A Chronicle of Failure

Our building's management service has delivered nothing but abysmal performance. For months, we've been trapped in a financial fog, desperately seeking clarification on opaque repair invoices that remain unexplained despite our persistent inquiries. Their standard operating procedure involves stonewalling and evasion, forcing us into a relentless cycle of badgering just to elicit even the most basic acknowledgment. A Broken Promise, A Broken Lift, A Broken Trust The most glaring symbol of their incompetence is our perpetually malfunctioning lift. It's a source of constant frustration, offering little more than empty assurances and misleading updates. Every promise of repair has proven to be a fabrication, leaving residents in a state of perpetual limbo. Perhaps most egregious is their utter disregard for residents with disabilities, who are consistently left stranded and forced to navigate stairs due to the agency's callous indifference to their needs. Systemic Neglect and Zero Accountability In essence, we are living under a regime of systemic neglect. There's a profound absence of transparency, accountability, and basic professional communication. It's clear that the agency views residents with contempt, our concerns consistently ignored and our trust irrevocably shattered. This level of service is simply untenable.

Extremely Poor Service and Communication

The managing from Urang of our building has been nothing short of a nightmare to deal with. We’ve been waiting months for clarification on invoices related to repairs, despite repeatedly requesting detailed explanations. Their responses are either vague, delayed, or don’t come at all — and we have to chase them multiple times on a regular basis just to get any kind of reply. One of the most frustrating ongoing issues is with the building’s lift, which has been unreliable for far too long. We rarely receive updates unless we push for them, and even then, the information provided is often misleading or outright false. Promises are made but never followed through. Overall, the lack of transparency, accountability, and basic communication is completely unacceptable. It feels like residents are being ignored and misled. We deserve far better.

Urgent Action Needed: Urang's Negligence Causes Major Issues Our experience with Urang, our building management company, has been nothing short of abysmal. We are facing critical issues that have been left unresolved for months, coupled with a complete lack of communication and abysmal customer service. The most pressing concern is our non-functional lift, which has been out of service for three months. It took an entire month just to get the lift company to assess the issue. After a brief repair, the lift broke down again within a week. Despite repeated attempts to contact Urang to chase the lift company, we've been met with radio silence or, at best, sporadic and unhelpful responses. It often requires multiple residents to email them before we receive any sort of reply, which invariably consists of excuses rather than solutions. As a result, we are still without a working lift, causing significant inconvenience and accessibility problems for residents. Adding to our woes, our roof has been leaking for two years now, and Urang has done absolutely nothing to address it. We have received no updates, no proposed solutions, and no indication of a timeline for repairs. This ongoing leak is a serious structural concern and a testament to their complete disregard for property maintenance. Overall, the customer service provided by Urang is the worst imaginable. It is virtually impossible to reach anyone by phone; all communication must be done via email, and even then, responses can take weeks. This level of unresponsiveness and inaction is unacceptable for a company responsible for managing residential buildings. Urang's negligence is causing significant distress and inconvenience to residents. We urge them to take immediate action to resolve these critical issues and drastically improve their communication and customer service. I would give negative review if it was possible.

I've been working for Aluve of Urang for 2 yesrs or so and have found her and the rest of the team to be very conscientious. They genuinely care about their clients !

I have just sold my house and urang is my management co

I have just sold my house and urang is my management company, I emailed Chris at urang to ask him what I need to do I have dealt with Chris over the year really nice guy, he passed my request onto Naeelah Adam’s In the legal dept Naeelah e mailed me within the hour And guided me step by step as what I needed to do She said it would be sent to my solicitor on 17th June and it was sent on that date. As a woman living alone I was anxious, but Naeelah true to her word completed The pack for me on the date she said, I’m very grateful To Naeelah and Chris for making this transaction go smoothly.

Worst Company of All Time

The irony that this company is called Urang when they never answer the phone or have to chase numerous times every time you have a question. On top of that the service charge increase they think they can justify for never lifting a finger is insane and they provide no transparency or consult the tenants into where the money is and should be invested. Worst company I have ever delt with by some margin and I would be shocked if anything changes.

