A Chronicle of Failure

Our building's management service has delivered nothing but abysmal performance. For months, we've been trapped in a financial fog, desperately seeking clarification on opaque repair invoices that remain unexplained despite our persistent inquiries. Their standard operating procedure involves stonewalling and evasion, forcing us into a relentless cycle of badgering just to elicit even the most basic acknowledgment. A Broken Promise, A Broken Lift, A Broken Trust The most glaring symbol of their incompetence is our perpetually malfunctioning lift. It's a source of constant frustration, offering little more than empty assurances and misleading updates. Every promise of repair has proven to be a fabrication, leaving residents in a state of perpetual limbo. Perhaps most egregious is their utter disregard for residents with disabilities, who are consistently left stranded and forced to navigate stairs due to the agency's callous indifference to their needs. Systemic Neglect and Zero Accountability In essence, we are living under a regime of systemic neglect. There's a profound absence of transparency, accountability, and basic professional communication. It's clear that the agency views residents with contempt, our concerns consistently ignored and our trust irrevocably shattered. This level of service is simply untenable.

The managing from Urang of our building has been nothing short of a nightmare to deal with. We’ve been waiting months for clarification on invoices related to repairs, despite repeatedly requesting detailed explanations. Their responses are either vague, delayed, or don’t come at all — and we have to chase them multiple times on a regular basis just to get any kind of reply. One of the most frustrating ongoing issues is with the building’s lift, which has been unreliable for far too long. We rarely receive updates unless we push for them, and even then, the information provided is often misleading or outright false. Promises are made but never followed through. Overall, the lack of transparency, accountability, and basic communication is completely unacceptable. It feels like residents are being ignored and misled. We deserve far better.

Urgent Action Needed: Urang's Negligence Causes Major Issues Our experience with Urang, our building management company, has been nothing short of abysmal. We are facing critical issues that have been left unresolved for months, coupled with a complete lack of communication and abysmal customer service. The most pressing concern is our non-functional lift, which has been out of service for three months. It took an entire month just to get the lift company to assess the issue. After a brief repair, the lift broke down again within a week. Despite repeated attempts to contact Urang to chase the lift company, we've been met with radio silence or, at best, sporadic and unhelpful responses. It often requires multiple residents to email them before we receive any sort of reply, which invariably consists of excuses rather than solutions. As a result, we are still without a working lift, causing significant inconvenience and accessibility problems for residents. Adding to our woes, our roof has been leaking for two years now, and Urang has done absolutely nothing to address it. We have received no updates, no proposed solutions, and no indication of a timeline for repairs. This ongoing leak is a serious structural concern and a testament to their complete disregard for property maintenance. Overall, the customer service provided by Urang is the worst imaginable. It is virtually impossible to reach anyone by phone; all communication must be done via email, and even then, responses can take weeks. This level of unresponsiveness and inaction is unacceptable for a company responsible for managing residential buildings. Urang's negligence is causing significant distress and inconvenience to residents. We urge them to take immediate action to resolve these critical issues and drastically improve their communication and customer service. I would give negative review if it was possible.

I've been working for Aluve of Urang for 2 yesrs or so and have found her and the rest of the team to be very conscientious. They genuinely care about their clients !

Incompetent and Innumerate

My co-director and I routinely have to scrutinise the numbers provided by Urang when it comes to budget estimates, accounts and anything else, because almost always, the figures are incorrect. The worst part is that we pay them for their service, but it is us that have to fix their errors and spend hours every year explaining to them where the mistakes were -and sometimes they are simple arithmetic mistakes.

Ignorant beyond belief.

For a few years I've endured this awful company. Their staff ignore emails and voicemails for weeks on end, no matter how many times you contact them. Recently I was trying to get the actual service charges for a given year and our designated property manager ignored 6 separate emails from me on the subject from 31st January 2022 to 2nd March 2022 and 2 voicemails within that period. On the 11th March i emailed a formal complaint about him. I received their complaints procedure on the 7th April advising that complaints would be escalated and dealt with by up to 15 days. It is nearly 5 weeks and I am still waiting. Their website does not give the full name of the senior management team so you cannot contact them, you just see pictures of Paul, James, Rosie, Joe etc which is a deliberate ploy to appear approachable but in reality they remain a faceless, over paid and ignorant team.

Do NOT use under any circumstances

Do NOT use under any circumstances. Audited accounts are issued years late, credits are not provided. Without the audited accounts you won't even be aware of the credit, when you are, it will not be forthcoming. The late accounts will show numerous odd expenditures outside the routine, most should have been subject to a Section 20 process. All the worst traits of a property manager can be found with Urang. Get rid of them, if you can't, it is likely that there is some dodgy deal/relationship with whoever has appointed them.

AVOID THEM AT ALL COST!

I have never come across to a more dishonest and negligent company, that continues to ignore any correspondence and any issue raised. I have raised 4 issues, one of which has now been outstanding for over 200 days [email not even acknowledge!] now raised through their formal complaint procedure, and Urang continue to fail to provide the service they are abundantly paid for. JUST AVOID THEM! They only seems to be decent at the beginning when they try to bag the job, after which time they are just negligent and lazy money grabbers.

Right to Manage Process - fast, smooth, successful

Urang offered to help our leaseholder community to achieve the Right to Manage status for our development. This was done most efficiently, very transparent, and apparently within the shortest period of time possible. We are lookung forward to a successful and efficient co-operation with Urang as our future management agency. Well done - let's be as successful in the future!

Rubbish management company

They spend all owners money and accuse you of breaking a light cover when it was broken already and than try to accuse you of breaking it when I don’t even use the lift. Try to repay you back a light bulb you paid for yourself to help get your building back up and running and puts it through Urang expense as company clothing expense. And sends the following email! Schindler lifts are renowned to have silly expensive prices for a plastic light cover! You go out of your way to find a cheaper alternative and he sends a email to accuse you of breaking it and costs are now down to people who are trying to help and make the building and community and better place. Sorry for my late replay. Southern Counties Lift Services, the current lift maintenance contractors have quoted £288 per diffuser to supply and fit. That is only £8 more that what you quoted for supply only. It will be better if the engineers fit the diffusers. If anything goes wrong, at least they can come back and remedy free of charge. The cost for the replacement of the cover in 84 that broke after you replaced the light tube, I am sorry to say, I have to pass it to yourself and Steven to cover. Few other diffusers also broke after I instructed the site manager to replace light tubes, following your lead. Many thanks for your assistance. Kind regards, Iv**a
