. Promises are made but never followed through. Overall, the lack of transparency, accountability, and basic communication is completely unacceptable. It feels like residents are being ignored and misled. We deserve far better.

Urgent Action Needed: Urang's Negligence Causes Major Issues Our experience with Urang, our building management company, has been nothing short of abysmal. We are facing critical issues that have been left unresolved for months, coupled with a complete lack of communication and abysmal customer service. The most pressing concern is our non-functional lift, which has been out of service for three months. It took an entire month just to get the lift company to assess the issue. After a brief repair, the lift broke down again within a week. Despite repeated attempts to contact Urang to chase the lift company, we've been met with radio silence or, at best, sporadic and unhelpful responses. It often requires multiple residents to email them before we receive any sort of reply, which invariably consists of excuses rather than solutions. As a result, we are still without a working lift, causing significant inconvenience and accessibility problems for residents. Adding to our woes, our roof has been leaking for two years now, and Urang has done absolutely nothing to address it. We have received no updates, no proposed solutions, and no indication of a timeline for repairs. This ongoing leak is a serious structural concern and a testament to their complete disregard for property maintenance. Overall, the customer service provided by Urang is the worst imaginable. It is virtually impossible to reach anyone by phone; all communication must be done via email, and even then, responses can take weeks. This level of unresponsiveness and inaction is unacceptable for a company responsible for managing residential buildings. Urang's negligence is causing significant distress and inconvenience to residents. We urge them to take immediate action to resolve these critical issues and drastically improve their communication and customer service. I would give negative review if it was possible.

Urang Property Management

We have found Urang Property Management to give a prompt, courteous,professional and reasonably priced service. It has been a pleasure dealing with them and knowing that everything has been attended to properly. They have communicated throughout so that we have known everything that is happening and when and they have given us good choices of dates and equipment.

Avoid!!!!!!

Should be called 'U-rang, but we didn't answer the phone'. I think this company will do net damage to your nerves and your property and you should avoid at all costs. Better to have no managing agent at all. Don't expect a response to emails or phone calls, and don't trust them with your money!

Since moving into Cranmer Road we have been under the management of Urang utilities, Ruan Prestorius has been tasked to look after all our needs, he has done so in a professional manner with full information before implementing any new work or changes. We have full confidence in his ability and support !

Grossly negligent, money grabber , AVOID

Negligent, money grabber that do not provide any service. we pay over 3k a year and the building, which is a new construction, is falling apart due to lack years of maintenance neglect. They continue to leave us at risk of fire as they do not maintain the fire route protected. They should be shut down, check their review on Google.

strongly recommend avoiding this…

strongly recommend avoiding this property management company. As a former director on the board overseeing the development they managed, I can confidently say they are among the worst in the industry. They lack awareness of ongoing issues within the development, despite receiving numerous complaints from residents. Additionally, there is no effective framework in place for raising and tracking issues with Urang. They serve as a costly resource on the company accounts without delivering any real value.

Urang are painfully slow at fixing any…

Urang are painfully slow at fixing any issues we have in our block, and they're equally slow at responding to emails (if they bother to respond at all!) 1) On 28th April I reported issues with our door bell system to them, which meant over 100 flats could not receive visitors or parcel deliveries. We waited 7 weeks for them to fix it. 2) So far we have waited 8 weeks for them to fix internal lighting in our block (which still isn't working) 3) Our door entry system has been out of action again for 17 days in Oct / Nov. We have been through years of hell due to the cladding crisis, instead of helping us Urang is simply adding to our stress levels and as a result I would not recommend them at all.

Sky signal

I raised a problem with my Sky signal which had been ongoing for a considerable amount of time and had not been addressed by the previous managing agent. Urang and their contractor Aerial Services sorted out the problem in 2-weeks. I was kept informed of the progress and the contractor visited multiple times and took ownership of the situation.

AVOID AVOID AVOID

I am the authorized representative for 23 residents who are currently in the process of removing Urang under a Section 24a application. They are overcharging residents with service charges that have increased by 300% since 2021. Urang is not transparent in their costings and they use their own suppliers. When you check the supplier accounts, the amount service charge users pay does not match the sums paid by service charge payers. It is our belief that Urang profits on every invoice charged and gets a cut of every invoice service charge payers pay for their suppliers. Urang's management fees are extortionate and have doubled since 2021. Their Divisional Property Manager is both rude and arrogant in his emails. In my opinion, the company shows the worst in leadership. "Mr Lodhia You have been told the RMC will reply to you by 20th August" Another response from the Head of Divisional Property Management on 7th October 2024, in relation to a complaint regarding no Section 20 notices provided for Qualifying Works and Qualifying Long Term Agreements: "I WILL NOT answer questions on these points..." Manners and courtesy are important in communicating, which sadly Mr Roberts doesn't display in his communications. They have also failed to send a final response to my complaint, and actually, rather than apologising, said the Ombudsman would not accept my complaint. The 2023 accounts are now overdue, and service charge payers have paid for them Urang has also ignored all but one Section 22 and Section 21b notices. Urang failed to consult service charge payers on qualifying works and services and when requested to provide proof, ignored the request.
