Terrible! Would give negative points if that was an option

Such an unprofessional and poor customer service, absolutely no respect for clients time or money.. Unfortunately Sebright has taken over managing our block of flats since 3 years ago and during all this time everything even the most basic things have gone wrong. They dont attend to any of residents requests and all they seem to care is collecting service charge but choose to ignore your email when residents ask for something.. I have lost count of emails and calls I have made regarding issues like cleaning, carpark, safety etc… but not even a basic acknowledgement let alone to any action… Tom make things even worse they even charge you for services that were never provided!! And ofcourse ignore your email that provides evidence that proves that… Im shocked that companies like them can continue to operate and are not held accountable!

Terrible company

Terrible company. They have been making false claims against me, and threatening legal action with no evidence. They use threatening behaviour and are completely unprofessional when dealing with tenants. I spoke to you yesterday, the man was very rude, accused me of something I haven’t done. When I presented my case and said I had the evidence they just accused me again. When I asked to record the call at the beginning they hung up on me and refused the recording, which I find astonishing for what is suppose to be a professional company, what are they hiding from? Completely unprofessional team.

Avoid like the plague

Review originally posted on 02/07/2024. Was removed after reported to Trustpilot. Names of individuals removed in accordance with Trustpilot policy. Unfortunately my landlord has decided on appointing this company as the company to collect service charges. I sent an email requesting summary of service charges and asked if the email had been forwarded to the landlord. I had the displeasure of speaking with person A and person B who apparently is a senior property manager at this outfit. Person A had no clue and waffled on about ground rent which had no relevance to my email. After being hanged up on by Person A I called back to be met by an obnoxious Person B who gave the response to my query as "How long is a piece of string" and by telling me he has emails waiting which haven't been responded to in months. If that's not professionalism for you then I don't know what is. I hope for their sake they do get around to my email as it is a legal requirement and the timeline on responding to it isn't dictated by them but the law. Response to reply Sebright Property Management: Yes I did send the letter on Sunday. My call wasn't to get an instant response for it, I know the email containing the letter had to be forwarded onto the landlord and that is why I called to check if it had or when it will be. I was not rude in any way or made any demands. I'm sorry for upsetting Person A for calling her out on the nonsense she was telling me, I'd rather not be asked irrelevant questions which had nothing to do with my email such as why didn't I ask the previous management company for a summary of the service charges when there never has been a previous company prior to you with the property being a new build, or the reason I never received one is because I pay ground rent? Again, nonsensical. I don't pay ground rent and never have. Or have I asked the management company for a summary when you sent me the service charge demand. She clearly had absolutely no idea what my query was and proceeded to ask me unrelated questions. She didn't take too kindly to me pointing this out and telling her she was speaking nonsense and hanged up. Yes I called back to speak to a manager, Person B seemed to appoint himself as one and when I queried if the email had been forwarded onto the landlord or when it will be, he replied with "how long is a piece of string". I think he mistook me for his mate Dave at the pub. The service charge demand was sent by you and that is why I wrote to you to forward on my letter for a summary of it to the landlord, the fact that you do not manage the building is irrelevant, is it not? Did he not know that a service charge demand was made to me from you, Sebright Property Management? He also proceeded to tell me he has emails which haven't been responded to in months which was meant to make me accept waiting for months? To respond to my query with "how long is a piece of string" speaks volumes about your company. You have the audacity to send me a service charge demand and when I make a simple query with you, you feel you can respond to me in this manner. Utter disgrace.

Avoid at all costs (literally).

UPDATE: 8 months later and I am still awaiting a response from Benn about this issue, let alone received a refund of the £250 overpaid by the leaseholders. This is despite me reminding him on 7 November, 13 January and 10 April. ––––– I find these glowing five star reviews extraordinary and unbelievable to read – it feels like they are written about a different company. Sebright and Benn Thompson in particular have at best shown disregard, and at worst contempt, for the leaseholders of our block of flats in Lewisham ever since they were foisted on us by the freeholder. They are slow to respond to maintenance issues and communication is woeful to non-existent. I'll cite just one of many issues as an example: Back in March this year, we had a broken porch door handle and closer which was reported to Sebright by a leaseholder in that stairwell. As chairman of the leaseholders' and residents' association, I followed up within hours with photographs of the broken items and links to the exact model of door closer (required because it was close to a data cable for the intercom and so needed to be a like-for-like replacement) and copied in our usual locksmith who we had built up a relationship with over the last ten years, predating Sebright's tenure. Instead of using the preferred contractor, Sebright decided to use one of their own, based miles away in North West London. This contractor sub-contracted out the installation and a tradesman arrived to fit just the handle at a cost of £290 – £220 of which was labour! Blimey, I'm in the wrong game. The subcontractor then returned with the wrong closer, obviously ignoring the information provided at the outset. Finally the correct replacement closer was installed at a cost of over £200. A total expense to the leaseholders of £594 inc VAT for a very simple job where the parts should be no more than £100. But it doesn't end there. The subcontractor damaged the data cable when installing the closer, even though he was aware of its existence. This caused the intercom to fail and we were unable to lock the porch door for several days before our preferred contractor could visit to rectify the issue, which of course we have been charged for. To verify the original cost we asked for a comparable estimate and were quoted £289.96 + VAT, £250 less than we were charged (even before factoring in the intercom repair). Sebright, showing a complete lack of understanding of the situation and infrastructure of the building (they have only visited twice in five years) just paid the bill without query or authorisation from the leaseholders. The cost of the repair only came to my attention in June when I was reviewing some financial reports and I queried it immediately of course and asked Benn Thompson for a response on 28 June. On 10 July, I chased him up. And again on 26 July. On 30 July I finally got a reply stating 'I have been struggling with this one... I have agreed for them to provide a refund of £40 for the labour on the overhead closer but I am hoping to get a response about a larger refund. They are not however accepting any liability. I shall be back to you soon.' 'Back soon' is Benn's euphemism for 'sometime never'. Responding the same day I requested a full explanation, following up on 2 August asking for a £250 refund. On 7 August, with no humility or empathy, Benn merely stated 'We waited for weeks for your contractor to do this work. This is why we went to an alternative contractor.' This necessitated me trawling through hundreds of emails to prove that in fact Sebright instructed their own out-of-area company who, let's not forget subcontracted out the work, a mere 30 minutes after I emailed with the details of repairs. Clearly ruffled by the weight of evidence Benn replied 'I have just returned from holiday but I shall spend some time on this when I have caught up.' Apparently, he has been 'spending some time' on it because almost two months later we are still awaiting a response despite me chasing on 20 and 27 August advising him that I would write this Trustpilot review if we didn't receive a satisfactory response. This is not an isolated case; almost all dealings with Sebright, aside from with Mani in accounts and latterly Yvonne, result in us spending hours, if not days and weeks chasing up Benn and his team or actually doing his job for him. Be sceptical of the five star reviews and avoid at all costs.
