A Chronicle of Failure

Our building's management service has delivered nothing but abysmal performance. For months, we've been trapped in a financial fog, desperately seeking clarification on opaque repair invoices that remain unexplained despite our persistent inquiries. Their standard operating procedure involves stonewalling and evasion, forcing us into a relentless cycle of badgering just to elicit even the most basic acknowledgment. A Broken Promise, A Broken Lift, A Broken Trust The most glaring symbol of their incompetence is our perpetually malfunctioning lift. It's a source of constant frustration, offering little more than empty assurances and misleading updates. Every promise of repair has proven to be a fabrication, leaving residents in a state of perpetual limbo. Perhaps most egregious is their utter disregard for residents with disabilities, who are consistently left stranded and forced to navigate stairs due to the agency's callous indifference to their needs. Systemic Neglect and Zero Accountability In essence, we are living under a regime of systemic neglect. There's a profound absence of transparency, accountability, and basic professional communication. It's clear that the agency views residents with contempt, our concerns consistently ignored and our trust irrevocably shattered. This level of service is simply untenable.

Extremely Poor Service and Communication

The managing from Urang of our building has been nothing short of a nightmare to deal with. We’ve been waiting months for clarification on invoices related to repairs, despite repeatedly requesting detailed explanations. Their responses are either vague, delayed, or don’t come at all — and we have to chase them multiple times on a regular basis just to get any kind of reply. One of the most frustrating ongoing issues is with the building’s lift, which has been unreliable for far too long. We rarely receive updates unless we push for them, and even then, the information provided is often misleading or outright false. Promises are made but never followed through. Overall, the lack of transparency, accountability, and basic communication is completely unacceptable. It feels like residents are being ignored and misled. We deserve far better.

Urgent Action Needed: Urang's Negligence Causes Major Issues Our experience with Urang, our building management company, has been nothing short of abysmal. We are facing critical issues that have been left unresolved for months, coupled with a complete lack of communication and abysmal customer service. The most pressing concern is our non-functional lift, which has been out of service for three months. It took an entire month just to get the lift company to assess the issue. After a brief repair, the lift broke down again within a week. Despite repeated attempts to contact Urang to chase the lift company, we've been met with radio silence or, at best, sporadic and unhelpful responses. It often requires multiple residents to email them before we receive any sort of reply, which invariably consists of excuses rather than solutions. As a result, we are still without a working lift, causing significant inconvenience and accessibility problems for residents. Adding to our woes, our roof has been leaking for two years now, and Urang has done absolutely nothing to address it. We have received no updates, no proposed solutions, and no indication of a timeline for repairs. This ongoing leak is a serious structural concern and a testament to their complete disregard for property maintenance. Overall, the customer service provided by Urang is the worst imaginable. It is virtually impossible to reach anyone by phone; all communication must be done via email, and even then, responses can take weeks. This level of unresponsiveness and inaction is unacceptable for a company responsible for managing residential buildings. Urang's negligence is causing significant distress and inconvenience to residents. We urge them to take immediate action to resolve these critical issues and drastically improve their communication and customer service. I would give negative review if it was possible.

I've been working for Aluve of Urang for 2 yesrs or so and have found her and the rest of the team to be very conscientious. They genuinely care about their clients !

Great job by Urang

Urang manage my building. Recently, I needed a repair to fix damp caused by a problem dating back to when the building was first built. A patio door frame needed to be removed to get to the cause of the damp and cracks that had developed. I thought it would take up to a week but the repair was done (including one to the door itself that I hadn't even noticed needed doing!) and the whole place decorated within two days. Amazing!

First class managing agents

We have appointed Urang over 12 years ago and it has been a very good relationship since. They work for co-lessees not against them, find solutions and keep costs under control. And they are always available hence the name You rang Sir?

Responsible & Responsive

Unlike you and me, Urang seem to have an appetite for property management and this distinguishes them from the main London estate agencies that evidently feel obliged to offer a P.M. service. Urang have run our conjoined block of 35 flats for over 10 years during which period we have had consistently sound legal advice from Urang and have also been able to control spiralling service costs. We have a good relationship with Urang but that is something both parties have worked to achieve.

Awful!

The majority of time, Urang does not reply to emails,or even respond to basic requests and questions. They have a complaint escalation policy in place, but if you use it you are meet with silence - no reply- and when they do reply is in a very dismissive or threatening manner. At the height of the covid-19 lockdown, Urang send me a random, unexpected letter with a request of payment for an amount, I dont owe with added admistration charge. I emailed the finance department back asking for an explanation, pointing out their mistake and reminding them that their administration charge was also against the terms of lease. No response. I escalated the issue to the managers as per their complaint policy, so far, no response or resolution. According to my experience and what I have observed , Urang seems to follow they own rules, in a dishonest manner with total disregard for the residents/ tenants/ leaseholders of the properties they manage. They also either participate or turn a blind eye to unlawful/ bully behaviours of their associates againts residents. The building I live is in total despair due to their lack og management. I can confidently say, based on my experience, that they are the worst managing agent I have come across. I have noticed that , I am not the only person dissatisfied with URANG and that all negative reviews have a common theme. If you are a leaseholder and your building/ property is managed by URANG and you are going through similar problems, please read the terms of your lease and make sure URANG respects it. Dont allow yourself to be intimidated by their threatening behaviour/ emails . Seek legal advise. On the other hand if you are looking for a company to manage your property/ building, please stay away from URANG!

Avoid like the plague

A nightmare of rip-offs. Less of a service, more of a purgatory. Dozens of different people will deal with you, so you'll never get any consistency of service or joined up understanding. They cost me hundreds of pounds in solicitors fees when they took four days to respond to repeated requests for information at a time of urgency. Pointing this out resulted in a barrage of excuses and denial. In an entire two years of planning for building works they did not supply all of the owners with the detailed costings, except at the very last minute, yet repeatedly fired out threats of court orders to anyone who didn't immediately pay up in advance. This and various other sly manoeuvres taking advantage of the various different circumstances within the building - culminated in a contract through their close associates pocketing £25k for work easily done at a quarter of the price. If managing agents were regulated these crooks wouldn’t survive. Fortunately every owner in the building agreed to bid them good riddance. My advice with urang is avoid them like the plague. —— Update: Urang has replied below with a load of concocted nonsense about a freehold purchase which they had ZERO involvement with. False nonsense, a sneaky attempt at deflection for public consumption. Predictable and consistent behaviour with this brazen, shambolic firm.

Urang has consistently failed to…

Urang has consistently failed to maintain my rental property in an appropriate manner and it's ever-changing line up of manager have been really disappointing. I've been trying for more than 3months to get them to fix a number of smaller issues in the flat and they just can't seem to manage it. Most importantly, they've allowed tradesman to enter my home unannounced and without my permission. Don't rent a flat managed by Urang.

Poor service and workmanship from Urang Property Management

Urang Property management have managed our block in East London for many years now and steadily, the service and communications have deteriorated. They operate at an arms length; Communications with residents and leaseholders poor; They are not transparent with the works, quotations, insurance, accounts A shame, this used to be a responsive, proactive company but no longer and we are fed up of the slow/non or make do action in everything they are responsible for. Can do better

This company talks a good game and does very little They charge a fortune and provide very little Our building looks a mess and we pay a very high service charge Have a look at the building - it is still a mess Palace view apartments in East Moseley I hate the way they say they are going to do the works and then they don't or just do it really badly We are starting legal action and hoping to change our managing agents as they are useless and unhelpful I could not recommend this company and we are a property investment company with a sizeable and diverse portfolio but Urang give us the worst service out of them all