Awful awful awful management company. Everything takes 1-2 months MINIMUM. I first contacted Urang in January about water damage in our bathroom, and we are still only halfway through resolving this nearly 7 months later. For the rates they charge I would at least expect responses to emails, but alas. It is also difficult to even pay for services as the leaseholder portal it a joke and nobody will respond to advise further. Since Urang took over everything has got 10x harder and more stressful. I spend way too much of my time chasing a company that I am PAYING to ‘manage’ my property. Shocking.

Avoid URANG at all costs..opaque, unprofessional, rude - and they only just got here!

I was glad initially that Urang were coming to Chelsea Bridge Wharf and did defend then to many residents who highlighted their appalling reviews on google and Trustpilot. I did want to think that they would take a new approach and live up to their claims of a new era of transparency. Sadly even before they have installed themselves here they have behaved with a complete lack of transparency with regard to the management contract and have been astonishingly rude to me personally simply because I have asked to see the contract and asked them to publish the protocol for election of directors of the RTM company. They have learnt nothing from how Rendall and Rittner lost the confidence of leaseholders here. As we cannot see the contract I do not know how long they have been engaged for or what the fees are or what the notice period is. I hope they will dramatically and rapidly change their approach and if not then they will have to go the way of Rendall and Rittner. RTM should mean leaseholders in charge, not another unaccountable agent answerable only to 5 unelected leaseholders. I strongly advise against appointing Urang at your development and I will be advising my extensive network of leaseholders to the same effect. With regard to Urang's reply below - this is just some very meaningless patronising PR I'm afraid which does not address any of the issues raised. Since publishing this review I have asked the Urang property manager for the complaints process which so far he has failed to supply and also orders me not to ask him questions again about seeing the management contract or elections for directors of the RTM company, He is basically a very rude and unprofessional person IMHO lacking basic communication skills.

Professional, Communicative, Problem-Solvers

This is my 2nd review on TrustPilot regarding Urang Property Management. I would like to specifically mention Ms Aluve Vuntu (and the team supporting her) as the sole reason for my vastly exceeded expectations. Since the purchase and move into my flat close to 9months ago, I have experienced highly professional and prompt service, clear and detailed communication, and effective resolution of any issues encountered. Some of the (unforeseen) issues were highly time-sensitive and there was no delay in addressing them. Aluve was always available on email and at the end of the telephone. Her manner is always pleasant and reassuring, and her approach towards any issues sensible and solution-oriented. It is clear to me from the way she works that she is empowered by an organisation that trusts its employees to take decisions (when needed).

I don't think there could be something…

We've had so many issues in our block and Urang have generally been unresponsive or hard to deal with - most of us are enraged at just hearing the name. From an original version of this review it transpired how upset I'm about not receiving updates and answers about anything, it makes you think it's first a people's problem, then an organisation problem. Surprisingly, you'll get a reply to your one star review but really no action when it comes to stuff that matters.

Very bad customer service - do not use!

Urang is an absolutely dreadful managing agent with terrible customer service. I have now had to email them three times over the last fortnight regarding the disrepair and poor maintenance of the communal patio area/courtyard at the development where I live. The area gets overgrown with weeds and there is algae growing on the patio slabs making the surface slippery when wet. There is a drainage system that runs through the middle of the full length of the courtyard and it’s overgrown with weeds leading to the area getting flooded during heavy rainfall. Despite the high service charge, every year you have to complain to get it done, even though it’s just basic maintenance of the communal areas. Similarly, they send out contractors that do not complete or do their jobs properly. Recently they sent someone out to fix the light fitting in the communal corridor outside my apartment and they haven’t put the ceiling tile back into its proper position. This is the second contractor they have sent out. How many contractors does it take to change a light bulb?! How much is it costing? Then there’s the window cleaning - it’s an explicit leasehold clause that the windows must be cleaned regularly - they rarely ever do - maybe once every other year! Urang’s marketing is all about taking the stress out of property management but from my point of view having to deal with them every time you have a basic maintenance issue is always very stressful. They are either very slow at responding to emails or do not respond at all. Avoid this managing agent!!!
