Speed Bump concerns and noise at night24/7

We are residents of an estate on Bromyard Avenue in Acton, West 3 London, currently managed by your company since April of last year. While we do appreciate that some aspects of the estate are being handled well — such as the cleaning — there is a serious issue that needs urgent attention. Recently, a speed bump was installed in a specific area without any prior consultation with leaseholders or residents. This was done without warning, and many of us believe this was unauthorised. Although Richard from Berkeley has confirmed that he agreed to the installation, we still believe this action was improper. As far as we understand, a managing agent is not permitted to independently make traffic management decisions that affect the estate’s residents in this way. This speed bump has had negative and dangerous consequences: • Cars are now driving onto the pavement to avoid the bump — which has resulted in near-accidents, including one where I was nearly hit. • Residents living near the bump are subjected to loud, jarring noise every time a car goes over it. • Despite multiple complaints, management has refused to remove or adjust it. We are calling on Gary Cane to step in and help resolve this issue. We also ask that you liaise with the on-site manager, Abdul Aziz, who has mentioned concerns about his own working conditions — including being underpaid and not compensated for overtime. This matter is urgent, and we are requesting a full review and a direct response. The safety and well-being of residents is important.

Terry Peters, is one of the many reasons why pbm has got such a bad name for them selves. She never returns calls, emails or passes messages on. I've had an on going issue now for over a year now! Which I want to see proof of the work they have carried out. They charge you Extreme service charges, but when you ask for proof, they dely you. I've just been told by terry she doesn't work on my block no more? Honestly pbm property management is so disappointing!

Trying to hide their failures

Wrote quite a lengthy google review detailing my experiences with PBM. They appear to do basically nothing for the amount you pay them, and I would guess internally they’re not much better as they managed to forward me internal call stats meant for their staff. Their new tactic is deleting their google business page to hide the ever increasing list of horrible reviews to try and protect their image. Unfortunately now it just makes our block look likes it’s managed by a company that can’t even maintain a proper business online presence.

Horrible property management company!!

Horrible property management company!! Would have given a negative rating if possible, very common problem in the building they manage with lifts and fake fire alarms going out every now & then. The most recent is no water in the entire building since Friday 4th July 11am. Almost 190 families are devoid from the most basic necessity WATER. Actions which PBM should have taken on Friday itself were delayed until yesterday and there is no hope of water returning to our taps until tomorrow 9th July. Its chaotic, cant write much of how poorly PBM is managing this building in Croydon.

Assistant Manager Vikesh - great to deal with

What a huge relief it is to have a new team at PBM managing the flats. My experience up until the new team came it definitely was not good. However since Vikesh has joined PBM it has been a real game changer! He is friendly, polite and really responsive to queries, getting them resolved quickly. He has a good sense of humour and it feels at last like I am speaking to a human being who listens, rather than a robot with zero empathy as per the previous manager. Thank you Vikesh for the work which you do and for making life so much more pleasant whenever I need to contact PBM. You are an asset to the team.

Appalling service

Appalling service. Avoid at all costs! Zero empathy and zero duty of care. I wish Truspilot could keep this review at the top of the list to keep people away from this horrific company for their own sake. There are so many things going wrong with PBM that I just cannot list them all here. Just to mention a very few of them: - The obscurity of their figures and the unwillingness to report to the residents on the huge amounts spent made us withhold our service charge payments for more than a year. There are still many residents unwilling to pay them a penny. - Their lack of concern on vital security issues (main entrance door of the building broken for more than a month despite constant reporting) led to homeless people accessing the building to sleep on the stairway. This is still happening and they just don't care. - Ignore extremely important health and safety problems despite multiple reporting via phone and PBM portal. Our refuse store got completely out of hand twice, to the point that the building was really close to have cockroaches due to PBM unwillingness to arrange for a private rubbish collection (despite me begging for it and screaming on the phone) - Deficient cleaning service to reduce costs but charging sky-high cleaning prices without supporting invoices - .. and the list keeps going and going I would give them negative stars if I could. This company is well beyond horrific so stay away from it. PBM is without a shred of doubt the worst property management firm I ever came across. I am praying to have them removed from the development soon as 80% of the residents are disgusted by their atrocious incompetence. And I can testify there are hundreds of residents in my building so this is not an isolated case.

Unfortunately my previous post was…

Unfortunately my previous post was removed because I said a few things that clearly were not liked! I know which comment in particular got it 'shut down' so now I post based on my actual experience which CANNOT be disputed! So, here we go again... I have owned several leasehold properties over the years and therefore encountered many different managing agents. Some, better than others. However, PBM set the bar to the lowest level and this is supported by their serious lack of accountability. The property managers are forever changing which leads us residents to forever having to go over and over historical issues, and even then, they are so slow in picking up any issues and resolving any maintenance issues. The good ones run a mile and we have lost a few in particular recently who really went above and beyond, as far as they could with a shocking support team around the, overseeing a site they didn’t even manage (surprise surprise, more staff walk outs leading to those left behind dealing with an unmanaged portfolio). No doubt their efforts were wasted in that environment and I don’t blame them for leaving. The new manager is also never available, and we were promised ‘as soon as the new divisional head starts, things will improve’. Honestly, they have got worse and she is so unapproachable! The complaints procedure is not worth the paper it is written on. Ive made numerous complaints and even gone direct to the top, to be ignored and then fobbed off. Which leaves me feeling unheard and honestly, extremely concerned about the future of my home. The accounts are always late, which leads to contractors not being paid and leaving jobs half completed. No one has any confidence in this company and as much as the above comments wont make any difference(as none of the below reviews have) it needs to be noted how unwell this company makes its residents feel which constantly being ignored. IT IS NOT RIGHT!!
