Speed Bump concerns and noise at night24/7

We are residents of an estate on Bromyard Avenue in Acton, West 3 London, currently managed by your company since April of last year. While we do appreciate that some aspects of the estate are being handled well — such as the cleaning — there is a serious issue that needs urgent attention. Recently, a speed bump was installed in a specific area without any prior consultation with leaseholders or residents. This was done without warning, and many of us believe this was unauthorised. Although Richard from Berkeley has confirmed that he agreed to the installation, we still believe this action was improper. As far as we understand, a managing agent is not permitted to independently make traffic management decisions that affect the estate’s residents in this way. This speed bump has had negative and dangerous consequences: • Cars are now driving onto the pavement to avoid the bump — which has resulted in near-accidents, including one where I was nearly hit. • Residents living near the bump are subjected to loud, jarring noise every time a car goes over it. • Despite multiple complaints, management has refused to remove or adjust it. We are calling on Gary Cane to step in and help resolve this issue. We also ask that you liaise with the on-site manager, Abdul Aziz, who has mentioned concerns about his own working conditions — including being underpaid and not compensated for overtime. This matter is urgent, and we are requesting a full review and a direct response. The safety and well-being of residents is important.

Terry Peters, is one of the many reasons why pbm has got such a bad name for them selves. She never returns calls, emails or passes messages on. I've had an on going issue now for over a year now! Which I want to see proof of the work they have carried out. They charge you Extreme service charges, but when you ask for proof, they dely you. I've just been told by terry she doesn't work on my block no more? Honestly pbm property management is so disappointing!

Trying to hide their failures

Wrote quite a lengthy google review detailing my experiences with PBM. They appear to do basically nothing for the amount you pay them, and I would guess internally they’re not much better as they managed to forward me internal call stats meant for their staff. Their new tactic is deleting their google business page to hide the ever increasing list of horrible reviews to try and protect their image. Unfortunately now it just makes our block look likes it’s managed by a company that can’t even maintain a proper business online presence.

Horrible property management company!!

Horrible property management company!! Would have given a negative rating if possible, very common problem in the building they manage with lifts and fake fire alarms going out every now & then. The most recent is no water in the entire building since Friday 4th July 11am. Almost 190 families are devoid from the most basic necessity WATER. Actions which PBM should have taken on Friday itself were delayed until yesterday and there is no hope of water returning to our taps until tomorrow 9th July. Its chaotic, cant write much of how poorly PBM is managing this building in Croydon.

5* service We as contractors have been working for…

We as contractors have been working for PBM for many years now and could not recommend their service enough. We deal with several management companies and I can hand on heart say PBM are at the top. We deal with many property managers and one that stands out is Danielle, always responsive and is eager to get a problem resolved. I could not recommend PBM enough and am glad to be a part of their continued great service.

I am writing to express my profound…

I am writing to express my profound dissatisfaction with the quality of service provided by PBM. Our building has been without essential heating and hot water for three consecutive days during the winter season. This situation is particularly distressing given the presence of young children and elderly residents in our building, who are especially vulnerable under these conditions. Furthermore, it has come to my attention that there has been a noticeable absence of preventive maintenance measures, which could have potentially averted this issue. This neglect in regular upkeep is alarming and raises concerns about the overall safety and wellbeing of all residents. Additionally, I would like to highlight the lapse in cleaning services for three months, despite a significant 40% increase in service charges. This decline in service, coupled with increased costs, is both unreasonable and unacceptable. I urge PBM to take immediate action to address these issues. While I acknowledge the apologies sent via email, what is truly required is a tangible improvement in service quality and a commitment to regular preventive maintenance to prevent such occurrences in the future.

So bad it’s unbelievable

This company - so, so bad. You do not have time to read the list of poor services and shocking responses and then the utter disdain that the PBM senior management has towards residents who, rightfully, complain. Read the reviews for details of shocking events that have happened at Lion Wharf. WATCH OIT FOR FAKE REVIEW - ridiculously fake and which our residents group identified and confirmed amongst our selves to be a fake positive review…likely planted by PBM staff. So add dishonesty to their long list of awful attributes of PBM. Save yourself and stay away from PBM

Give PBM a chance!

With reference to varied issues the apartment development in which I live has faced, the PBM team led by Yarden Sharon and Emily Williams has developed and maintained timely, clear communication to manage expectations when problems arise. A recent loss of hot water was afforded dedicated attention with many attempted plans to resolve the crisis, which led to the identification of this being highly complex and multi-faceted. What made the Property Manager's task unnecessarily challenging was the incessant bombardment of communication from residents who did not give her a reasonable 2 day time-frame to work through to a solution. Hot water supplies can be in need of repair and there are creative ways to make hot water for bathing, cooking etc. As a resident, who follows provided instructions of how best to contact the PBM team with concerns, I have consistently received support, compassion, been helped fairly and promptly, and made to feel cared for. Compared to REMUS, the last property managing company, who actually fled their responsibilities with abandonment for due process, e.g., furnishing PBM with comprehensive and cohesive data, and overall, did not fulfil their role, PBM have stepped into managing a building with disgruntled residents, and inherited problems. No property managing company can please all residents, and it is not helpful if toxic accusations, and hostile emails, phone calls etc. are constantly fired at PBM when they seem to have more integrity than those complaining.

A breath of fresh air

After having to deal with, and remove, 2 previous property management companies PBM have been a breath of fresh air. The property managers (Ellen and Danny) have been proactive, engaged, responsive and professional in their approach. They have never shied away from dealing with the many issues that have arisen on our small block, many of which they have inherited, and they have always presented themselves well at residents meetings...even in the face of challenging questioning from some of the more passionate residents. I feel we are all too quick to highlight negative reviews without the balance of positive reviews when companies and individuals do well, hence why I am writing this. Keep up the good work PBM you are appreciated.

Terrible overpriced and just incompetent

Our development switched to PBM recently seeking a company that would provide a better service and since then the quality of the service has only gone down while the costs have gone up. We have not had adequate cleaning in the building for months, we have been charged for services that we barely receive and most recently the building has been without hot water or heating fro over 48 hours on the coldest week of the year. The company does not hold itself accountable and always responds to any criticism with excuses and blame for others. As evident by the way the company responds to reviews posted on this channel. As well as posting it's own fake positive reviews where it talks about creative ways of obtaining hot water, which apparently the residents had to do, as well as assuming that two days without hot water or heating on the coldest week of the year is a reasonable timeframe.
